Daleville Mobile Home Park About

For Alabamians seeking an accessible and affordable pathway to homeownership or a budget-friendly rental option, Daleville Mobile Home Park at 125 Dogwood St, Daleville, AL 36322, USA, presents a compelling opportunity. This park aims to provide a practical living solution in the heart of Daleville, a community known for its proximity to Fort Novosel (formerly Fort Rucker) and its connection to the vibrant military community. While mobile home park living has its unique characteristics, Daleville Mobile Home Park focuses on delivering value and a pathway to a comfortable living space.

In today's housing market, finding an affordable place to call home is a priority for many Alabamians. Mobile home parks like Daleville Mobile Home Park can often bridge that gap, offering more space and a lower cost compared to traditional apartments or houses. This park specifically highlights its "rent-to-own" program, which can be an attractive option for individuals and families looking to build equity without the upfront costs of a traditional mortgage. While some aspects of "trailer park life" might involve closely packed homes, the emphasis here is on providing a functional and economical living environment.

Location and Accessibility

Daleville Mobile Home Park is conveniently located at 125 Dogwood St, Daleville, AL 36322, USA. Daleville is a small city in Dale County, Alabama, well-known for being adjacent to Fort Novosel, a major U.S. Army post. This strategic location makes the park particularly appealing to military personnel and their families, as well as civilians working at or around the base.

The park's address on Dogwood Street places it within the heart of Daleville, ensuring residents have relatively easy access to local amenities. While the park itself might feature "rows and rows of trailers packed in there together," as one review notes, its location within the established community means proximity to schools, local businesses, dining options, and services in Daleville. For those commuting to Fort Novosel, the park's location offers a practical and often quicker commute than living in larger, more distant towns. Accessibility to major routes like US-84 and AL-85 is generally good, connecting residents to nearby cities such as Enterprise and Ozark. While the physical space between homes might be compact, the convenience of the location within Daleville is a significant advantage for residents.

Services Offered

Based on available public information, Daleville Mobile Home Park focuses on providing affordable housing solutions, primarily through a rent-to-own model for mobile homes.

  • Rent-to-Own Mobile Homes: The park actively advertises 3-bedroom, 2-bathroom mobile homes available for rent-to-own, allowing residents to build equity over time.
  • Lot Rentals Included: For rent-to-own homes, the monthly payment includes lot rent, simplifying the financial commitment for residents.
  • Washer/Dryer Hookups: Units often come with washer/dryer hookups, providing the convenience of in-home laundry.
  • Central Air Conditioning: Many homes are equipped with central air conditioning, a crucial amenity for comfort in Alabama's climate. (Note: One review mentioned a specific issue with a lack of AC for their unit, so it's important to confirm for individual homes.)
  • Pet-Friendly Policy: The park is pet-friendly, allowing cats and small dogs. No pet fee is required, and aggressive dog breeds are typically not permitted unless they are registered emotional support or service animals.
  • Background and Income Checks: Standard screening processes are in place, including background and income checks, to ensure a suitable community environment.
  • Utilities (Tenant Responsibility): Tenants are generally responsible for all utilities, including water/sewer, electric, and trash.
  • Ongoing Remodeling of Units: The park states that many of their rent-to-own homes are in the process of being remodeled, suggesting efforts to improve the living spaces.
  • Handyman Special Options: For those looking for a lower initial cost, the park sometimes offers "handyman specials" where residents pay only lot rent and are responsible for fixing up the home to livable conditions before moving in.
Features / Highlights

Daleville Mobile Home Park's key features and highlights revolve around its affordability and housing options, especially for those seeking a unique path to home living:

  • Affordable Rent-to-Own Program: This is a major highlight, offering a structured payment plan ($850-$875/month, including lot rent, with a down payment of $1000-$1500) that allows residents to transition from renting to owning their mobile home. This can be a significant benefit for individuals and families looking to control their housing costs.
  • 3-Bedroom, 2-Bathroom Homes: The availability of spacious 3B/2BA homes (typically 900 sq ft) provides ample living space, which can be a "big step up for less money" compared to other rental options in the area.
  • Pet-Friendly with No Pet Fee: A notable advantage for pet owners is the acceptance of cats and small dogs without an additional pet fee, which can result in considerable savings over time.
  • Central Air Conditioning: A crucial feature for comfort in Alabama, contributing to the livability of the homes.
  • Proximity to Fort Novosel: Its location in Daleville makes it highly convenient for military personnel and their families stationed at Fort Novosel, offering a short commute.
  • Community Vibe (Potential for Quiet): While reviews mention homes being "packed in," there's also an indication that it's "not a wild and crazy location," suggesting a relatively quiet atmosphere where residents largely keep to themselves.
  • Potential for Value: One customer mentioned "pretty good deal on their space, because there are some options they have after some time which are quite good," hinting at long-term value in the rent-to-own agreement.
Promotions or Special Offers

Daleville Mobile Home Park's primary "promotion" is its rent-to-own program itself, which serves as a special offer for those looking for an alternative path to homeownership. Specific details often highlight this unique financing structure:

  • Structured Rent-to-Own Deals: The park offers specific monthly payments (e.g., $850-$875) which include the lot rent, along with a specified down payment (e.g., $1000-$1500). This transparent pricing for a pathway to ownership is a direct benefit.
  • "Handyman Specials": The park occasionally offers "handyman special" homes. For these units, there is no home payment initially; residents only pay lot rent ($450). However, the tenant is responsible for fixing up the home to a livable condition before moving in. This can be a significant cost-saving opportunity for those with renovation skills or a smaller budget, providing a very affordable entry point.
  • No Pet Fee: As mentioned in the features, the absence of a recurring pet fee is a valuable saving for pet owners.

It is crucial for interested individuals to directly contact the park management to understand the full terms and conditions of their rent-to-own agreements, including the length of the lease, what portion of payments goes towards equity, and any specific obligations regarding home maintenance. Given one negative review regarding the rent-to-own contract details, thorough due diligence and asking for clear, written contracts are highly recommended. Contacting them directly is the best way to get the most current information on available homes and any specific deals they might be running.

My cousin moved there recently and it's a big step up for less money in terms of his living space, but the location itself is a bit dystopic. But, that's trailer park life. There's just not a lot of room there is all, rows and rows of trailers packed in there together. It's not a wild and crazy location or anything like that! That's not what I'm saying. And they are also supplying my cousin with what is really a pretty good deal on their space, because there are some options they have after some time which are quite good in my opinion.

Office workers are courteous and understanding. Houses are decent, definitely livable. The cheapest available price was $750, so they do cost a bit as they are not income based. Pets are allowed, with a pet fee. No utilities are included into the price. They run on Alabama Power and the water is Daleville City water. The bill paying places are down the road. Walkable distance from grocery stores and fast food restraunts. A park is within walking distance as well. School system is Daleville Schools. The high school is located within walking distance as well.
