The manager Samatha absolutely is terrible. As yesterday we had issues about parking, which never was a problem until we had to pay for it. People got their cars tolled for $300 and some even stated $500. She even made a comment about “illegals” neighbors are saying. To my understanding I see a lack of communication with the manager as many were NOT AT ALL communicated correctly about the parking situation. Everyone had the same idea that we could park infront of our houses but the manager which obviously is that it wasn’t communicated correctly.

Visited a friend. He told me about the parking situations here, I followed the rules and wasn't bothered by the tow company towing for violations. I witnessed an encounter between the tow company and a resident in violation. The tow company repeatedly tried to explain to the resident the violation, while showing proof of the violation and the right to enforce it, but the resident was violent and loud. She hit the tow guys multiple times and they did nothing but try and use mase to get her away from them. The cops came and got it all handled, but questionably didn't arrest the lady for assault on the tow guys. Idk what happened with this, but I hope they were fined or something by the property manager for their actions.

I strongly advise against residing here; it is preferable to seek rental accommodations elsewhere. The living conditions have significantly deteriorated since new management assumed control. Tenants are consistently subjected to unwarranted violations, and arbitrary fines are imposed for fabricated reasons. Disturbingly, instances have been observed where management has physically tampered with residents' property. Furthermore, there is a recurring monthly increase in rent, and parking incurs an additional charge, with the risk of arbitrary towing. The absence of protective fencing exposes residents to wildlife, particularly coyotes in the nearby woods. Additionally, the water supply experiences frequent unannounced disruptions despite associated charges. Regrettably, according to residents there have been stated incidents of management unlawfully entering homes and assaulting tenants. Anticipating potential legal action against this company in the future would not be unexpected. Worse place to live they will charge you fees for every single thing yet keep shutting your water off with no warning and will go up on rent whatever amount they feel like. Charlotte hills is the worse the management truly sucks do not come live here for the amount they will charge you’ll be better off in an apt.

Lived here for about 5 years now and she is one of the best. Thanks for providing a safe place to live! Quiet neighborhood where everyone keeps to themselves with friendly neighbors. Definitely lucky to find this hidden jewel a while back.
