Introduction / Overview: The Dream of a Cape May Seasonal Home
For many New Jersey residents, owning a home down the shore—especially in a coveted location like Cape May—feels like an unattainable dream due to soaring real estate prices. Located just a short drive from the Victorian charm and pristine beaches of Cape May, this resort provides a beautiful, community-focused alternative to traditional shore home ownership.
Cape Island Resort operates as an exclusively seasonal community, open from May 1st to October 31st, allowing owners to enjoy the entirety of the New Jersey summer and shoulder seasons. It is situated on 99 sprawling acres and features approximately 425 well-maintained park model units and beach homes. The resort atmosphere is intentionally relaxed, family-friendly, and welcoming, striking a lovely balance between active retirees and families. As evidenced by local residents, the community has a charming, quiet, and non-party atmosphere, where neighbors decorate their homes uniquely, fostering a strong sense of pride and camaraderie. This is not merely a place to park an RV; it is a meticulously managed, full-facility resort designed for creating decades of summer memories.

Conclusion: Why This Place Is Suitable for Locals
For New Jersey residents, Cape Island Resort represents one of the Shore’s best-kept secrets for securing a seasonal Cape May lifestyle. Its suitability for locals stems directly from the financial practicality it offers. In an area where traditional shore real estate is often prohibitively expensive—with residential homes listed well into seven figures—the park model concept provides a viable and much more affordable gateway to regular summer access in a world-class beach town. Residents can enjoy the prestige and beauty of Cape May without the massive investment required for a conventional property.
Beyond the financial benefits, the resort offers an unparalleled lifestyle. It is a genuine community where residents find a quiet, stable environment, a desirable mix of families and older people, and truly amazing, friendly staff. The comprehensive amenities mean that, once you arrive for the season, you have everything you need for relaxation and fun, from swimming to sports and social activities, all within a well-run, beautiful environment. It’s an easy, turn-key seasonal home solution that allows New Jerseyans to reclaim the joy of the Jersey Shore summer, making it a truly ‘dream summer place’ for families to enjoy year after year.
This is our first summer at Cape Island and we couldn't be more thrilled. We were not sure what to expect and based on a couple bad reviews we were a little worried but decided to take a chance anyway. With real estate prices in Cape May what they are this was our only chance to be in the place we love so much. It's a 10 min. drive to the beach and the area around the campground is really beautiful. We absolutely love the campground. The staff is amazing. The grounds are beautiful. It's quiet and charming. The other residents are all very nice. It's not a party scene and it's a great mix of older people and families. (I wish we had bought here when our kids were little. It's a dream summer place for kids.) The services are so well run: garbage pickup, propane refill, mail delivery. Everything is easy. If you get the chance to buy here I highly suggest you do before everyone else figures out what an amazing deal it is. Some people have complained about the fees but you can't really expect this kind of service and proximity to the beach for less. Thanks especially to Tyler, Taunya, and Bailey for making our first summer so easy and enjoyable. We hope to be here for many years.
Jul 09, 2025 · Jeanette MulveyThis is our families first full season at Cape Island. The resort is beautiful and the atmosphere is perfect. We love driving through the community to look at everyone’s homes and how uniquely they are decorated. The staff is super friendly and always helpful. We absolutely love it here.
Jul 17, 2025 · Linette ApplebachWe’re in our 9th season at Cape Island Resort—and it’s truly become our home away from home. We started here as a newly married couple with an RV and now have two young kids, a Yorkie, and a park model we absolutely love. After comparing all the local parks, we chose CIR because it’s quieter, cleaner, and doesn’t allow transients or golf carts—just a peaceful, family-friendly atmosphere that’s hard to beat. The management team is fantastic and has made some great improvements over the years—remodeled bath houses with free showers, new pickleball and basketball courts, two pools, a snack bar, and a full calendar of summer events thanks to their activities director. Our favorite? The CIR Winery & Brewery Bus Tour—always a blast! There’s also a general office with a mailroom, lending library, and free computer/printer access for residents. Cape Island Resort is in the perfect location—just 10 minutes from historic Cape May, 15 minutes from the Wildwood boardwalk, and only 7 minutes from all the shopping and conveniences in Rio Grande. Whether you’re headed to the beach, out to dinner, or running errands, everything is just a quick drive (or bike ride) away. The bike path right across the street is a huge perk—it connects you to everything. Historic Cold Spring Village is directly across the street, with family-friendly events every weekend. If you enjoy adult beverages, there are three breweries, three wineries, and a distillery all within biking distance. We’ve even convinced our parents to join the fun—they loved it so much, they bought a place here too. Cape Island Resort has become a generational tradition for our family, and we couldn’t imagine spending our summers anywhere else.
May 28, 2025 · Tara M.This really is a resort. We just purchased here after searching at a few other campgrounds in this area. Everything about this place is top notch.. The bath houses and laundry are spotless and look brand new. The landscaping is impeccable, colorful and eye catching. The properties are not on top of each other. They’re well taken care of and decorated. The activity areas and pools are clean with plenty of seats. Every person from staff to neighbors are respectful and friendly, always saying hello with a smile. Honestly, the best part of the purchase experience was the property manager, Tyler, what a truly genuine nice guy. The combination of professionalism, customer attention and actually providing quick responses/solutions/action almost immediately is a RARITY in today’s world. As a business owner, I appreciate this. He’s part of the reason we chose here. Looking forward to many happy years here!
Jul 12, 2024 · Joseph TurnerI just bought a place here last month. As a single mom I was immediately impressed with how safe I feel in this campground. The security guards and staff take their residents safety very seriously and I am very appreciative of that. Everyone I have spoken to/met in the office has been an absolute pleasure and patiently answered my many . . . many questions. The grounds are immaculate and the units are very well maintained. You can tell people take a lot of pride in their little piece of Cape May paradise. I love the convenience of garbage pick-up twice a day. This resort is a five minute drive to anything you could possibly need. And within ten minutes you can be at a number of different beaches or bays. I am excited to meet my neighbors and participate in family activities with my 9 year old daughter. Can't wait for next season!
