Hollywood MHC About
Choosing a mobile home park in Florida involves carefully weighing various factors, from location and amenities to community atmosphere and management responsiveness. Hollywood MHC, situated in St. Petersburg, offers an option for those seeking mobile home living in a competitive market. As with any community, understanding both its perceived strengths and the challenges faced by some residents is crucial for making an informed decision. This overview aims to provide a factual and balanced perspective on Hollywood MHC, based on available public information and resident feedback.
Mobile home living in Florida often appeals to individuals and families looking for more affordable housing solutions compared to traditional site-built homes. The lower entry cost for a manufactured home and often reduced property taxes can make it an attractive pathway to homeownership. However, the quality of a mobile home park experience is significantly influenced by park management, community rules, and the overall living environment. For those considering Hollywood MHC, it’s important to delve into the details to assess if it aligns with their expectations for a safe, well-maintained, and harmonious community.
The purpose of this article is to present an objective view of Hollywood MHC, enabling prospective residents in the Florida region to learn more about this specific park. We will explore its geographical placement, the general services one might expect, and key features that have been highlighted by residents, both positively and negatively. Our goal is to provide a comprehensive look, allowing you to gauge whether this particular mobile home park might be a suitable fit for your unique needs and preferences in the St. Petersburg housing market.
Hollywood MHC is located at 7230 4th St N, St. Petersburg, FL 33702, USA. This address places the mobile home park in a busy and accessible section of St. Petersburg, specifically along 4th Street North, which is a major commercial corridor. The location provides both benefits and potential considerations for residents.
Being on 4th Street North offers convenient access to a multitude of businesses, including shopping centers, restaurants, and various service providers. Residents will find a range of everyday necessities within a relatively short drive, simplifying errands and daily life. The proximity to a major road also means good connectivity to other parts of St. Petersburg and the wider Pinellas County area. I-275, a key interstate connecting St. Petersburg to Tampa and points south, is typically accessible within a reasonable drive, which is beneficial for commuting or regional travel.
The St. Petersburg area is known for its beautiful beaches, vibrant downtown arts scene, and numerous recreational opportunities. While Hollywood MHC itself is not directly on the water or in the immediate vicinity of major cultural attractions, its 4th Street North location provides a gateway to these destinations. Residents can typically reach downtown St. Petersburg, with its museums and waterfront parks, and the Gulf Coast beaches within a moderate driving time. The accessibility to various local amenities and the broader St. Petersburg landscape is a characteristic of this location. However, being on a major thoroughfare can also mean increased traffic and noise, which are common considerations for properties along such roads. Understanding the balance between convenience and environmental factors is key when considering this location.
- Lot Rentals: Hollywood MHC primarily offers lots for mobile homes. Information suggests it is an "All Age Community," meaning it accommodates families with children.
- Utilities: Based on general mobile home park practices, essential utilities such as water, sewer, and trash removal are typically managed through the park, often with metered water/sewer and a trash fee added to lot rent.
- Lawn Maintenance: While a service is implied, resident feedback indicates that "The lawn gets done when they get to it and there are often spots missed," suggesting variability in the consistency or quality of this service.
- Management Communication: Residents note that "The office will ignore you unless you show up in person," implying a preference for in-person communication for issue resolution.
- Background Checks (Claimed): The park reportedly states that "renters are not allowed and they do background checks on all residents." However, a resident review expresses doubt about the thoroughness or enforcement of this policy due to observed frequent changes in occupants.
- Affordable Market Entry: A resident acknowledges that the park "can be affordable in this market," suggesting that for some, the lower cost of entry into homeownership in St. Petersburg is a primary draw.
- All-Age Community: Unlike 55+ communities, Hollywood MHC is an "All Age/Family" park, meaning it allows residents of all ages, including children.
- Established Location on 4th Street N: The park is situated on a major commercial street in St. Petersburg, providing convenient access to nearby businesses, shopping, and transportation routes.
- Potential for Investment (with caveats): While one resident highlights a concern about losing investment due to the overall state of the park, the very fact that residents are making "quality improvements" to their homes suggests that there is an underlying desire to invest in their property, even if the surrounding conditions are challenging.
Based on the provided resident reviews, there are no explicit promotions or special offers advertised for Hollywood MHC. Instead, the current feedback from residents focuses on concerns related to management, maintenance, and community standards rather than promotional incentives.
In the mobile home market, promotions can include reduced lot rent for a certain period, move-in bonuses, or competitive pricing on home sales. However, the available information does not indicate any such offers from Hollywood MHC. Potential residents seeking information on pricing, lot availability, or any current incentives would need to directly contact the park management. Given the feedback about management communication, it is advised to consider visiting the park office in person for the most direct and accurate information regarding any potential offers or the current cost of lot rent and associated fees.

