Situated near the significant military presence of Fort Novosel (formerly Fort Rucker), the park’s location can be convenient for those working or connected to the base. Mobile home parks often aim to provide an accessible and potentially more affordable housing alternative compared to traditional stick-built homes or apartments.

When considering any new living arrangement, especially in a mobile home park, it's essential for prospective residents to conduct thorough research and direct due diligence. While the general concept of mobile home parks offers certain benefits, individual experiences can vary. This article aims to provide factual information based on publicly available data about Holiday Village Mobile Home Park LLC to help Alabamians make informed decisions. It's crucial to understand all aspects of the property and tenancy before making a commitment.

Location and Accessibility

Holiday Village Mobile Home Park LLC is strategically located at 4800 Rucker Blvd, Enterprise, AL 36330, USA. This address places it directly on Rucker Boulevard, a major artery in Enterprise, a prominent city in Dale County, Alabama. Enterprise is famously known for its close proximity to Fort Novosel, a significant U.S. Army installation.

The park's location offers considerable accessibility advantages. Being on Rucker Boulevard means residents have straightforward access to the main gates of Fort Novosel, making it a particularly convenient option for military personnel, their families, and civilian employees associated with the base. Beyond the military connection, the location provides relatively easy access to Enterprise's core amenities. Residents can reach local grocery stores, various dining establishments, retail outlets, and other essential services within a short drive. According to some resident insights about the general area, "Nothing in town is more than 10-20 min away." While public transportation options might be limited, the overall accessibility by car is good, linking residents to the broader Enterprise community and nearby cities.

Services Offered

Based on general information available for mobile home parks and insights from real estate listings for Holiday Village Mobile Home Park LLC, the park generally offers services that cater to standard mobile home living. However, specific details should always be verified directly with management.

  • Mobile Home Rentals: The park primarily offers mobile homes for rent. Listings indicate the availability of units with varying bedroom and bathroom counts (e.g., 1-4 beds, 1-2 baths).
  • Pet-Friendly Policy: Information suggests the park is pet-friendly, allowing both small and large dogs (though some listings show "large dogs not allowed," so direct confirmation is vital for specific units and breeds). Cats are generally allowed.
  • In-Unit Washer/Dryer Hookups: Many units are listed with washer/dryer hookups, providing the convenience of in-home laundry. Some units may even come with an in-unit washer/dryer.
  • Appliances Included: Homes typically come with essential appliances, which may include a refrigerator, stove, and dishwasher.
  • On-Site Management/Office: The presence of an office (as implied by the address "Office F") and a Zillow listing for "Management On Site" suggests that there is a team available to assist residents with their needs.
  • Street Lighting: The community generally features street lighting for visibility and safety.
  • Utilities: Residents are typically responsible for their own utilities (electric, water, sewer, trash). Specific details on utility setup and billing should be confirmed.
  • Maintenance: While specific details on the scope of maintenance services are not extensively detailed in public reviews, a well-managed park usually provides maintenance for common areas and addresses structural issues as per lease agreements. (Note: Customer reviews have raised concerns about the responsiveness to maintenance requests for individual units, particularly regarding appliances and structural issues, which prospective tenants should discuss directly).
Features / Highlights

Drawing from various public sources, here are potential features and highlights of Holiday Village Mobile Home Park LLC:

  • Convenient Location: Its prime location on Rucker Boulevard offers excellent accessibility to Fort Novosel, making it very attractive for military personnel and those associated with the base. It also provides easy access to Enterprise's shopping, dining, and other services.
  • Pet-Friendly Environment: The park generally welcomes pets, which is a significant plus for many families in Alabama. While there might be restrictions on large/aggressive breeds, the allowance of pets is a notable feature.
  • Various Home Sizes: With listings suggesting 1 to 4-bedroom units, the park likely offers a range of sizes to accommodate different household needs, from single individuals to larger families.
  • In-Unit Laundry Hookups: The convenience of having washer/dryer hookups within the mobile homes is a practical advantage for residents.
  • Quiet Neighborhood Potential: Some older community reviews for the general area around Holiday Village highlight a "quiet" environment, and that "many military families move here for jobs on Ft Rucker and end up staying because of its family friendly environment."
  • Family-Friendly Surroundings: Community insights suggest that the broader neighborhood is "kid friendly" and a "safe environment" for children to play outdoors and ride bikes, with "great school system" proximity.

