Fisherman's Cove About

Introduction / Overview

For those considering diverse housing options in the Michigan region, particularly within Genesee County, manufactured home communities, often referred to as mobile home parks, can present a unique alternative. These communities typically offer a pathway to homeownership, or a rental living situation, that can differ significantly from traditional single-family homes or apartment complexes. Fisherman's Cove is one such mobile home community located in Flint Township, Michigan. As a housing option, it caters to individuals and families seeking a specific type of residential environment.

Fisherman's Cove provides a structured living environment where residents typically own their manufactured homes while leasing the land, or, in some cases, rent a home directly from the community. These communities aim to offer a sense of neighborhood and often include certain amenities or services for their residents. Understanding the nature of such communities is key for prospective residents to determine if it aligns with their housing needs and expectations. This article will provide factual information about Fisherman's Cove, focusing on its location and contact details, drawing from publicly available data.

Location and Accessibility

Fisherman's Cove is located at 4441 Jena Ln, Flint Township, MI 48507, USA. This address places the mobile home community within Flint Township, an area situated within Genesee County, Michigan. Flint Township is a suburban area adjacent to the city of Flint, offering residents a blend of residential living with access to the amenities and services available in the broader Flint metropolitan area.

The community's location in Flint Township generally provides reasonable accessibility to key roadways and local conveniences. For those commuting or needing to travel throughout the region, the area offers connections to major thoroughfares. Dixie Highway (M-54) is a significant north-south route that runs through the general vicinity, providing access to various parts of Genesee County. Interstate 75 (I-75) and Interstate 69 (I-69) are also accessible within a reasonable driving distance, facilitating travel to other Michigan cities like Detroit, Lansing, and Saginaw. This connectivity is important for residents who work, study, or have family spread across the state.

In terms of local amenities, the area surrounding Fisherman's Cove typically includes access to shopping centers, grocery stores, dining establishments, and other essential services that cater to daily needs. The proximity to the city of Flint means residents have access to a broader range of facilities, including hospitals, educational institutions like Mott Community College and the University of Michigan-Flint, and various recreational opportunities. Services Offered

Based on general practices within manufactured home communities and inferred from resident feedback, a mobile home park like Fisherman's Cove typically provides certain services related to lot rental and community management. It's important to note that the specifics of these services can vary widely between communities and may not always align with every resident's expectations.

  • Lot Rental and Lease Management: The primary service offered is the rental of individual lots where residents place their manufactured homes. This includes the management of lease agreements, rent collection, and addressing lease-related inquiries.
  • Common Area Maintenance: Communities are generally responsible for maintaining common areas within the park, which might include roads, shared green spaces, and community facilities if they exist. However, the level and consistency of this maintenance can be a point of contention for residents, as suggested by feedback regarding potholes and general property upkeep.
  • Waste Management Guidelines: While direct trash pickup may or may not be offered by the park itself, there are typically guidelines and expectations for residents regarding waste disposal, such as keeping trash in designated containers.
  • On-site Management: A property manager or office staff is usually available to handle resident concerns, questions, and administrative tasks. The effectiveness and responsiveness of this management can significantly impact resident satisfaction.
  • Community Rules and Regulations Enforcement: Mobile home parks operate with a set of rules and regulations (often outlined in the lease agreement) designed to maintain order and quality of life within the community. This includes rules regarding property appearance, noise levels, and potentially activities like soliciting. The enforcement of these rules is a critical service, though resident feedback indicates that this can be an area of concern regarding consistency and effectiveness, particularly concerning issues like soliciting and property upkeep by neighbors.

It is important for prospective residents to clarify exactly which services are included in the lot rent and what the park's responsibilities are concerning maintenance and rule enforcement before committing to a lease.

Features / Highlights

Fisherman's Cove, as a mobile home community in Flint Township, offers certain characteristics that define the living experience within its bounds. While specific luxury amenities are not highlighted in the provided data, the fundamental features of such a community include:

  • Structured Community Living: Fisherman's Cove provides a structured environment where residents live in close proximity within a defined community setting. This can foster a sense of neighborhood for some residents.
  • Individual Home Ownership/Rental: The model typically allows residents to own their manufactured homes, providing a sense of property ownership, even if the land is leased. Alternatively, some communities may offer homes for rent.
  • Defined Property Boundaries: Each home site has its own designated space, which residents are generally responsible for maintaining, including their lawns and immediate surroundings, as implied by resident comments about lawn care.
  • "No Soliciting" Policy (Attempted): The presence of "No Solicitors" signs at the front of the park indicates an attempt to control unsolicited door-to-door sales, aiming to provide a more private environment for residents. However, resident feedback suggests that the enforcement of this policy can be an issue.
  • Long-Term Residency: The fact that some residents have lived there for multiple years suggests that it can be a long-term home for some individuals and families.

