Coggins Country Estates About
For many Alabamians, finding a stable and affordable place to call home is a crucial part of building their lives and ensuring financial security. In Dothan, a city known for its vibrant community and economic activity, mobile home parks continue to serve as a significant housing option, providing a pathway to more budget-friendly living compared to traditional site-built homes. Coggins Country Estates, located in Dothan, offers such an opportunity, focusing on providing lot rentals for manufactured homes.
The landscape of mobile home communities in Alabama is diverse, ranging from highly amenitized parks to more basic, cost-effective options. Each park caters to different needs and priorities. It’s important for prospective residents to understand what a particular community offers and how it aligns with their expectations for a living environment. Reviews for Coggins Country Estates indicate a focus on providing affordable lot rentals, which is a key consideration for many seeking economical housing solutions.
However, it is also important to approach any housing decision with a full understanding of the community. As some past resident reviews indicate, there can be concerns regarding maintenance of common areas and overall park conditions. One reviewer mentioned, "The park is barely getting 3 stars because the owners barely do any maintenance to the park grounds. Several issues through out park... It’s pretty obvious that they don’t have any pride of keeping a park kept up and concern of their residents. They are simply just collecting lot rent every month, but never no improvements to their park. LOOK SOMEWHERE ELSE. Don’t get stuck there like my folks are." Another expressed concerns about "open holes in the ceiling," "cockroaches," "wild dogs," and "unsupervised children." These candid observations highlight specific areas of concern that potential residents should be aware of.
This article aims to provide a factual and informative overview of Coggins Country Estates for locals in the Alabama region. We will discuss its location, typical services expected from such a park, and important considerations for those contemplating mobile home living here.
Coggins Country Estates is situated at 1118 E Saunders Rd, Dothan, AL 36301, USA. This address places it within the city limits of Dothan, a major hub in Southeast Alabama. The location on East Saunders Road provides residents with relatively straightforward access to various parts of the city.
Dothan is well-served by a network of U.S. highways, including 84, 231, and 431, which facilitates easy travel throughout the city and to surrounding areas. While East Saunders Road might not be a primary arterial road, its position within Dothan means that key services and amenities are generally accessible within a reasonable driving distance.
Residents would typically have access to Dothan's comprehensive range of facilities, including grocery stores, retail shopping centers, diverse dining options, healthcare providers, and recreational facilities. Dothan offers various parks, community centers, and is known for local events like the National Peanut Festival, which are generally accessible from most parts of the city.
However, one review notes a specific access challenge for some lots, stating, "you have to pull into their yard by coming in through neighbor's yard (front & back). If you try, you can cause some unnecessary damage to your vehicle." This indicates that while the park is located within Dothan, specific lot accessibility may vary and should be personally verified by prospective residents. The overall location within Dothan ensures that residents are connected to urban conveniences, though internal park accessibility might require careful navigation for certain areas.
As a mobile home park, Coggins Country Estates primarily offers the fundamental services required for manufactured home living. Based on the nature of such communities, and keeping in mind the feedback from residents, the core services typically provided would include:
- Mobile Home Lot Rentals: The primary service is the provision of individual land lots where residents can place their manufactured homes. This includes the designated space for the home.
- Utility Connections: Each lot is generally equipped with hookups for essential utilities, such as electricity, water, and sewer services. Residents are typically responsible for setting up and managing their own accounts with the respective utility providers.
- Property Management: There is an ownership or management entity responsible for the park's operations, collecting lot rent, and setting community rules. Reviews indicate that management is perceived by some as focusing primarily on "collecting lot rent every month" with less emphasis on improvements.
- Roads within the Park: The park provides internal roads for vehicular access to the individual mobile home lots. However, reviews explicitly mention that "roads are washed out," indicating that the condition of these roads may be poor and require attention.
- Basic Waste Disposal: Standard mobile home parks usually provide facilities or services for trash collection to maintain general cleanliness within the community.
It is crucial for prospective residents to understand that, based on the available feedback, the services offered might be limited to these basic provisions, with less emphasis on ongoing maintenance or amenities. Specific concerns raised by residents regarding "open holes," "cockroaches," "wild dogs," and issues with lot erosion ("washing away") suggest that residents might need to be prepared for managing certain aspects of their living environment or seeking external solutions for issues not actively addressed by park management. Prospective residents are strongly advised to visit the park in person and thoroughly assess the condition of lots and common areas before making any commitments.
