Introduction / Overview
As Mainers, we know that there’s no place quite like our stunning Southern Coast for a seasonal retreat. When you're looking for a dedicated escape that feels like a home away from home without the year-round commitment, *Sea-Vu South Campground* in Wells, ME, presents a compelling option. More than a traditional campground, Sea-Vu South operates as a seasonal park model resort, offering a comfortable and amenity-rich coastal lifestyle from May 1st through October 30th each year. This destination is perfectly situated for residents of Maine seeking a consistent, long-term seasonal haven to enjoy the best of summer in the 'Friendliest Town in Maine' and the 'Antique Capital' of the state.
Set on 45 lush acres, Sea-Vu South is designed to accommodate modern park models on its 275 extra-large, premium sites, catering to those who desire spacious living in a resort setting. It is specifically tailored for seasonal residents, providing a blend of private relaxation and community recreation. While it offers an engaging resort atmosphere, potential residents should note that this type of resort model involves seasonal fees, property taxes on the unit and lot amenities (as assessed by the Town of Wells), and specific community rules designed for long-term seasonal residency. It's a place where you can trade city life or inland monotony for the refreshing air and beautiful scenery of the Southern Maine coastline every summer season.
Location and Accessibility
Sea-Vu South Campground is conveniently located at 150 Chapel Rd, Wells, ME 04090, USA. Wells is a quintessential Maine coastal town, celebrated for its sandy beaches, antique shops, and proximity to other iconic Southern Maine destinations like Ogunquit and Kennebunkport. For local Maine residents, the campground's accessibility is a significant benefit, making it a manageable drive for weekend trips or extended seasonal stays without the hassle of a long-distance commute.
The resort is only a short distance from major area highlights. It provides easy access to the famous Wells Beach, Drakes Island Beach, and Crescent Beach, offering endless opportunities for seaside activities, from sunbathing and swimming to deep-sea fishing. Its location near the Route 1 corridor also means that dining, shopping, and local attractions—including the Wells Reserve at Laudholm Farms and the Rachel Carson National Wildlife Refuge—are all within easy reach. Conclusion: Why this place is suitable for locals
For Maine residents, Sea-Vu South Campground offers a unique and suitable solution for a long-term, seasonal coastal escape. Instead of enduring the stress of booking short, expensive summer rentals or traveling far out of state, locals can establish a 'second home' just a manageable drive from their primary residence. This allows them to maximize their time enjoying the best of the Maine summer season.
The suitability of Sea-Vu South for locals is rooted in several key factors. Firstly, the seasonal structure—May 1st through October 30th—aligns perfectly with Maine's beautiful weather window, providing a full five-month season of coastal living. Secondly, the resort-style amenities, from the dual swimming pools and fitness center to the sports courts, mean that residents have all the vacation perks they need without ever having to leave the property. This is particularly appealing for families and retirees looking for consistent recreation and a strong sense of community. Its proximity to Wells Beach, Ogunquit, and Kennebunkport ensures that the vibrant attractions of Southern Maine are always close by for day trips.
However, as a local, understanding the *long-term seasonal commitment* is crucial. Prospective park model purchasers should factor in all associated costs, including the seasonal fee, the metered electricity, and the personal property tax assessed by the Town of Wells. While the park offers a fantastic lifestyle, it is a residency governed by park rules, and some residents have noted challenges with rule enforcement consistency, management responsiveness, and additional fees, such as an Admin fee upon sale of a unit. Therefore, local residents are encouraged to complete thorough research and due diligence—including reviewing all contractual agreements and speaking with current residents—to ensure the seasonal resort model and its community practices align with their expectations for a relaxing coastal home base. Ultimately, for the Maine resident who desires a convenient, amenity-rich, and beautiful seasonal escape without a far-flung journey, Sea-Vu South in Wells remains a strong and appealing option to capture the essence of a Southern Maine summer.
After a few years here we have found out they do not enforce any rules at this campground. It a free for all and manger will come down on the residents trying to enforce them. It's more like the residents that have been here the longest run this place and make the rules.
Jul 08, 2025 · J CWe purchased a park model in the park in 2023. The experience with the staff has been less than great. Being that an RV park is hospitality driven, they fall short of 1 star in that category. I'll give you an example, the park is mostly weekend folks coming from Mass and surrounding states to relax on the weekend. The park management has on more than one occasion had sub contractors at the park making noise that is extremely disruptive. The attitude of the management is to bad. There's many more stories to go with this one. The park also charges a $3000.00 Admin fee if you sell your park model. I've bought in several other parks and this fee has never been charged at other parks. The town of Wells also taxes everything on the lot. So there's that added expense that you will want to account for before purchasing. We paid just over 500 in personal property tax. We just got notification from the park that the small storage container that most units have need permits and will likely be taxed as well. Just doesn't seem to stop. Everyone has their hand out. I guess the question is would I buy a unit here again? The answer is no. Do your research before buying in this park.
Jul 27, 2024 · Main Choice InspectionsThe campground is nice and well-maintained and Megan does a great job, but since Dave & Molly the original, local owners sold it to a nation wide corporation just a few years ago the park fee has almost doubled to $8,300. It’s so sad how corporate greed has adversely affected retirees trying to enjoy their golden years. It’s shameful.
Sep 27, 2023 · Matt EarlyWe love Sea Vu South. Megan is a hard working manager who makes everyone feel welcomed and cared for. They have so many varied activities from huge bounce houses to live music by the pool. Great crew there..Still the same great crew in 22.
May 09, 2022 · Aaron Lederer (Blue Ant, LLC)Location is the main reason we chose to live here in the Summer. Easy access off the Highway. Quiet family camping. Activities for young and old. Retired or otherwise bring your dog and enjoy Lighthouse adventures, Outlet shopping, Seafood, and multiple activities. Beach is nearby!
