This overview aims to provide factual insights into Dogwood Mobile Home Community, based on publicly available information and real customer experiences.

Mobile home communities can offer an accessible entry point into homeownership or a practical rental solution, often featuring various amenities and a distinct community atmosphere. However, the quality of experience within these communities can vary significantly, often depending on management responsiveness and property maintenance standards. Public feedback on Dogwood Mobile Home Community suggests that prospective residents should approach their decision with a thorough understanding of potential challenges, particularly concerning maintenance and communication, while also acknowledging the possibility of recent attempts by management to address reported issues.

The role of management in a mobile home park is paramount to resident satisfaction. Issues such as timely repairs, adherence to promises regarding home features, and consistent communication are frequently highlighted by residents as critical factors. Reviews for Dogwood Mobile Home Community indicate that these areas have been a source of concern for some residents. For instance, reports of delayed A/C unit installation, unfulfilled promises of outdoor pavers, and significant delays in heat activation underscore the importance of clear communication and diligent follow-through from park management. Similarly, issues like unresolved electrical problems and structural leaks, which reportedly took months to address, highlight potential challenges with maintenance responsiveness.

It is important to note that one review includes an update stating: "After this review was posted Dogwood has made attempts to correct issues at hand." This suggests that the management may be actively working to improve resident experiences and rectify past shortcomings. For any Pennsylvania local considering Dogwood Mobile Home Community, it becomes essential to verify the current state of affairs and to engage directly with the management regarding any specific concerns they may have. A proactive approach in gathering recent information and visiting the community to observe conditions firsthand would be highly beneficial.

Location and Accessibility

Dogwood Mobile Home Community is located at 1253 PA-217, Derry, PA 15627, USA. This address places it within Derry Township in Westmoreland County, a region in Southwestern Pennsylvania. Westmoreland County is characterized by a mix of suburban areas, small towns, and rural landscapes, offering a diverse environment for residents.

The community's location on PA-217 (State Route 217) provides direct road access. PA-217 is a state highway that connects various towns and communities within Westmoreland County, linking to larger regional roads. This means that for Pennsylvania residents, particularly those in the Southwestern part of the state, Dogwood Mobile Home Community is generally accessible by car. It is situated a reasonable distance from major thoroughfares like U.S. Route 22 and Interstate 70/76 (the Pennsylvania Turnpike), which facilitates commutes to larger employment centers such as Latrobe, Greensburg, and even Pittsburgh.

Derry itself is a borough with local amenities. Residents of Dogwood Mobile Home Community would likely find accessible grocery stores, gas stations, local shops, and basic services within a relatively short driving distance. The surrounding area offers a more rural feel compared to denser urban environments, providing a quieter setting. While proximity to major cities is a factor for some, the community's location on PA-217 means that everyday necessities are within reach. For those relying on public transportation, options may be limited, making personal vehicle ownership generally essential for convenient access to services and employment in this region of Pennsylvania.

Services Offered

Based on the nature of a mobile home community and insights from resident feedback, the typical services offered at Dogwood Mobile Home Community would generally include:

  • Lot Rental: The primary service is the rental of individual plots of land (lots) where residents can place their manufactured homes. These lots usually come with essential utility connections.
  • Utility Hookups: Each lot is typically equipped with hookups for crucial utilities such as water, sewer, and electricity. Residents are generally responsible for connecting their homes to these hookups and for their own utility consumption bills.
  • Road Maintenance: The community management is responsible for the upkeep of internal roads within the park, which includes paving, pothole repair, and potentially snow removal during winter months to ensure accessibility.
  • Common Area Maintenance: Maintenance of any shared common spaces, such as green areas, landscaping around the community, and potentially amenities like playgrounds if available, falls under the responsibility of park management.
  • Waste Management: Services for trash collection are typically provided, often through designated dumpsters within the community or curbside pick-up services, contributing to the cleanliness of the park.
  • On-Site Management/Leasing Office: A management presence is common for addressing resident concerns, overseeing community rules, processing lot rent payments, and managing new resident inquiries. The reviews indicate interaction with a manager named "Deb."

It's important to note that while utility hookups are provided, residents are usually responsible for the actual utility bills. The reviews suggest that the quality and timeliness of maintenance services for individual homes, even those newly purchased or renovated within the community, have been a significant concern for residents, particularly regarding issues like heating, plumbing leaks, and structural repairs.

