In Baytown, Texas, one such community is Chase Village Mobile Home Park, located at 2916 McKinney Rd. As a local Texan, you might be considering various housing options, and understanding the nuances of a mobile home park is crucial for making an informed decision.

This article aims to provide a factual and detailed overview of Chase Village Mobile Home Park, drawing on publicly available information and real customer reviews. While every community has its strengths and areas for improvement, our goal is to present a clear picture to help potential residents in the Texas region assess if this park aligns with their housing needs and expectations. We’ll explore its location, what services are typically offered, and what residents have highlighted about their experiences.

Location and Accessibility

Chase Village Mobile Home Park is situated at 2916 McKinney Rd, Baytown, TX 77520, USA. Baytown is a prominent city in the Houston–The Woodlands–Sugar Land metropolitan area, offering a blend of industrial opportunity and community living. For Texans considering a move to the area, Baytown provides access to various amenities, employment opportunities, and recreational activities, often at a more accessible cost of living compared to central Houston.

The park's location on McKinney Road offers a residential setting within Baytown. Accessibility to and from the park is generally convenient, connecting residents to local roadways that lead to essential services, schools, and commercial centers. Public information indicates proximity to educational institutions such as James Bowie Elementary School, Cedar Bayou Junior High School, and Sterling High School, which is a significant factor for families with children. The park's placement means that daily errands, shopping, and commuting to work within Baytown or nearby areas like La Porte or Highlands are typically manageable by car.

While direct public transportation options specifically for the park might be limited, as is common in many suburban and exurban areas of Texas, the overall connectivity to Baytown's network of roads ensures that residents can navigate the area effectively. For Texans looking for an affordable housing option that keeps them connected to the vibrant Baytown community, understanding the practical accessibility of 2916 McKinney Rd is a key consideration.

Services Offered

Based on general expectations for mobile home parks and insights gleaned from resident feedback, a mobile home park typically offers a foundational set of services related to lot rental and community maintenance. It is important to note that specific details regarding every service at Chase Village Mobile Home Park are not extensively detailed in the provided reviews, but we can infer common offerings for such communities.

  • Lot Rental: The core service of a mobile home park is the provision of lots for residents to place their manufactured homes. This generally includes hookups for essential utilities such as:

    • Water: Connection to a reliable water supply.

    • Sewer: Access to the park's or municipal sewage system.

    • Electricity: Individual electrical hookups for each home.

  • Maintenance of Common Areas: This typically covers the upkeep of shared spaces within the park, such as roadways, lighting, and communal green areas. Residents often expect maintenance of shared infrastructure like the mailboxes.

  • Trash Collection: Disposal services for household waste are a standard amenity.

  • On-site Management/Office: A central office or management presence is typical for handling resident inquiries, rent payments, and addressing maintenance requests.

However, it is crucial to address the concerns raised in the provided reviews regarding service delivery at Chase Village Mobile Home Park. Residents have reported issues such as:

  • Unresponsive management ("guy who works in the office is NEVER THERE. Doesn't answer the phone. Why is only one person working in the office.")

  • Delayed or neglected work orders ("Work orders don't get done.")

  • Subpar landscaping ("Grass people does a horrible job and leave grass and leaves etc in yard area.")

  • Lack of action on resident complaints (e.g., "Dogs running around. Complained about that and still nothing.")

These points suggest that while the fundamental services of a mobile home park are theoretically offered, their consistent and effective delivery has been a source of significant dissatisfaction for current and former residents. Potential residents should conduct thorough due diligence, including visiting the park and attempting to contact management, to assess the current state of these crucial services.

Features / Highlights

When considering a mobile home park, potential residents often look for features that enhance their living experience, provide a sense of community, and ensure comfort and safety. Based on the provided customer reviews for Chase Village Mobile Home Park, the highlights and features are predominantly defined by existing conditions and resident experiences.

  • Affordable Housing Option (Potential): Mobile home parks are generally known for offering a more affordable housing solution compared to traditional stick-built homes or apartment rentals. The "reasonable rates" mentioned for a similar park nearby (Casa RV Park) suggest that mobile home living in Baytown can be cost-effective. However, the overall condition of the park, as described in the reviews, might impact the perceived value of this affordability.

