It is a nice place, quiet and predictable. The rent does go up reguraly. As of now, I think the minumum needed to rent here is $1500. Must make x3 times that in a month. Just like everywhere else. Excpet here there are NO rentals, its all RENT TO OWN. So if you dont want have to own one of the Rotting Femma trailers, look elsewhere.The cost of pest and water while rents increase are YOURS to cover while they raise THEIR rents and cut back on services. Thats a rip off. Also they push it in your face that you have to PAY to upkeep the skirting around the bottom of the trailers. YOU are responsible for paying out of YOUR pocet to take care of THEIR property. They smash it in your face it is THEIR property and YOU upkeep it at YOUR expense. They will do repairs...sorta. As long as your are renting they will replace some of the appliacnes if the need to. The places are very small, but are extremely private and its usally very quiet here. A few wild parties over the weekends that last a few hours top. As for property maintaintaince, if you dont take care of THEIR property at YOUR expesnse they will EVICT *you* from THEIR property. I do like the few nice touches like a well lit mailbox place that has been built a pavalion over and solar lights put up at night so you can see what you are doing. That is of course if there was any sun out, otherwise you will have to check it during the day or bring a flashlight. Its location isnt too far from the main town. And the rent is affordable, At the moment. Leases are 6 months. Still though, YOU have to be VERY careful and mindful of taking care of THEIR property at YOUR expense or they will EVICT you. That includes taking care of THEIR lawns. Yes, I get the land lady tells us this, though shocker, it is still unethical. We are not "tenets" but simply atms to them at the begining of the month. Unless you are somewhat wealthy and can put up with taking care of THEIR property at YOUR expense, Id recommend looking elsewhere. But I do understand the underpaid staff is just "following orders" from owners, last I heard, wayyy out in TX. Cutting sevices will raising rents. Great people :{ Rent to own while still putting up wit their mess while they raise the lot rent under you, which DOESNT go away and ALSO rises to? PFFT! Oh and paying the rent, well, its online for about $15 + dollars or a Money ORder/Cashier check for an extra $20. Fortunately I can drive all the to walmart and pay my rent from anywhere there is a walmart. The gas to get there is YOURS to cover for THEIR rent. It really makes one wonder if they really want us here or not. I cant wait to see what sort of misrepresentations or unethical standards they will defend in their upcoming response.
I love my Cottage, the staff is great. We turned in a punch list and things have not so taken care of. I'm doing them myself. The cats are crazy and the 2 pot holds by the office will eat your car. Renters lawns are eye sores
It is over priced, and not kept up properly, the renters are supposed to have the grass cut, and the owners want the tenant to purchase the houses they live in and then a 5 year contract to stay on the lots for 400$ per month. No recreation, no laundry facilities, no decent playground for children, there is no place for a family cookout, example group shelter. Place has been over run with cats and fleas.
I actually live here. It's clean and nice...quiet...I would recommend this place to anyone who is just starting out and looking to buy an affordable home..
It's a great place to live, quiet and beautiful the only problem is the rent is to high for the 2 bedroom 1 bath mini house's $841 month, only rent to own and once it is paid off you still have to rent the land I also believe it's a 15 to 20 year agreement.