Features / Highlights

  • Manufactured Home Living: Offers a pathway to homeownership, or rental, often at a more accessible price point compared to traditional stick-built homes, which is a key feature for many Pennsylvania residents.

  • Community Setting: Provides a managed community environment, with established rules designed to maintain a consistent living standard among residents.
  • Location in Derry, PA: Situated in Westmoreland County, offering a blend of small-town living with access to the wider amenities and employment opportunities of Southwestern Pennsylvania.
  • Potential for Renovated Homes: Reviews mention "newly renovated" double-wide units, suggesting that modern and updated housing options may be available within the community.

Based on the detailed reviews provided, some aspects that could be considered "highlights" or, more accurately, areas that prospective residents should carefully evaluate, include:

  • Management Responsiveness (Needs Verification): While past reviews highlight significant issues with communication and timely repairs, an "UPDATE" indicates that "Dogwood has made attempts to correct issues at hand." This suggests a potential for ongoing improvement in management responsiveness.
  • Amenities (Needs Verification): The reviews allude to certain promised amenities (AC, stone pavers) that were not delivered, and issues with functional features (exhaust fans). Promotions or Special Offers

Information regarding specific promotions or special offers for Dogwood Mobile Home Community is not publicly available through the provided data. Mobile home parks typically do not offer short-term promotions in the same way retail businesses or apartment complexes might. Instead, the "offers" often relate to the terms of lot leases and the value proposition of manufactured home living.

However, prospective residents interested in Dogwood Mobile Home Community should inquire directly with the park management about:

  • Lot Rental Rates: Current pricing for available lots, which can vary based on size, location within the park, and included services.
  • Lease Terms: Information on the duration of lease agreements (e.g., month-to-month, annual, or multi-year options) and any associated benefits for longer commitments.
  • Home Purchase Options: If the community also sells manufactured homes, they might have specific financing options, move-in packages, or incentives for purchasing a home on-site.
  • Availability: The most important "offer" could simply be the availability of a suitable lot or home for rent/purchase, as desirable communities can have limited vacancies.

Given the feedback about communication issues, it is particularly important for interested individuals to engage directly with the park's management via phone or in-person visits to obtain precise and up-to-date information on any available units, rental terms, or special conditions. This direct contact will be the most reliable way to learn about what Dogwood Mobile Home Community currently offers to prospective residents.

My roommate and i have lived here for about a year now and it has been honestly the worst experience imaginable. We moved into a newly renovated double wide in august last year and were promised AC, Stone pavers outside, and heat. We have yet to receive any AC unit after a year, never were given any stone pavers to walk across the swamp that it our front yard (Picture attached) and it took till the end of November to even get our heat turned on because Deb, our manager “thought it had already been done and forgot about it” yet we had called several times. We physically had to go down and confront her for something to be done. And as for things getting done around here, within the first two months of living in our “newly renovated home” a leak from the shower not being put in correctly caused a hole in our floor. (Pictures attached) They came out and fixed the leak after another 2 months but have yet to even fix the hole in the floor but can make the time to leave a notice on your door about your grass being slightly higher than your neighbors. It’s a joke when you’re paying 1350 a month for a trailer that’s falling apart and would get further getting anything done talking to a brick wall than to anyone in that company. If anyone is thinking about moving there, Just don’t. it’s probably the worst decision you can make. UPDATE: After this review was posted Dogwood has made attempts to correct issues at hand.

I'd give them zero stars but it's not an option. The management here is complete joke, I've been waiting over 3 months to have my front door replaced, I was told this would be done within 2 weeks of moving same goes with the exhaust fans in the trailer that do not work, I was told upon purchasing that if any issues arose due to plumbing or electrical in the near future that it would be taken care, except that too was a lie, reported electrical problems to management over 2 months ago and nobody has even stopped to look at it let alone fix it, when the bathroom faucet broke 2 weeks ago I had to wait 45 minutes for maintenance to show up to turn off the water at the curb, fortunately I'm smarter then their incompetent maintenance guys who told me there was no shutoff valve for the waterline that only they could shut it off with their key, same guy replaced the hose hook up outside and simply used a plex hose coming out of the trailer that is just hanging on the side of trailer with no support on it, my best recommendation to anyone considering moving in to Dogwood is this DON'T DO IT ! Save yourself the headache they'll put on a good front until your locked in then forget about it the park manager can't even return an email for a simple request for information.

It is a very peaceful and quiet neighborhood. We enjoy living here very much. The only downside is lack of drainage. The yard is always swampy.
