Graceville apartments & RV Park About

Graceville Apartments & RV Park, located in the peaceful town of Graceville, Florida, presents a unique dual offering: both RV sites for travelers and long-term residents, alongside apartment units for those seeking more permanent housing. This combination caters to a diverse range of needs, from short-term RV stays while exploring the Florida Panhandle to individuals and families looking for a place to settle down. However, potential visitors and residents should be aware that experiences at this facility appear to be quite varied, with some praising its quiet environment and others reporting significant concerns.

The concept of combining apartment living with RV park amenities can be appealing, offering flexibility and potentially a sense of community. For those who prioritize a tranquil setting, some reviews suggest that Graceville Apartments & RV Park provides a quiet escape. Yet, it's crucial for anyone considering a stay or residency here to delve deeper into the feedback available, as the overall impression is mixed. While some facilities aim for a consistent standard across all their offerings, it appears that experiences at this location can differ significantly. Understanding these varied perspectives is key to determining if Graceville Apartments & RV Park aligns with your expectations for comfort, cleanliness, and management responsiveness.

Graceville Apartments & RV Park is situated at 4991 FL-77, Graceville, FL 32440, USA. This address places it directly on Florida State Road 77, a main artery that runs through the Panhandle, providing straightforward and convenient access for both RVs and vehicles.

Graceville itself is a small town in Jackson County, known for its quieter pace of life compared to Florida's bustling coastal cities. The park's location on FL-77 means residents and visitors have relatively easy access to local amenities within Graceville, such as gas stations, small shops, and local eateries. For broader shopping, dining, and medical facilities, larger towns like Marianna are within a reasonable driving distance. Additionally, Graceville is part of a region rich in natural attractions, including state parks like Falling Waters State Park and Florida Caverns State Park, offering opportunities for outdoor activities such as hiking, caving, and enjoying natural springs. The accessibility of FL-77 makes Graceville Apartments & RV Park a potentially convenient stop for travelers passing through the Panhandle or those looking for a base from which to explore the quieter side of Northwest Florida. However, it's important to note that direct access to major interstates might require a short drive, depending on your direction of travel.

The services offered at Graceville Apartments & RV Park appear to cater to both short-term RV stays and long-term apartment living. Based on available information, these services may include:

  • RV Park Facilities: Presumably, RV sites would offer full hookups (water, sewer, electricity), which are standard for an RV park. However, details on the condition of these hookups are not consistently positive in public feedback.
  • Apartment Rentals: The facility explicitly offers apartment units, providing a residential option. Some feedback mentions 2 and 3-bedroom units, implying varying sizes for different needs.
  • Pet-Friendly Policy: Some external sources suggest the facility is pet-friendly, though it is always best to call ahead and confirm specific pet policies and any associated fees or restrictions.
  • On-site Management: The presence of management staff (e.g., "Shannon" mentioned positively, but also an "owner" mentioned negatively) indicates there is someone available to handle inquiries and issues. However, the responsiveness and effectiveness of this management are subjects of conflicting reviews.
  • Parking: Parking is available for both RVs and apartment residents.

It is important to note that while typical services are expected, their quality and maintenance are points of significant contention in public feedback.

The features and highlights of Graceville Apartments & RV Park present a mixed picture, with some aspects potentially appealing while others raise significant concerns based on conflicting public feedback.

  • Dual Accommodation Type: A key feature is its offering of both RV sites and apartment rentals, providing flexibility for different types of stays and residents.
  • Quiet and Peaceful Setting (Contradicted): One review highlights the facility as being "tucked away in a quiet, peaceful setting." This could be a significant highlight for those seeking tranquility. However, other reviews do not mention this and focus on maintenance issues instead.
  • Management Staff (Mixed Reviews): One review praises the "management staff (Shannon)" as "wonderful," suggesting positive interactions for some guests. Conversely, another review describes the owner as a "slumlord" and "idiots," citing a refusal to call a plumber and sudden eviction, indicating extremely negative experiences with management for others.
  • Cleanliness (Contradicted): One review states that "The rooms and grounds are kept very clean." This would be a major highlight if consistent. However, another review directly contradicts this, describing the place as "filthy," with "no maintenance on grounds" and "infested with Roaches."
  • Proximity to Local Amenities: Its location on FL-77 offers convenience for accessing Graceville town services and nearby natural attractions.