It is crucial for prospective residents to understand that while these features exist, the actual experience can be heavily influenced by the execution of management's responsibilities, particularly regarding community rule enforcement and property maintenance standards for shared areas and individual lots.

So Jenifer asked " why do I leave negative reviews?" I responded "because you don't protect me." This is a picture of a solicitor who has been in my park multiple times. I asked him nice to "not bother me again." Here is a picture of him giving a rude gesture and being nasty after I simply asked him to leave. Jenifer the manager has known about these people who are breaking the law since I moved in. "Door to door solicitations are illegal in the state of Michigan." I hope that understanding this is not an acceptable issue to deal with when paying 1.5k per month just for rent, then too be harassed isn't right.....She knows everything about this btw. 3 years, zero help. All my fault and me leaving negative reviews are "all I know how to do" her words in the office herself. She has said and told me multiple times. "It's not her job." Cops have told me multiple times to report this to her. She has known since the first year. Enjoy a door knock at 7:30PM because the manager isn't managing the park. Now I wouldn't complain about this, if there weren't a huge "no solicitors' sign on the front. Which makes any action of solicitation illegal. In Michigan it can usually be seen as a legal act, but not when requested otherwise. Which I have, also which is posted in multiple places in my lease and the front of the park......Zero help with this. Edit: might be hard to tell. The first video is him leaving. The one with him walking through my yard, you can see the time stamp. Now him coming back, 3 minutes later. After me asking him to leave. He walked back through my lawn. Making a fist and looking at my camera which I let him know was in my yard. Just so you know, this is my 3rd year, Jenifer knows of this, if the people who run Sun Communities are good with this, keep her here. Crater of a pot hole in most areas down the road, and also a lack of tenet control. Tons of people leaving bags out of trash cans. Even after them signing a lease about keeping it in a trash can. She even asked for me to leave because I'm not "happy". Why would I want to leave? I always do as I say. I am going to finish my lease. With a well kept house, and a good yard. She begged me to not do so....idk how a person who has paid on time for 3 years, with no issues from any of his neighbors deserves this.... On time with rent and lot rent both increases year after year. Not to mention my first neighbors abused the house so much they had to remove it, because it was so full of animal feces and urine they couldn't fix it..... So yeah. If you think someone, warning you about issues you could experience at this location, is evil, then I guess I am. I also include a picture which is at the front of the park. It states exactly. No soliciting. I still get bothered nonstop most days, even after my landlord knows about this. She chooses to not address this. These aren't me slandering her, just sharing facts. Feel free to contact me about any issues so we can start a basic protest of these standards. We are people. Not products. First amendment btw, freedom of speech. :edit added me nicely asking my neighbors to mow the rest of their property. First time this year they have. And they leave a huge strip next to my house after I have mowed 4 times already this year......now she is screaming outside "I AIN'T MOWING IT!"""" Added a picture of her standing on her porch doing so. Friendly neighbors. Senile, not able to be polite, and leaves trash all over. Then when you bring it up, Jenifer will just say "why do you complain so much????"""" I also include a picture stating the basic things a tenant is supposed to be able to enjoy and have support from the landlord from. Trust me. She knows about all of these issues. The last picture is of my lawn mowed on the 22nd of last month. So after 4 weeks of mowing. My neighbors just did the first mow. Now most might be thinking "it's pretty petty to feel this way?" But remember I would have been fined and harassed non stop, I was even told I would be if not mowed by the first of May. Video of me on my property.

Very quiet, clean, outside of homes are kept up nicely, lawn care services are $50/month. There's no through traffic (one entrance/exit) or places where someone who doesn't belong could loiter/hide. Feels very safe.

Me and my husband bought our first home a year ago and we love it! Very quiet and clean park and the neighbors are quiet and everyone pretty much stays to themselves. Office manager Jennifer is great and always helpful when you have any concerns. The maintenance guy is always working hard and very helpful as well. I would definitely recommend fisherman’s cove to anyone looking for a new home!