Hollywood MHC in St. Petersburg, Florida, presents a complex picture for local residents considering mobile home living. While affordability in the St. Petersburg market is a significant draw, as acknowledged by a resident, the overall suitability of this park heavily depends on individual priorities and tolerance for certain challenges.
For some Floridians, particularly those with a limited budget or seeking an "all-age" community that allows children, Hollywood MHC might initially appear as a viable option due to its price point. Its location on 4th Street North offers undeniable convenience, placing residents close to essential businesses, shopping, and transportation routes within St. Petersburg. This accessibility to urban amenities is a practical benefit for daily life.
However, the extensive negative feedback from current and former residents, including concerns about safety, unverified residents, plumbing issues, inconsistent maintenance, and unresponsive management, presents substantial drawbacks. The reported "revolving door of upwards of 10 random people living in a tiny 1 bedroom mobile home" and "shady characters that like to wonder and observe your property" directly contradict the expectation of a "safe" environment, especially for families with children. The unaddressed maintenance issues, particularly electrical problems after hurricanes, and the general feeling that "the rest of the place is falling apart and disgusting," suggest a significant lack of adequate park management and investment in the community's infrastructure and well-being.
The comment about "losing any investment you make into a place there" due to the overall park conditions is a critical warning for anyone considering purchasing a mobile home in Hollywood MHC. While the individual homes might be improved, the depreciating value of the park as a whole could negate personal investment. For locals, particularly those seeking a stable, well-managed, and genuinely safe community, Hollywood MHC, based on current resident experiences, may not align with these expectations. While it might offer a lower entry point into the St. Petersburg housing market, potential residents should be fully aware of the documented challenges and weigh them carefully against the affordability factor. It appears to be a location where the "price to pay" for affordability, as one resident articulated, includes significant compromises in living quality and peace of mind.
Customer Reviews
This park is absolutely terrible. I know it can be affordable in this market, but there is a price to pay for that and you will lose any investment you make into a place there. They say that renters are not allowed and they do background checks on all residents, but everyone suddenly has a million “brothers” or “sons” that they move right in on the weekends. I highly doubt they are background checked especially when you have a revolving door of upwards of 10 random people living in a tiny 1 bedroom mobile home. Plumbing issues are always happening because there are way too many people living in most mobile homes and work on plumbing is not done correctly by owners aka “landlords”. Many cars have out of state and/or expired tags and shady characters that like to wonder and observe your property. So much for a place with children allowed that is supposed to be safe. There is constant parking on grass and other people’s parking pads which is prohibited. The Manager Joe made lots of promises, but very suddenly retired a month ago. We haven’t been introduced to any new manager since. The lawn gets done when they get to it and there are often spots missed. The office will ignore you unless you show up in person. The neighborhood is always at each others throats and in everyone’s business. Work to the mobile homes is done by amateurs resulting in unnecessary debris and flying objects during hurricane winds. Oh and instead of checking on residents or sending some sort of message hoping they are alright after Helene, they sent out a lot rent hike. Wish I could sell now, but I wouldn’t get much of my money back out of it even with all the quality improvements I’ve done since the rest of the place is falling apart and disgusting. I’m preparing to take a loss as soon as I can just to get away from the circus that is Hollywood Mobile Home Park.
The owners of this park is a disgrace. My daughter lives there. It has gone through 2 hurricanes in that park, the second one Milton, she has had no power. They will not fix the electrical box on the Pole.By her travel trailer, nor will they answer phone calls or emails or any?One out at the office , no one replies to messages. So that being said i'm gonna have to make other phone calls to have this problem fixed
Very large mobile home park. Many homes of widely varying age, condition and price very close together. Was there visiting a friend. Very convoluted access to various streets. Got lost the first time was there. Grounds are not the worst I've seen, at least there aren't huge piles of garbage at the dumpsters I saw.
I live there for a little while right after they started allowing families, the problem and the real problem with the family Parks is they cannot request identity from an underage child or couldn't. So there was adult men who looked like they could be 16 or 17 moving in with their girlfriends claiming to be underage so that they never got ID'ed or background checked. That's not just there that's everywhere. However the time that I spent there actually assisted and me on my journey to purchase my own home and have my own life. Yard maintenance wasn't something you're worried about there at about four square feet of weeds. :-)I work from home so a good long time to watch how things work there. And it really depends upon what section of the park that you end up moving into. All of my close neighbors are military veterans and wonderful people.
Hello, I am a resident of your park from please tell me who I can contact with this problem, today at about 7 pm two huge dogs without an owner and a muzzle are walking near my house, I’m afraid to leave the house, my daughter works until 11 pm and she returns home on a bicycle, what should we do in such a situation? I am very scared for the life of my child! How to find these dog owners and make a comment? Thank you
