- Community Management: The park operates under a Homeowners Association (HOA) or similar management structure, responsible for maintaining common areas and enforcing community rules.
- Grounds Maintenance (Common Areas): While individual lot maintenance is typically resident responsibility, common areas and infrastructure are maintained by the park or HOA.

It is highly recommended that interested individuals contact the park management directly to inquire about current lot availability, rental rates, purchase options, and any associated fees. For Floridians seeking an affordable, community-oriented living solution, Fort Dade Mobile Home Park in Ridge Manor offers a unique proposition. Its location provides a serene, rural escape while remaining conveniently connected to essential services and attractions in Central Florida. This balance is particularly appealing to those looking to downsize, find a quiet retirement spot, or simply a more budget-friendly housing option within the state.
The inherent appeal of mobile home park living for locals often lies in the sense of community that can develop. While the provided reviews highlight some challenges with HOA enforcement and property maintenance (specifically regarding "the sand pit along the road" and parking), these points also underscore the presence of a governing body attempting to maintain community standards. For prospective residents, understanding these dynamics upfront through direct communication with the HOA or management is crucial. This proactive approach allows individuals to determine if the community's rules and atmosphere align with their personal preferences.
The affordability factor of mobile home living, where residents typically own their home but lease the land, can be a significant draw in Florida's competitive housing market. This model often provides a lower entry point into homeownership compared to traditional stick-built homes, making it accessible to a wider range of budgets. For local Floridians, particularly those on fixed incomes or looking for a more relaxed pace of life, this can be a very attractive option.
Moreover, the Ridge Manor area itself offers a quieter Florida experience, with access to outdoor activities and natural beauty that characterize the region. This allows residents to enjoy the quintessential Florida lifestyle – sunshine, nature, and a relaxed atmosphere – without the intensity of bustling tourist hubs. While individual experiences, as hinted by the varied reviews, can shape perceptions, the core offering of Fort Dade Mobile Home Park remains a community-focused, potentially affordable, and peaceful living environment in a desirable part of Central Florida. It is a suitable option for locals who prioritize community, affordability, and a tranquil setting, provided they engage directly with park management to understand and align with the community's specific guidelines and recent operational changes.
Customer Reviews
34888 Fort Dade Major DRIVE also known as Carlottas Phone , Ruby Tuesday and Home Sweet Home. Lovely place to visit and take in the site of unless of course you are me. I move much of her property up there for her and then begin to bring my own but am told by none other than Carlotta herself to leave my stuff in my truck and leave , that I will not be moving into 34888 Major Dade Dr. as I thought I would be. Was made to leave while she went to Sunny Laundry to dry some clothes. Amazing to because she was able to drive to Sunny Laundry , dry her clothes and make it back to Major Dade in less tha than 4 hours
Can be nice place if not for the H.O.A NAZIS. They spend too much time worrying about the sand pit along the road and say the lawn guys can't cut the grass if someone park there (there is no grass to cut there by the way) now we just park in the road.
Very nice neighborhood. Very clean and quiet. The residents are very respectful and its a very friendly community.
Just moved in. Nice community