  • Individual Lot Space: Unlike apartments, mobile home parks offer individual lots where residents have their own space, providing a greater sense of privacy and the ability to personalize their immediate outdoor area. This is a general feature of mobile home living.

  • Proximity to Baytown Amenities: As mentioned in the location section, the park's address means residents have relatively easy access to schools, shopping, dining, and other essential services within Baytown.

However, it is critical to address the features and highlights from the perspective of residents' reported experiences, which unfortunately point to significant challenges:

  • Deteriorating Home Conditions: Reviews state, "The trailers are old looking, falling apart," and mention specific issues like "porch has needed fixing since the summer and still nothing," and "Most mobile homes are full of mildew. Couldn't use my kitchen cabinets because it was full of mold. They just paint over of it. AC unit was leaning over. Not put in correctly." This indicates that the physical condition of the homes within the park is a major concern.

  • Poor Park Infrastructure: Issues like "trash is all over the area," "Mailbox broke," "pot holes," and "trees falling over" suggest a significant lack of maintenance on the park's common infrastructure.

  • Management Instability and Unresponsiveness: The feedback highlights "New Management took over and now that young lady Josie is gone. And the young lady that worked with her. Now the guy who works in the office is NEVER THERE. Doesn't answer the phone. Why is only one person working in the office. The owner needs to come help out." and "New manager every 3 months." This points to a severe lack of consistent and effective management, which directly impacts the living experience.

  • Safety and Pet Management Issues: Concerns about "Dogs running around" indicate a lack of enforcement regarding pet policies, which can affect the safety and comfort of other residents.

Given these significant concerns from actual residents, potential Texans considering Chase Village Mobile Home Park should be aware that while the concept of mobile home living offers certain benefits, the reported conditions and management issues are substantial factors to weigh.

Promotions or Special Offers

As a professional content writer specializing in SEO-optimized descriptions based on available public data, it is imperative to state that there is no public information or mention of any promotions or special offers for Chase Village Mobile Home Park.

Mobile home parks, like other rental properties, might occasionally offer incentives such as:

  • Reduced first month's rent.

  • Discounts for long-term lease agreements.

  • Move-in specials.

However, given the critical nature of the customer reviews provided, which highlight significant issues with management responsiveness and property maintenance, it is highly unlikely that any promotional offers would outweigh the serious concerns raised by current and former residents. The immediate priority for any prospective tenant would be to assess the current condition of the park and the responsiveness of its management, rather than focusing on potential discounts.

Therefore, based on the provided information, we cannot detail any promotions or special offers for Chase Village Mobile Home Park. Potential residents are advised to directly contact the park (if a response can be obtained) to inquire about any current rates or available units, but with a strong emphasis on verifying the state of the property and management practices firsthand.

Conclusion: Why this place is suitable for locals

When considering a mobile home park for housing in Texas, locals typically seek affordability, a sense of community, and well-maintained living conditions. In the case of Chase Village Mobile Home Park in Baytown, the provided public reviews paint a challenging picture that significantly impacts its suitability for prospective local residents.

While mobile home parks are often an attractive option for their lower cost of entry compared to traditional housing, the extensive negative feedback concerning Chase Village Mobile Home Park suggests that potential cost savings may come at a significant expense to living quality and peace of mind. Residents have consistently reported issues with the physical state of the homes and common areas ("trailers are old looking, falling apart," "trash is all over the area," "pot holes," "trees falling over"), as well as severe problems with management responsiveness and property upkeep ("Work orders don't get done," "New manager every 3 months," "office is NEVER THERE. Doesn't answer the phone"). These are critical factors for any Texan looking for a stable and comfortable living environment.

For Texans prioritizing a well-managed community, timely maintenance, and a sense of security, the current public information about Chase Village Mobile Home Park raises substantial concerns. While its location in Baytown offers proximity to local amenities and schools, the reported internal conditions and management issues suggest that the park may not currently offer the quality of life that local residents deserve or expect.