Coggins Country Estates, as a mobile home park in Dothan, Alabama, offers specific characteristics that might be considered "features" or "highlights" for individuals prioritizing certain aspects of living, particularly affordability. However, it's essential to present these alongside concerns raised by residents.
- Affordable Lot Rentals: The most significant highlight, implied through the context of typical mobile home park offerings, is the likely affordability of lot rent. This makes it a financially accessible housing option for individuals or families seeking lower monthly housing costs in the Dothan area.
- Established Community: One review mentions parents living there for "around 20 yrs," indicating that it is an established community with long-term residents. This can suggest a degree of stability for existing residents, even amidst other challenges.
- Proximity to Dothan: Located within Dothan, the park offers convenient access to the city's amenities, including shopping centers, dining options, and services. This provides a balance of a residential setting with urban conveniences.
However, it is critically important to acknowledge significant concerns highlighted in resident reviews, as these directly impact the living experience and should be weighed heavily by prospective residents:
- Maintenance and Grounds Upkeep Issues: Reviews consistently point to a lack of maintenance on "park grounds" and "no improvements to their park." This includes "washed out" roads, "abandoned trailers," and specific concerns about lot erosion affecting home foundations.
- Pest Control Concerns: Reports of "cockroaches hiding" and "open holes in the ceiling" indicate potential issues with pest control and structural integrity within some trailers.
- Community Environment Concerns: Mentions of "wild dogs that scratch me" and "many unsupervised children" suggest potential challenges with animal control and a lack of structured supervision in communal areas.
- Connectivity Challenges: One review states, "Can’t get WiFi or satellite hooked up no companies will hook it up for some odd reason! They say they don’t service this area even tho there’s WiFi on every side of the road and to the left and right!" This is a major concern for those reliant on internet or cable TV.
- Home/Lot Accessibility Issues: Specific problems with vehicle access to lots ("have to pull into their yard by coming in through neighbor's yard") and physical accessibility for elderly/disabled residents due to erosion ("It has already affected the foundation that none of the doors will close") are critical issues.
In summary, while Coggins Country Estates likely offers affordability and an established location, the public feedback strongly suggests significant issues with property maintenance, pest control, community environment, and basic service access (like internet). These factors heavily influence the true "value" and suitability for potential residents.
As a content writer, I must strictly adhere to the provided information and publicly available data. For Coggins Country Estates, there is no public information or specific customer reviews that mention any ongoing promotions, discounts, or special offers.
The primary "offer" that seems to attract residents to Coggins Country Estates, as inferred from the reviews, is its general affordability. While not explicitly termed a "promotion," the "reasonable" rent is highlighted as a key factor for residents choosing to live there. In many mobile home parks, especially those focused on providing budget-friendly options, the core "special offer" is the inherently lower cost of lot rental compared to other housing types in the area.
Given the nature of the reviews which focus on maintenance and living conditions, it is unlikely that the park would be running specific promotional campaigns beyond its baseline pricing. Any potential incentives would typically be related to the long-term rental rates.
For specific pricing inquiries, availability of lots, or to confirm any terms, prospective residents would need to contact the park directly. However, without explicit promotional details in the provided information, we cannot elaborate on any special offers. The park's main characteristic is its potentially lower cost of living rather than specific advertised deals.
For those who wish to inquire directly about Coggins Country Estates, including current lot availability, rental rates, or to discuss any concerns, the primary contact details are as follows:
Address: 1118 E Saunders Rd, Dothan, AL 36301, USA
Phone: (334) 794-5234
Mobile Phone: +1 334-794-5234
It is highly recommended that any interested individuals contact the park management directly using these numbers. Given the candid nature of some reviews regarding park conditions and management responsiveness, a direct conversation would be crucial. Prospective residents should use this opportunity to ask specific questions about lot maintenance, pest control measures, community rules regarding animals and children, and especially about the availability of reliable internet/satellite service in their specific lot. A personal visit to the park to assess conditions firsthand is also strongly advised before making any decisions.
For Alabamians in the Dothan area, Coggins Country Estates might be considered suitable for a very specific demographic: those for whom extreme affordability is the paramount concern and who are prepared to navigate potential challenges in their living environment. It appears to cater to individuals and families who prioritize a low monthly housing cost above extensive amenities, high-level maintenance, or modern conveniences like reliable internet access.
