Location and Accessibility

Grand Island Resort boasts a delightful location at 13318 Sea Breeze Ln, Grand Island, FL 32735, USA. Grand Island is a quaint and scenic area in Lake County, Central Florida, known for its serene environment and proximity to beautiful lakes and natural landscapes. This address places residents in a tranquil setting, away from the constant hustle and bustle, yet still provides excellent accessibility to necessary amenities and popular destinations.

One of the key advantages of this location is its connection to the extensive Chain of Lakes, which defines much of the region's charm. While the specific direct water access at the resort might require further inquiry, the very name "Grand Island" suggests an area rich with water features. This provides residents with potential opportunities for fishing, boating, and enjoying the natural beauty that Central Florida's lakes offer. A customer review mentioning taking a boat over and eating at the location further reinforces the presence of some form of waterfront amenity or nearby accessibility, contributing to its appeal for those who appreciate aquatic activities.

Despite its peaceful setting, Grand Island Resort offers good accessibility to a variety of services. Nearby cities such as Eustis, Tavares, and Leesburg are just a short drive away, providing residents with ample choices for shopping, dining, healthcare facilities, and entertainment. These towns offer a blend of local charm and practical conveniences, ensuring that daily needs are easily met.

For those looking for more extensive options or major attractions, Grand Island's location in Central Florida is highly advantageous. Orlando, with its world-renowned theme parks, diverse cultural experiences, and international airport, is within a reasonable driving distance. This means residents can enjoy the quietude of their community while having the option to easily visit major metropolitan areas or embark on longer journeys. The convenience of being nestled in a beautiful, natural setting while maintaining access to urban centers makes Grand Island Resort an appealing choice for locals looking for a balanced lifestyle.

Services Offered

Grand Island Resort operates as a 55+ mobile home park, and as such, it typically provides a range of services aimed at fostering a comfortable and engaging lifestyle for its residents. While specific detailed lists of services can best be confirmed by direct contact with the park management, based on the nature of such communities and available public information, the following are generally expected or alluded to:

  • Land Lease Opportunities: Residents typically own their manufactured homes but lease the land they reside on. This monthly lot rent generally covers access to community amenities and certain shared services.

  • Community Management/Office Support: An on-site or readily available management team is usually in place to handle resident inquiries, lease agreements, and overall park operations. However, some reviews mention concerns regarding communication and responsiveness from management and corporate offices (Equity Lifestyle Properties - ELS).

  • Community Maintenance: Basic maintenance of common areas, internal roads, and shared facilities within the park is typically overseen by the management. A review notes that the "dock is in disrepair," which suggests that while maintenance is a service, its execution might be an area of concern for some residents.

  • Security Measures: While not explicitly detailed, mobile home parks often have some level of security consciousness, though specific systems (e.g., gated access, patrols) would need to be verified.

  • Home Sales and Rentals: The park likely facilitates the sale of new or pre-owned manufactured homes within the community, and potentially offers rental opportunities, though a review highlights issues with a rental application process, including deposit handling.

  • Utility Connections: While residents are typically responsible for their individual utility bills (electric, water, sewer, trash), the park provides the necessary infrastructure for these connections.

Prospective residents are strongly advised to inquire directly about all included services, fees, and to clarify any concerns regarding management responsiveness before committing.

Features / Highlights

Grand Island Resort, as a 55+ mobile home park, offers several features and highlights designed to appeal to active adults. While some aspects are gleaned from the nature of the community, customer reviews also provide insights into specific elements:

  • 55+ Active Adult Community: This is a primary feature, ensuring a community atmosphere tailored to the interests and lifestyles of individuals aged 55 and older. It fosters a peaceful and age-appropriate environment.

  • Scenic Grand Island Location: The park is situated in Grand Island, a "pretty area" known for its natural beauty, likely offering a serene and picturesque living environment.

  • Lakeside/Waterfront Connection: While direct individual access might vary, the community's location in Grand Island and a review mentioning eating there after taking a boat over from Georgetown Cove strongly suggest close proximity and access to the region's lakes, making it appealing for those who enjoy boating, fishing, or waterside dining.

  • Community Dining/Gathering Spot: One review specifically mentions taking a boat over and eating there, suggesting the presence of a restaurant or a designated dining area within or directly adjacent to the resort, offering a convenient social and culinary amenity for residents and visitors alike. The "community room counters" mentioned in a review also point to shared indoor spaces.

  • Established Community with Residents: The presence of existing residents, some of whom have lived there for an extended period ("for many years"), indicates an established community with a living history and a network of long-term neighbors.

  • Potential for Community Improvement: While some reviews highlight issues with maintenance, particularly concerning the dock, the very mention of these issues suggests that improvements or repairs are needed, indicating potential for enhanced features in the future if addressed by management.

It's important to consider both positive and negative feedback from reviews to get a comprehensive understanding of the community's current state and offerings.

Promotions or Special Offers

As a mobile home park, "promotions or special offers" at Grand Island Resort typically revolve around the availability of homes for sale or rent, and any incentives related to the lot lease. Based on general practices in the industry and the provided customer feedback, specific, ongoing promotions are not explicitly detailed. However, we can infer the following points regarding how residents might be attracted:

  • Homes for Sale/Rent: The primary "offer" is the availability of manufactured homes within a 55+ community. This includes both homes for purchase and, as indicated by a review, potential rental opportunities, providing flexibility for prospective residents.

  • Lifestyle Appeal: The scenic location in Grand Island, coupled with the 55+ community environment and potential for lakeside access, acts as a significant draw. The "pretty area" and inviting "atmosphere" can be considered inherent "promotions" of the lifestyle offered.