Therefore, based on the factual data available, it is difficult to recommend Chase Village Mobile Home Park as broadly "suitable" for locals without significant caveats. Any Texan considering this park should proceed with extreme caution, prioritize an in-person visit to verify the current conditions, and attempt to contact existing residents to gain a realistic understanding of the daily living experience. It appears that residents have been driven to consider escalating their concerns to the City of Baytown and even the news, indicating a high level of dissatisfaction with the current state of affairs. For Texans, seeking alternative mobile home communities in the Baytown area that demonstrate a clear commitment to resident well-being and property maintenance would be a prudent course of action.

Zero Stars. Save your money and don't move here. I've reached out to the City of Baytown because the city needs to come see how they are running this area back here. My porch has needed fixing since the summer and still nothing. New Management took over and now that young lady Josie is gone. And the young lady that worked with her. Now the guy who works in the office is NEVER THERE. Doesn't answer the phone. Why is only one person working in the office. The owner needs to come help out. The trailers are old looking, falling apart, trash is all over the area. Mailbox broke. The city is going to do a pop up and I'm sure will be fined.. pot holes , trees falling over and no one never available. Same note been on the door for a month. How can a office be ran like this. Work orders don't get done. Grass people does a horrible job and leave grass and leaves etc in yard area Dogs running around. Complained about that and still nothing.. if the city gets nothing done, ill be reaching out to the news station

I lived here for a few years… After Mrs. Beth sold the property, it went downhill. Management is horrible. New manager every 3 months. Most mobile homes are full of mildew. Couldn’t use my kitchen cabinets because it was full of mold. I sent emails to management. They said they only had 1 maintenance person. They just paint over of it. AC unit was leaning over. Not put in correctly. Do not rent here!!! It’s not worth your health.

I moved here 5 years ago and since it was bought out by out of state cooperation it has been downhill. They raised lot rent by double and have been enforcing rules or get fined. Management is known to have been linked with towing companies to tow your vehicle and get a percentage from them. They have hired a company to pick up trash which renters pay double of what the trash company charges. If you drive thru now you would never compare of how clean and maintained it used to be. Now there is garbage on almost all the front lawns. The place looks in ruins.

Was a resident there first at colonial for two years and then Charlotte for another two years I do not recommend anyone moving at this establishment, if you are looking to rent, do not go here not only will you get evicted after going through a hurricane and being without AC for over a year no underbelly underneath our mobile home was sent to court because we were behind on a months worth of rent was promised it would not go on our credit just to move out and find something else and that we would be fine if you only knew what these people have put us through in the last year please do not Move here, Don’t want to see anybody else, especially hard-working people go through what we went through now looking for legal counsel😔 We were here the last two years with no maintenance every time they hire maintenance man he would quit or gets fired was promised underbelly and insulation for so long when they finally evicted us then they decided to fix it because we was withholding rent due to Having $1000 light bill because our AC kept running and running because there was no underbelly or insulation in a three bedroom mobile home. Have a lot of pictures May share them on here as well! Long story short if you value your credit rental credit that is do not go here! Pictures to come later

Terrible place to live at. When we first moved in the house was not given to us clean. It was filled with dust on the floor, cabinets and everywhere. The floor by the kitchen was not installed properly as well with our plugs in the restrooms not working or fans. We have put in various reports to get this resolved and nothing has happened. We moved in 7 months ago and all I hear is,” I will let the contractor now”, or “there’s a long list” but come on now 7 months ? This should’ve been fixed before we even moved in. We also already spoke to the higher ups about this and nothing happen . Oh and did I mention that they tow cars in the middle of the night ? The towed our car because we parked on the side on the CONCRETE and it got towed didn’t tell us why or where the car was at. There was also OTHER CARS parked on the side so I’m confused why it was just ours(that I know of right now) My husband now has to miss work because of this. Terrible place to live management is absolutely HORRIBLE. Do not live here at all. We are planning on leaving soon due to poor customer service and management. Update there is now mold in the house and yet has not been fixed