The primary reason for its suitability, as inferred from available information, is the presumably low cost of lot rental. In a region where housing costs can be a significant burden, a "reasonable" rent offers a vital entry point into stable housing for many locals. For those on a very tight budget, or individuals who are handy and willing to manage certain aspects of their living situation themselves, the financial savings could be a compelling factor.
Additionally, the park's location within Dothan provides basic accessibility to the city's resources. Residents are within reach of essential services such as grocery stores, medical facilities, and job opportunities in the Dothan area. This means that while the community itself might be basic, the necessities of daily life are not far away.
However, it is crucial for any local considering Coggins Country Estates to be fully aware of the significant concerns raised by existing residents. These include issues with park ground maintenance, "washed out" roads, "abandoned trailers," pest problems like "cockroaches," challenges with "wild dogs," and reports of "unsupervised children." The lack of reliable internet or satellite service for some areas is also a critical point for modern households. Furthermore, concerns about lot erosion affecting home foundations for long-term residents highlight a potential long-term risk to property.
In essence, Coggins Country Estates appears to be a no-frills option where the main benefit is a low cost of entry. It is most suitable for Alabamians who are highly budget-conscious, are not dependent on consistent internet/TV services, and are prepared to live in a community where amenities and property maintenance might be minimal. Prospective residents are strongly advised to conduct a thorough personal inspection of the park and their specific lot, and to speak directly with current residents, to ensure their expectations align with the realities of living at Coggins Country Estates. For those who prioritize basic, affordable shelter and are willing to accept the trade-offs, it could serve as a functional housing solution in Dothan.
Customer Reviews
The trailers living here are not really worth living here, There are some open holes in the celling which I'm concerned about since many cockroaches like to peak in there. Behind the refrigerator or stove we found more little cockroaches hiding and mostly come out at during the dark. Going outside without protection is not good idea. There are many wild dogs that scratch me and many unsupervised children and I should be concerned.
UPDATE. … Pics now avail to view Was visiting my parents who have lived there for around 20 yrs. The park is barely getting 3 stars because the owners barely do any maintenance to the park grounds. Several issues through out park, but I'm terribly concerned about the actual lot their home sits on. It's washing away over the years, and Coggins doesn't do anything about it. It has already affected the foundation that none of the doors will close. There is about 3 ft left between the tongue of the trailer and the drop off. (I will see about posting pics soon). Also you have to pull into their yard by coming in through neighbor's yard(front & back). If you try, you can cause some unnecessary damage to your vehicle. They are elderly & disabled, no up and moving trailer is not a financial option. Update•••••3 years later and still the same. It’s pretty obvious that they don’t have any pride of keeping a park kept up and concern of their residents. They are simply just collecting lot rent every month, but never no improvements to their park. LOOK SOMEWHERE ELSE. Don’t get stuck there like my folks are. Your welcome in advance. Will add photos soon
Clear neglectfulness and greedy owners. To begin, the overall look of the park is horrific. In every section, you will find abandoned, burned down, and vandalized trailers. Living here is much worse as the trash issue is apparent. You will find bugs and mold living with you as your roommates and nearly every trailer has water issues always coming from the tubs and floor issues with exposed pieces under the floor. Getting any kind of actual repairs has become impossible to get a hold of leaving you to pay for their clear neglect of these homes. The owners will take MONTHS to do a repair, they'll get angry at you for even asking and tell you to leave. The only real moderation seen from the owners is the monetary aspect without a real office, forcing tenets to pay from outside of a boarded-up window of a trailer. Unless you are in dire need of a home, then this might be your kind of place.
These trailers have very high quality services and take more than 5 months to repair something. And if you tell them when they are going to fix it, they tell you if you don't like it, you can move. But if you are 5 days late paying rent, they will put the paper on your door.
Most of the trailers are well taken care of and the yards are clean. Seems like a nice neighborhood to visit. People seem to drive slowly out of respect for their neighbors. Found out just a little bit more about what goes on in this trailer park ladies. Unless you 100% Trust that your man will be faithful while women in this trailer park ( won't mention their names but know who you are ) are trying to give it away to them and others selling it to them for like $5.00 then do not let them go here alone if for no other reason than to protect yourself. Please.
