Labluff Mobile Home Park About
For Louisiana residents exploring mobile home park options in the Lake Charles area, Labluff Mobile Home Park is one of the choices available. Located at 318 Phils Ln #53, Lake Charles, LA 70611, it is situated within a well-known part of the city. As with any significant housing decision, particularly within the mobile home park sector, it is always crucial to gather comprehensive information and conduct thorough personal due diligence before making any commitments.
The mobile home park industry, while providing essential affordable housing, can sometimes present unique challenges, and it is important for prospective residents to be aware of these. Public reviews, such as those provided, offer valuable, albeit sometimes varied, insights into the experiences of past and current tenants. In the case of Labluff Mobile Home Park, some feedback highlights significant concerns regarding property conditions, management responsiveness, and financial practices. These concerns are critical for any potential resident to consider carefully.
One reviewer described the park as "run down and filled with old rusty trailers" and expressed feeling "embarrassed to live here." This perspective directly contrasts with expectations set during initial conversations with management, emphasizing the importance of an in-person visit to verify conditions. Another detailed review outlined serious issues including alleged broken promises regarding utility assistance, theft of personal property from a "FEMA trailer," and difficulty in obtaining a refund for unused rent after an unexpected job change. These are serious allegations that underscore the necessity for clear, written agreements and a thorough understanding of all terms and conditions, particularly concerning payments and park rules.
Furthermore, the mention of "FEMA trailer" points to the context of post-disaster housing, which can bring its own set of unique circumstances and regulations. Issues such as property security ("broken into my house my trailer took eight fishing poles to ACS units some canned food a bunch of stuff of mine") are grave and highlight the importance of assessing personal safety and property security measures within the park.
While the provided reviews present a challenging picture, it is important to understand that public feedback reflects individual experiences and may not encompass the entire reality or ongoing efforts by management to address concerns. However, for any local in Louisiana considering Labluff Mobile Home Park, these detailed accounts should serve as a strong impetus for rigorous investigation.
Navigating mobile home park living requires careful attention to detail, clear communication, and a proactive approach to understanding your rights and responsibilities as a tenant. Prospective residents are strongly encouraged to visit the park multiple times, speak with current residents where possible, and obtain all agreements in writing, ensuring every detail is understood before making a financial commitment.

Lake Charles itself is a significant hub in Louisiana, known for its industrial activity, casino resorts, and as a center for commerce and culture in the region. Being located within Lake Charles provides residents with access to a wide array of urban amenities, including shopping centers, grocery stores, various dining establishments, healthcare facilities, and educational institutions. For locals in Louisiana considering this park, it's important to evaluate the specific street and neighborhood to understand daily commuting and accessibility to personal points of interest. Based on the provided customer reviews, explicit details about the standard services offered at Labluff Mobile Home Park are limited and primarily revolve around challenges faced by residents. However, drawing from the nature of a mobile home park and the reviews, we can infer some intended or expected services, alongside reported issues.
-
Mobile Home Lot Rentals: The park's core service is to provide designated lots for mobile homes. This typically includes the space itself for the manufactured home.
-
Utility Connections: Implicitly, mobile home lots are expected to have connections for essential utilities like water and electricity. One reviewer mentioned being "supposed to help me with my lights my water," which indicates that utility management or assistance was part of an agreement, even if unfulfilled in their experience.
It is crucial to note that the reviews highlight significant issues regarding the delivery and management of services:
-
Lack of Office/On-Site Presence: "This owner needs a office over there has some workers," suggests a lack of a formal on-site office or consistent staff presence for addressing resident concerns effectively.
-
Unfulfilled Commitments: A resident claimed that promises to "help me with my lights my water" were not met, leading to difficulties.
-
Security Concerns: Allegations of "broken into my house my trailer took eight fishing poles to ACS units some canned food a bunch of stuff of mine" point to a potential lack of adequate security measures or responsiveness to theft issues within the park.
-
Poor Maintenance: The description of the park as "run down and filled with old rusty trailers" suggests that general maintenance and upkeep of the common areas or park infrastructure may be lacking.
-
Lack of Responsiveness: Reviewers consistently mention being "ignored" or receiving the "runaround" when trying to contact management for issues, including refund requests. This points to a significant challenge in communication and problem resolution.
Given the nature of these highly critical reviews, prospective residents are strongly advised to:
-
Visit the park in person to assess the current condition of the lots and common areas.
-
Obtain all agreements regarding utility responsibilities, rent, and park rules in writing.
-
Clarify management's availability and procedures for addressing maintenance and security concerns.
Based on the provided customer reviews, the identified "features" of Labluff Mobile Home Park are primarily negative experiences and challenges rather than positive highlights. It is essential to present these as they appear in the public data.
-
Run-Down Conditions: A prominent feature highlighted is that the park is perceived as "run down and filled with old rusty trailers," creating an environment that one reviewer found "embarrassed to live here." This suggests a significant lack of upkeep and investment in the property's appearance and infrastructure.
-
Security Concerns: A serious issue reported is "broken into my house my trailer took eight fishing poles to ACS units some canned food a bunch of stuff of mine," indicating potential security vulnerabilities and a lack of effective measures to prevent theft or address such incidents.

Allegations of Unresponsive Management: A recurring theme is the alleged unresponsiveness of the owner/management. Reviewers state that calls and texts were "ignored" when attempting to resolve issues like utility assistance or deposit refunds, pointing to significant communication challenges.
-
Disputed Financial Practices: One review details an instance where a deposit was paid but not refunded after a prospective tenant decided not to move in due to the park's condition, with the owner allegedly "ignoring" requests for the money back. This raises concerns about financial transparency and fair business practices.
-
FEMA Trailer Presence: The mention of a "FEMA trailer" suggests that some units might be temporary housing provided after disaster, which could imply specific regulations or conditions associated with these properties.
It is crucial for any individual considering Labluff Mobile Home Park to be fully aware of these reported issues and to conduct thorough personal inspection and verification before making any commitments.
Based on the provided customer reviews, there are no specific promotions or special offers explicitly advertised for Labluff Mobile Home Park. The reviews primarily focus on critical experiences regarding the park's condition, management responsiveness, and financial practices, rather than any promotional incentives.
One reviewer mentioned a situation where an owner "made this place sound so amazing and convinced me to meet him in Moss Bluff to put down a deposit." This suggests that the initial approach to potential tenants might involve verbal assurances, but these do not constitute official, advertised "special offers." The subsequent negative experience of the reviewer, including the alleged non-refund of the deposit and the stark contrast between the verbal description and the actual park conditions, strongly cautions against relying solely on verbal agreements or initial persuasive tactics.
In general, mobile home parks offer lot rentals, typically on a monthly basis. Any specific pricing or inclusion of utilities (e.g., "supposed to help me with my lights my water") should be meticulously clarified.
Given the concerns raised in the reviews, prospective residents are highly advised to:
-
Request all terms and conditions in writing before any payment is made.
-
Thoroughly inspect the specific lot and any mobile home they are considering.
-
Avoid making any deposits or payments without a clear, written agreement that outlines refund policies and all services included.

When I talked to the owner over the phone he made this place sound so amazing and convinced me to meet him in Moss Bluff to put down a deposit. We met at Walgreens and I paid him $100. A couple days later I went over there to look at the lot. I would be embarrassed to live here. Its run down and filled with old rusty trailers. They must have paid those people to write the reviews on here because that place is a dump. I called the owner and told him I was not moving there and requested my deposit back. Now he is ignoring me. Stop avoiding me and pay it back. Thanks
