While the convenience of modern amenities like internet and cell service are important considerations for many, as noted in some reviews, Wagon Yard's core strength lies in its commitment to safety, friendly staff, and accommodating policies for pet owners. These attributes make it a standout choice for those prioritizing a secure and community-focused long-term RV living experience in the heart of Texas.
Wagon Yard is strategically located at 8901 South, State Hwy 171, Grandview, TX 76050, USA. This prime location places the RV park in a sweet spot that offers the peaceful ambiance of a rural Texas setting while ensuring excellent accessibility to major transportation routes and nearby urban conveniences. Grandview, itself a small and friendly community in Johnson County, provides a welcoming backdrop for long-term RV living.
The park's direct proximity to State Highway 171 is a significant advantage for RVers. However, the core strengths of community, safety, and pet-friendliness remain strong highlights.
Based on the publicly available information, specific promotions or special offers for Wagon Yard are not explicitly detailed. As a park that primarily focuses on monthly rentals, their pricing structure is already geared towards providing long-term value, which can be seen as an inherent "special offer" compared to daily or weekly rates at other parks.
RV parks often manage their rates based on factors such as demand, seasonality, and the length of the stay. While there might not be advertised discounts in the traditional sense, the monthly rental model itself is a form of promotion for those seeking extended stays, offering a more stable and often more economical rate than shorter-term options.

I stayed here for a few months. Nice place to stay. It's very safe here. The people are super friendly and the staff and owners are amazing. They only rent monthly and the pricing is very reasonable.
Jan 28, 2025 · Kelly MBest place for dog owners because they have a whole back area to them. The owners were very sweet and answered the phone when we had to call an emergency. The only thing is we can't justify $600 a month, and the internet and cell service don't work.

Jun 19, 2023 · TonioHas to be the worst trailer park we have stayed at, only because of the management. Manager is incredibly rude and constantly harassed us about minor things. Our water hose was leaking (a very slow drip, mind you) due to a dent in the connection on our trailer & the owners changed it to a new one while we were gone & did not say anything to us. We noticed it when we got back & it was still leaking... When we went to move our trailer out, the manager informed us that she was not supposed to give us our deposit back because of “the water hose incident,” yet we had explained that it continued to leak because it was broken & that we never asked for a new water hose to begin with. (And a water hose does not cost $100) Instead, she gave us $75 back instead of the $100. We bought a new couch for our trailer late one night and set the old one outside to haul off the next day, and my boyfriend had to go to work early the next morning so we didn’t get a chance to load it up. At around 9 that morning the manager came banging on our door and griped at me for it setting outside, telling me it was trashy and that we had better not throw it in their dumpster (which we never planned on doing anyways). They complained that my dog could not use the bathroom in the grass near our trailer, (even though I had a doggy bag to clean up) and that we needed to use the dog park, which was nearly all dirt or very tall grass that my chihuahua would not walk into. We had visitors that stayed a few days & they complained about the number of vehicles we had. Also, they said there was WiFi but it never worked & did not even reach our trailer so that was disappointing. There were numerous things that the manager complained about that should have not have mattered, & if they were a problem they could have handled in a better manner. Many of the people at this park seem to reside there permanently, so it is their home. I wish the manager and owners would realize that, in many cases, people in their park consider it a home, so to be harassed and bickered at constantly is disheartening. I understand wanting to keep a clean park, but there is a certain way you can speak to someone about things & the manager did not do it in a professional way. We pretty much live on the road due to my boyfriend’s job, so when we go to a park we want it to feel like home. This park was the complete opposite. Very disappointed. Won’t be going back, sadly.
Mar 07, 2019 · Cassidy ManningThe manager and owners are very unprofessional. They discriminate and make up rules for certain people . They allow dogs but say that they hate them . They have stray dogs that poop everywhere and then the owners blame everyone else. They watch you like a creepy spy if they don't like you . Even if you show them respect they are still uptight and talk down on you . Not a good place to live
