Introduction / Overview
For many Maine residents, owning an RV or having a reliable motorhome is the perfect way to explore the state’s stunning coastline. When searching for a prime basecamp that combines resort-style amenities with unparalleled access to the Southern Maine coast,
Sun Outdoors Wells Beach
is a widely recognized destination. Formerly known as Wells Beach Resort, this RV park in Wells offers a comprehensive vacation experience, perfectly positioned just one mile from the famed beaches and vibrant atmosphere of the area.
Sun Outdoors Wells Beach
is a large, family-friendly resort designed to accommodate everything from the smallest pop-up campers to the largest motorhomes. The park is nestled within a lovely shaded area, providing a cooler, more intimate atmosphere often appreciated during the height of the summer season. With over 230 sites, it balances convenience with capacity, offering a range of choices from full hookup pull-throughs to traditional tent sites and even comfortable cottage rentals. This location is more than just a place to park your RV; it’s a full vacation center. The resort features numerous on-site amenities, including a swimming pool, an 18-hole mini-golf course, and dedicated play areas for children. Its primary appeal for Mainers, however, lies in its strategic location, making it the ideal launchpad for exploring the charming coastal towns of Wells, Kennebunkport, and Ogunquit, all while returning to a clean, well-appointed site each evening.
Location and Accessibility
Sun Outdoors Wells Beach
boasts a strategic location right on U.S. Route 1 in Wells, making it incredibly accessible and central to Southern Maine’s resort area.
Address: 1000 Post Road (U.S. Rte 1), Wells, ME 04090, USA
The proximity to major thoroughfares, particularly Route 1, is a key feature. This road is the main artery connecting the coastal towns, meaning guests are minutes away from dining, antique shops, and local attractions. However, local users should be mindful that traffic on Route 1 can become heavy during peak daytime hours in the summer, especially when traveling to and from the campground.
Its most significant local advantage is the short distance to the coastline. Wells Beach, a beautiful stretch of sand, is located approximately one mile away. While not a direct walk, the distance is easily bikeable, and the local trolley service conveniently stops directly at the campground. This local trolley connection is a massive benefit, allowing campers to leave their RV or tow vehicle parked and avoid the notoriously difficult coastal parking challenges while traveling to the beach, Kennebunkport, or Ogunquit's scenic Marginal Way.

Conclusion: Why this place is suitable for locals
Sun Outdoors Wells Beach
is uniquely suited for Maine residents looking for a reliable, feature-rich RV destination on their own coast. As locals, the advantages of this location are particularly significant.First and foremost is the location's sheer convenience. Being just off Route 1 and only a mile from the beach, it provides rapid access to the entire Southern Maine resort area, from the renowned lobster shacks of Wells to the shopping and galleries of Kennebunkport. For those who already own an RV, this is an excellent, local option that minimizes travel time compared to heading further south or north.
The resort-style amenities, including the pool and mini-golf, provide built-in entertainment, ensuring that a stay here is a complete vacation, not just a parking spot. Furthermore, the availability of seasonal sites is highly attractive to Mainers who wish to establish a coastal retreat for the entire summer without having to move their rig frequently.
Crucially, the on-site trolley stop is a game-changer for locals. Maine summer traffic and parking near the beaches are challenging, but the ability to use the local trolley directly from the resort allows families to navigate the busy coastal area stress-free, dramatically enhancing the vacation experience. While it is important for guests to be diligent about understanding and adhering to all park policies, especially regarding site capacity and vehicle counts, the overall package of location, convenience, and amenities makes
Sun Outdoors Wells Beach
a perennial favorite and a highly suitable destination for a classic Southern Maine coastal getaway.1000 Post Road (U, U.S. Rte 1, Wells, ME 04090, USA
We had a very disappointing experience at Sun Outdoors Wells Beach. We visited as two couples (4 adults) and unfortunately made a mistake during the booking process. As Canadians, our English is not perfect, and we misunderstood the “pop-up tent” option. When we arrived on Friday evening, instead of receiving understanding or assistance, we were told the campground was full and that we could only stay one night, all four of us on the same site. This was especially frustrating because we had paid for two sites with water and electricity. We were simply told it was our mistake, and that there was nothing they could do for us. What made the situation even worse was the way it was handled. If the staff had at least taken the time to listen to us, it would have made a difference. Instead, we were constantly interrupted, not given the chance to fully explain, and left with no options. To add to the frustration, we were also charged an extra fee for a second vehicle, even though we had booked and paid for two sites, which should naturally include two vehicles. On top of that, we were not even allowed to park the second vehicle on our own site. This felt completely unreasonable. It is very disappointing to drive 5 hours expecting a weekend getaway, only to be told we had to leave the next morning. In the end, we had no choice but to leave and drive to Sun Outdoors Old Orchard Beach, and what a difference it was! The staff there were welcoming, helpful, and the whole place was much better managed. The detour was absolutely worth it. Unfortunately, this was a very negative experience, and we do not feel that the campground is welcoming to new guests.
Sep 15, 2025 · Océane 1234We stayed here as part of an RV fantasy tours group. Overall a very nice place with a lot of shaded spaces. The spaces are relatively small similar to most commercial campgrounds. The roads are paved although the camp space is gravel and the one we were on was relatively level. They have a nice camp store, playgrounds, and a pool if you're here during the summer. Although I will say getting in and out of the campground itself can be a chore as the traffic gets heavy in the middle of the day.
Sep 16, 2025 · Rick AdkinsThis campground was clean and very nice! However out site was awful. We have a 45ft class A which was confirmed with our registration. The site we were given was narrow and sloped sideways and we fit with just a few inches to spare. The only place for the picnic table was right outside our camper door and when I say right outside, I mean you fell into the table coming off the stairs. The campground was not full by any means and as we walked around we saw lots of sites that we would have fit in much better. If we were staying more than 2 nights, we would have asked for a different spot but we didn’t bother at that point.
Sep 08, 2025 · Melanie BakalarNice, clean campground with a fabulous staff. We were in a 30' 5th wheel and had plenty of room. The laundry ($3) was very nice, and the pool area was beautiful. Beware of GPS directions. Our trucker app had us go beyond the campground entrance on the main road and into a dead-end neighborhood. Fortunately, a resident saw us and unlocked a gate that allowed us to pass through and back to the main road. Shwew! Turn in at the mini golf driveway. A grocery store is very close, and the beach is one mile away.
Jun 11, 2025 · Cindi CostoulasVery dog friendly and a good central location for Maine's Beach Region. We stayed here the week before Labor Day and they were not full. Our site was small, yet arranged so we didn't feel on top of our neighbors. Most sites have shade, a plus for dogs. Has a nice dog park and bag stations throughout the park. Lots of dogs stay here and there are many dog friendly restaurants near by. The bathhouse in the middle of the park was dated, yet clean. The only problem was the lights turning off during our showering. Luckily we bathed in the early mornings. Don't let the busy entrance sway you. It's easy to turn right and turn around at the nearby shopping center if needed during busy times.