It is crucial for potential visitors or residents to weigh these contrasting highlights and features very carefully, as the actual experience appears to vary dramatically.

Based on the provided information, there are no specific promotions or special offers publicly advertised for Graceville Apartments & RV Park. Given the conflicting nature of the reviews regarding maintenance and management, it is highly advisable to exercise caution and conduct thorough due diligence before committing to any stay, especially long-term.

If considering a stay, it would be prudent to inquire directly about current rates, any available discounts for extended stays (if applicable to the RV park side), and policies regarding deposits and cancellations. Due to the severe negative feedback regarding eviction without notice and deposit issues, it is essential to have a clear understanding of all terms and conditions in writing before making any financial commitment.

For inquiries about Graceville Apartments & RV Park, including availability, rates, and any specific concerns you may have after reviewing public feedback, you can use the following contact information:

Phone: (850) 326-9880

Given the mixed nature of the reviews, it is strongly recommended that you call ahead and speak directly with management. This will allow you to ask detailed questions about the current condition of the facilities, specific amenities (like internet and laundry, which were points of contention in a negative review), maintenance procedures, and rental/stay agreements. It's advisable to get any important terms, especially regarding deposits and length of stay, in writing. If possible, a visit to the site before committing would also be beneficial to personally assess the grounds and condition of the units or RV sites.

For locals in Florida, particularly those in the Panhandle region, Graceville Apartments & RV Park presents a housing and lodging option that, while conveniently located and offering both RV and apartment choices, requires significant caution. For some, its "quiet, peaceful setting" might be appealing for a short-term RV stop or a budget-conscious apartment rental. Its location on FL-77 offers reasonable access to local Graceville amenities and nearby natural attractions like state parks, making it geographically suitable for those wanting to stay within the region.

However, local users should be acutely aware of the highly contrasting and severe negative feedback regarding maintenance, cleanliness (roach infestation, flooded bathrooms), lack of promised amenities (no internet, no TV), and extremely problematic management practices (sudden eviction, deposit withholding). While one review praises management, the detailed negative account raises significant red flags that cannot be ignored. For locals seeking a reliable and problem-free living or camping experience, thorough personal investigation and verification of all claims and conditions are paramount. It may be suitable for those willing to accept potential risks for a quiet location, but only after careful consideration and direct assessment of the current state of the property and clear, written agreements with management. The disparity in experiences suggests inconsistency, which is a key factor for local users evaluating long-term suitability.

PLEASE don’t stay in this horrible place!!! They charge top dollar per month and provide zero in return!! Place is filthy, no maintenance on grounds, infested with Roaches. My poor Cat had a seizure after finding one of the many roach traps, under the bed. I had no shower for 2 weeks.. floor was flooded in bathroom. Owner looked at the floor and refused to call a plumber..he supposedly fixed the shower, causing the leak himself..it was usable but floor was constantly wet. Had to wear shoes just to go into the bathroom. No TV for first 2 weeks.. and absolutely no internet, as claimed on the website. Top it all off!! I was thrown out with no notice, 5 days before the end of my stay, because I didn’t want to relocate when the owner suddenly decided it was urgent ‼️ after 3 months of continuously notifying the manager of the floor deteoriation. Now suddenly it’s urgent!! Genius!! finally.. I have to sue the slumlord to get back my deposit and 5 days I paid for before he booted me!! SAVE YOURSELF THE HEADACHE OF DEALING WITH IDIOTS!! Don’t stay here!!

This place is so peaceful. You can come out and have a touch of nature when you come out side. I have a Hummingbird that visit me everyday. I think that is so awesome. It's getting away from the city in the city. And Shannon is the best she has this place looking immaculate . I would recommend this place to anyone that loves peace and enjoy alittle of nature.

The inn has only 6 rooms. We stayed in room 4. It was very clean, with a refrigerator, microwave, and coffee maker. The beds were comfortable (on the softer side, which I like). The manager was very accommodating. It is in a very quiet area. We were pleasantly surprised and glad we stayed here, instead of driving from Chipley or Dothan.

We’ve stayed at the Graceville Inn twice and it’s always been exactly what we’ve needed for us and the dogs. Everything is remodeled and very clean. They even had a diffuser in the room that smelled great! We’ll be staying again when we’re in town.