  • Affordable Living Option (Relative): Mobile home communities generally offer a more affordable path to homeownership or seasonal living in desirable Florida locations compared to traditional stick-built homes. While specific lot rent figures aren't provided, this inherent affordability is often a key selling point.

It is crucial to note that one customer review highlighted a negative experience concerning a rental application, specifically involving a deposit being taken and then a rental being denied without immediate refund. This suggests that prospective residents should exercise caution and ensure clear communication regarding financial transactions and rental/purchase agreements.

For the most accurate and current information on available homes, lot leases, pricing, and any current incentives or programs, it is strongly recommended to contact Grand Island Resort directly. Any "special offers" would typically be communicated during such direct inquiries.

Conclusion: Why Grand Island Resort is Suitable for Locals

For Floridians, especially those in the Central Florida region, Grand Island Resort presents a potentially suitable living option for several compelling reasons, particularly if one prioritizes a specific lifestyle and understands the nuances of community living. The community's primary suitability stems from its 55+ age restriction, which creates an environment specifically tailored for active adults. This fosters a sense of camaraderie among residents who are in a similar life stage, often sharing interests in retirement activities, leisure, and a more relaxed pace of life. For locals seeking a community where they can connect with peers, this is a significant draw.

The location in Grand Island is another key appeal. This area is known for its natural beauty and proximity to Florida's famous lakes. For Floridians who appreciate outdoor activities like fishing, boating, or simply enjoying scenic views and wildlife, Grand Island offers a serene backdrop. The possibility of direct or very close access to water, as suggested by reviews mentioning boats and dining, makes it an attractive choice for those who want to fully embrace Florida's unique aquatic lifestyle without the constant bustle of highly urbanized areas. It offers a slice of tranquil Florida, away from the tourist crowds.

Furthermore, mobile home parks like Grand Island Resort often represent a more affordable housing solution compared to traditional stick-built homes, especially in desirable areas with access to amenities. For locals looking to downsize, manage their retirement finances more effectively, or simply find a cost-effective way to live in Central Florida, this can be a very practical and appealing option. It allows for the enjoyment of a Florida lifestyle without the significant financial burden often associated with homeownership in the state.

While some customer feedback highlights concerns regarding management communication and certain aspects of property maintenance, the overall concept of a dedicated 55+ community in a beautiful natural setting remains a strong draw for many Floridians. The presence of a community room, and the implied social opportunities, further enhance the appeal for those seeking an active and engaged retirement. For a local looking for an age-restricted community that offers peace, natural beauty, and a potentially more accessible price point in Central Florida, Grand Island Resort warrants consideration, with the caveat that direct and thorough inquiry into current management practices is advisable.

55+ park . I'm giving 5 stars just so as many people can see this as possible. I review many places for Maps, but this one is personal to me. I spoke with several residents that live in the community, and not a single member of that community had anything nice ti say about the managment of Equity Lifestyle Properties. They spoke of no communication from the office, or sales staff. That the corporate offices were just as bad. No answer, you had to leave a message and no one called you back. So i decided to see if in fact i had the same experience. I called corporate offices of ELS at least 20 times , every time it was no human answering, and i left many many messages with no response. It makes me wonder if an emergency should arise what would happen. The office staff, seems to hide inside, without answering the door. Even though i saw her park and go inside. The residents told me its always like that. The dock is in disrepair, leaving the residents having to walk out with orange cones to stop them from walking in the water instead of safety handrails. The tempory manager there, does not come out to speak to you. The sales girl has to go ask or email someone to get an answer for every question..... Come on ELS doesn't the residents deserve better than shoddy service like this? The parking for each trailer is almost ridiculous... barely parking for one car... conclusion...pretty area, horrible customer service and residents deserve better. Their are so many residents putting their home up for sale, doesn't it make you wonder why? I went to Grand Island to look a home for rent there, applied , and I was told 3 times by Judy, that i was approved. Infact, she and the manager took my deposit of $1099.00, and was told i could have the keys on Tuesday of that week. So on Tuesday i drove there 1 1/2 hours with my car loaded down to get the keys ,as promised, and Judy isnt answering any text messages, until i told her i was setting outside waiting to get the keys, to find out f i wasnt getting the house.. but they didnt give me my money back that day. I had to go home with my car still loaded down and i had to drive back again to get my money they took and held for the deposit. Doesnt applying, and accepting money for a rental constitute a legal contract? I have cancer and that was the last thing i needed. And the real kicker.... i currently live in an ELS park. I also do alot of work for the community, like i volunteered to do a faux finish on the community room counters, as they had deteriorated and needed repair. At no cost to the park i did the counters. Look at the photos. Please. I was worth having in the community, Grand Island team , was cruel , treating me like a yo-yo, accepting my security deposit, letting me come there with my vehicle loaded up, and telling me i could have the keys just to tell me their is a mistake.... what kind of people are you???

I have experienced over the past 2 weeks a mess with the management team at this property. From cutting off my electric for many hours to cutting off my TV/ Internet 2 times. In which I have been paying to repair with the promises from management that I will be refunded. It is now 7 days later and have not received a dime.! Management tells me it is a process. What was the process a doing all the damages? They take no responsibilities for their actions! Monies I have to put out for their negligence. Keep in mind all these incidents were a result of recklessness on both management and employee's lack of action and lack of communication on their part. To give this community one star is a stretch. I would never have moved here if I knew how bad the management is here. My mistake, I guess. We pay a lot for land rent here with little to nothing in return. What a negative experience! Do your homework before you think about a move to this place.!
