Deerwood Estates Mobile Home Community, located in Springfield, IL, may be considered by Illinois locals primarily due to its potential as an affordable housing option within the state capital. In a housing market where traditional homeownership and even apartment rentals can be costly, mobile home parks often present a lower entry point for finding a place to live.
The most significant aspect that makes this community suitable for some local residents is the relatively "cheap rent" for the lot. For individuals and families on a tight budget or those seeking to minimize housing expenses, this affordability can be a critical factor. The ability to own a home (or rent one at a lower cost) and pay only for the lot provides a different financial structure compared to conventional mortgages or apartment leases. This can free up financial resources for other needs, a significant consideration for many Illinois households.
Furthermore, the community's location in Springfield offers practical advantages. Residents have access to the city's essential services, employment opportunities, and amenities, which are crucial for daily life. Being situated within Springfield means convenient access to public transportation, shopping, healthcare, and educational institutions, reducing the need for long commutes and providing a sense of being connected to urban conveniences. For those whose priority is finding a cost-effective dwelling within the Springfield area, Deerwood Estates offers a specific solution.
However, based on resident feedback, it is imperative for potential Illinois residents to approach Deerwood Estates with thorough due diligence. While the affordability is a clear draw, the reviews highlight serious concerns regarding neglected maintenance, issues with utility systems, and management responsiveness. For locals considering this community, a direct visit, an inspection of any potential home, and conversations with current residents would be critical steps to ensure the living situation meets their expectations for safety, comfort, and habitability, even at a lower price point. Ultimately, its suitability hinges on an individual's priorities regarding cost versus documented challenges with property condition and management.

Having lived here a while I can say that the owner couldn't care less about the state of the places he rents out. Most of the trailers are falling apart and show signs that maintenance has been neglected for quite some time. Update Jan 2024: Going to kick it back down to a single star now since he fired the manager again. That manager was the only reason anything was kind of getting fixed occasionally even though CM (the owner) cheaped out on any fixes so they were always poorly done and often half finished. Literally had to call public health at one point to get anything done. He tried to bribe us to retract it but I didn't because the place ran our electricity bill to over $1000 trying to heat it because all the duct work was loose and hanging under the trailer. He never even offered to pay it even though it was his neglect that caused it. The current place has the same problem to a lesser degree which he opted not to fix when we had to get a new furnace because the old one never stopped running but at least the new one keeps the bedroom and bathroom warm though not the kitchen or living room. Literally have the floor falling through in several spots and a gap between the wall and the floor near the front door. Plus the whole trailer needs leveled and the electrical system blows breakers constantly because all the outlets are on 2 circuits and can't handle running a vacuum while anything else is on. He did finally decide maybe he should check on smoke detectors and furnace filters this year since he neglected to for the last few years and wants to check our (non-existent and never provided) fire extinguisher but we just do it ourselves. I do hear that he is absolutely spitting mad about my review though, so here's to another year in this junk heap since we can't afford to move with rent being so high everywhere else. Honestly the kinda cheap rent is the only thing that would earn the single star, otherwise I'd love to mark it a big 0 if Google would let me.
Jan 12, 2024 · Sara Ann MaxsonLease ends in 5 days and we are leaving. The place is trashed. My house was robbed, and the owner c.m is a scam artist. Constantly harassing us begging for money. If you can help it, do not come here. Worst mistake I ever made.