It is important to acknowledge that recent customer reviews have raised significant concerns regarding maintenance responsiveness and the condition of some units (e.g., non-working appliances, A/C issues, structural problems). While these are critical points for prospective residents to investigate thoroughly, the intended features and benefits of a well-run mobile home park, which this park's listings or older community reviews might imply, include these aspects. It is vital for any interested parties to visit the specific unit they are considering, assess its condition, and clarify all maintenance responsibilities and response times directly with the park management.

Promotions or Special Offers

Mobile home parks typically do not offer "promotions" in the same way retail businesses do. Instead, their "offers" are structured around their rental terms and any specific unit deals. Based on the provided information and common practices for mobile home park rentals:

  • Monthly Rental Rates: The primary offer is the monthly rental rate for available mobile home units. These rates typically vary based on the size, condition, and specific features of the home. Prospective tenants should inquire about the current rental prices for units that fit their needs.
  • Deposit Requirements: Information about security deposits and application fees (as mentioned in general listings for similar properties) would constitute part of the financial offer. It's crucial to clarify all upfront costs.
  • Pet Deposit/Fees: While the park is listed as pet-friendly, it's essential to confirm if there are any pet deposits, non-refundable fees, or monthly pet rent, as these can significantly impact the overall cost.
  • Lease Terms: The length of lease terms (e.g., 6-month, 12-month) can sometimes influence the monthly rent. Inquiring about different lease options is advisable.

Given the serious concerns raised in recent customer reviews about communication, readiness of units, and maintenance, it is paramount that any "offers" or terms are thoroughly scrutinized. Prospective residents should obtain all agreements in writing, verify unit conditions independently (e.g., inspect all appliances and systems), and clarify all commitments from the park management before making any financial decisions. Relying solely on advertised or implied offers without direct, in-person verification and clear contractual terms is not recommended.

For Alabamians considering mobile home living in the Enterprise area, Holiday Village Mobile Home Park LLC's suitability depends heavily on individual priorities and a rigorous approach to due diligence. The park’s primary advantage for locals is its highly convenient location on Rucker Boulevard, offering immediate access to Fort Novosel and the amenities of Enterprise. While the park offers a potentially affordable housing option in a convenient location, Alabamians considering Holiday Village Mobile Home Park LLC should prioritize direct communication, thoroughly inspect any prospective unit, and ensure all terms and conditions, especially those related to maintenance and move-in timelines, are clearly outlined and agreed upon in a written lease. By doing so, individuals can best assess if this park truly aligns with their needs and expectations for a home in the Enterprise community.

A month and a half ago I went through the background check and was told me rental weepy be ready within the week. It is now a month and a half later and it is excuse after excuse after excuse. I have spent over $1000 in hotel bills to keep from being homeless. In the long run I feel I have dodged a bullet. This compost has showed no concern nor honesty in their business dealings. I am a disabled veteran and I have NEVER been this disrespected. Stay FAR FAR away from this company!!

The complex has been doing a lot of renovations. Park is starting to look better. Their are not a lot of people there. They are though splitting the utilities between everyone especially the water Bill. If you use 35 dollars worth, then why would you be paying 80 something for it. Not very good. I would move back but I am or should be saying. I will be getting my own home. Buying a place back in Florida

Trust me, if I can give ZERO stars I would in a heart beat. Maintenance NEVER gets done in this place. It may be cheap, but the saying goes 'you get what you pay for'.. I have been to the hospital several times due to black mold that they refuse to solve. They think a fresh coat of paint will kill it, but it doesn't work like that because it is GROWN INTO THE WOOD! You have to gut out the infested wood and REPLACE it. Everything is rotted. The walls are falling apart, as well as the floors and the baseboards. They expect you to pay rent on time or get evicted, but they do NOTHING to make it worh living there. I suggest spending a little more money and find a place worth living in and your basic maintenance needs get met.
