Introduction / Overview
For New York residents searching for a stable, long-term, and budget-conscious housing option outside of traditional single-family homes or apartment rentals, Valley Stream Mobile Home Park in Oneonta, NY, presents an important choice. This community is not a site for traditional 'mobile homes' or recreational vehicles, but is exclusively a modular homes park. This distinction is critical for prospective residents to understand, as modular homes are built to meet or exceed state and local building codes, making them permanent structures generally indistinguishable from site-built homes once assembled on a permanent foundation. This provides a clear path to homeownership in the greater Oneonta area that emphasizes quality construction and permanence.
Established in the 1970s, Valley Stream Mobile Home Park has grown to accommodate approximately 75 homes, positioning itself as a key provider of affordable housing options in Otsego County. The community's goal is to offer attractive leasing plans for lot rentals and provide opportunities for residents to secure manufactured home rentals or to purchase homes outright, fostering a culture where residents are encouraged to stay in their homes for the long term. While the park aims to be a family community, potential residents should be aware, as noted by long-term occupants, that the park’s management and rule enforcement can fluctuate, and that working directly with the park for contracts is highly recommended for a smoother, more secure experience.
Location and Accessibility
Valley Stream Mobile Home Park is conveniently located at 438 Co Rd 11 lot 64, Oneonta, NY 13820, USA. Situated on approximately 29.8 rural acres just off Wharton Creek, the community offers a peaceful, wooded setting that retains a quiet, country feel while remaining exceptionally close to the heart of Oneonta, often referred to as "The City of the Hills."
The location is strategically placed, being approximately 2.7 miles north of West Oneonta and 2.2 miles south of the Town of Laurens. This offers excellent accessibility to the city’s amenities, including SUNY Oneonta, Hartwick College, shopping centers, healthcare, and job opportunities. For locals who rely on public transportation, the park is a practical choice. The community benefits from access to local transport, including a bus service that runs at least three times a day to go into the main part of town and two times a day for trips out to the county buildings. While the neighborhood itself is not highly walkable for daily needs like grocery stores, the easy access to major commuting routes and the availability of the Otsego Express Public Transit system ensures that residents can easily navigate the greater Oneonta area, making it a functional base for working and non-driving residents alike. The private nature of the main road within the park requires residents and visitors to observe traffic laws and maintain the mandated 15 MPH speed limit to ensure community safety.

As a professional manufactured housing community, Valley Stream Mobile Home Park provides several essential services to its residents, which are typically covered by the monthly lot lease fee. Conclusion: Why this place is suitable for locals
For local New York residents, especially those in the Central Leatherstocking Region, Valley Stream Mobile Home Park is an appealing option because it directly addresses the need for affordable, permanent, and accessible housing near a major employment and service hub. The focus on modular homes provides a superior, permanent residential quality compared to other manufactured housing options, offering a long-term investment opportunity for local buyers. While the community’s social environment can sometimes be complex, the core benefits—a low-cost lot lease, included essential services like water and trash removal, and the vital link to Oneonta via public transit—make it a strong choice. It is particularly suitable for those who prioritize a quiet setting, need easy commuting options, and are looking for a community where they can secure their housing future by entering into a clear, direct contract with the park management.

It's a good jumping off point for a family it is not a place to raise one too many nosy neighbors constantly want to run their mouths just to make themselves look better it's a clicky environment full of snobby stubborn and partially users people that only want you to do for them and if you can't do for them then you're no good you're a waste of space and all this and like to talk trash yes the property Don't let the name full you it does not mean mobile home similar to an RV/camper park with sites. Its actually is modular homes Park only. Quiet location not too many nosy neighbors only downside is management changes so often. And forget to hand out updated contact information for new owners as well as the newer reforms to any previous rules in other. I do not recommend anyone get a rental trailer off of another renter of the property. If you do not get the home from the park managers. I severely suggest paying flat out for any of the homes. So once again if you plan on moving in to a home in the park you are better off buying your own completely out or going through the valley stream mobile home park to make your contract The main suggestion is to only have a contract with the valley stream mobile home park And the park was nice when we moved in. yet over the years realized how much disarray(lack of enforcement of rules and regulations) actually was going on. A lot of the old residents(those that originally bought their homes and started a family) are trying to get out of the park because as one resident had stated it started to go downhill and turn into (Lantern Hill Mobile Home Park previously known as Messina's trailer park prior to the flood (trailer park trash)"versus a nice family community. itself is okay Martin properly maintained The neighbors think that living somewhere with no restraints not realizing it's a cul-de-sac the main road is an actual private road that people do not obey the traffic laws people are not following the lease agreements and stuff like that so it's do as the paper says not as I do for most of the residents. The benefit is there is local transport that you can get at least three times a day to go into town and two times to go out to the county buildings.

Jun 06, 2025 · Timothy BishopI have lived here about 6 yrs. and live in the back section and always felt safe and at home with my dog and 2 cats. This is a pet friendly park as well as a country sort of mobile home park., (one of the reasons I like it here.) They did have a cat issue but the person who fed stray cats (and skunks) moved about a year or so ago. My animals are inside pets. Since moving in the back section I've found it to be quiet and peaceful and private. It is one of the nicer parks in our area. They mow the park regularly and garbage truck comes every Tuesday. I have had no negative issues here except when a skunk comes around but that is to be expected in the country. :) My dog got sprayed.
