Location and Accessibility

Magnolia Tree RV Park is conveniently located at 5763, 10311 TX-321, Dayton, TX 77535, USA. This address places the park directly along Texas State Highway 321, a key route in East Texas. Its position on a state highway ensures excellent accessibility, making it easy for RVers to arrive and depart without complicated navigation.

Dayton, Texas, is a community situated within Liberty County, east of Houston. This location offers a balance between the peacefulness of a smaller town environment and convenient access to larger metropolitan areas. For Texans, this means that while enjoying a quieter stay at the RV park, they are still within reasonable driving distance of employment opportunities in the surrounding industrial and commercial sectors, particularly those related to the energy industry in the greater Houston area. It also provides a practical stop for those traveling further into East Texas or towards the Gulf Coast.

The park’s direct roadside presence along TX-321 makes it easily identifiable and accessible for all types of RVs, including larger rigs. While some road noise may be noticeable due to its highway proximity, this is often a trade-off for the unparalleled convenience of direct access. For Texans frequently traveling through or working in this part of East Texas, Magnolia Tree RV Park's location proves to be a significant advantage, offering a straightforward and efficient place to park their RV.

Services Offered

Magnolia Tree RV Park focuses on providing essential and well-maintained services that cater to the core needs of RVers, ensuring a comfortable and functional stay. While it's described as "basic," the quality of its fundamental offerings is a key part of its appeal.

  • Full Hookups: The park offers full hookup sites, which typically include 30-amp and 50-amp electrical connections, fresh water access, and sewer hookups at each site. This allows for complete self-sufficiency in your RV, whether for a short stop or an extended stay.
  • Spotless Laundry Room: A highly praised amenity, the park features a laundry room that is consistently described as "spotless and air-conditioned." This provides a clean and comfortable environment for guests to do their laundry, a crucial convenience for any RVer.
  • Well-Kept Grounds: A key service is the diligent maintenance of the park grounds. Reviewers consistently note that "the grass is always mowed and edged" and "there’s no trash anywhere on the grounds," demonstrating a commitment to cleanliness and visual appeal.
  • Gravel Drives with Crushed Asphalt: The park utilizes gravel drives with crushed asphalt, which helps to keep dust down, contributing to a cleaner and more pleasant environment for residents and their vehicles.
  • Pet-Friendly Environment: Magnolia Tree RV Park welcomes pets, accommodating Texans who travel with their furry companions. This inclusivity is a significant service for many RV owners.

It's important to note that, as a "basic" park, it does not typically offer amenities such as Wi-Fi, cable TV, or a bathhouse. This focus allows the park to maintain its core services at a high standard, appealing to those who prioritize these essentials over extensive recreational facilities.

Promotions or Special Offers

While Magnolia Tree RV Park does not publicly advertise complex promotions or special discounts in the traditional sense, its "special offer" to Texans often comes in the form of its straightforward, consistent, and competitive pricing for its well-maintained, essential services. The park appears to focus on providing consistent value rather than fluctuating deals.

Based on customer reviews that mention long-term stays (e.g., 7 months), it is highly probable that Magnolia Tree RV Park offers tiered pricing, typical for RV parks accommodating both short-term and extended guests:

  • Nightly Rates: For quick stopovers, a standard nightly rate would apply.
  • Weekly Rates: A discounted rate for weekly stays would likely be available, offering better value for those planning a multi-day visit.
  • Monthly Rates: Given the prevalence of long-term residents, the park almost certainly offers significantly reduced monthly rates, which are essential for those working in the area or seeking an extended base. While a reviewer mentioned a potential issue with prorating monthly payments at the end of a long stay, this highlights the importance of understanding the payment terms for extended durations.

It is always recommended for interested Texans to directly contact Magnolia Tree RV Park to inquire about their current rates for daily, weekly, and especially monthly stays. This direct communication will clarify pricing structures, payment policies (including any prorating options, which might depend on specific circumstances or management discretion), and ensure transparency before commitment. The park's consistent value lies in its reliable service and cleanliness, which for many, is a greater draw than transient discounts.

I stayed at this RV park for 7 months. Nice park. Well kept. Owner rides the park quite a bit in the evening hours. Usually half drunk with a barking dog and the noise of his buggy is kindly annoying if your trying to relax. After 7 months he would not allow me to pay bi-monthly job was nearing the end and did not want to loose a lump of money. He won’t prorate. If you don’t mind hearing his life story every time he stops at your trailer you will enjoy the place. There was no thefts at the park during my stay.

I believe this is one of the nicest public RV parks I’ve ever stayed in. It’s small and very basic, no wi-fi, no cable, and no bath house But it does have a laundry room which is spotless and air conditioned. The grass is always mowed and edged, there’s no trash anywhere on the grounds and the drives are gravel with crushed asphalt to keep the dust down. The owner and staff are very friendly, helpful, and visible. The road noise does get interesting at times but not sure how it can be helped. We came for a week but decided to stay for a month. I am definitely going to be using this park anytime we can or need to stay in this part of East Texas.

Been here for a month now and the park is nice, well kept & quite. The owner Randy went out of his way to make sure everyone staying in the park had everything they needed during the recent winter storms. He was even out in freezing temps. to repair a busted water line to make sure the water was available. Having the laundry facilities on site is nice.

This RV Park is pretty nice. However when they are mowing the lawn, you better get your vehicle out of the way! We were hit on the side of the pickup and the side of the RV with large rocks thrown up by a very fast moving lawn mower. The laundry facility was nice and clean. The size of the spaces is good too!!

I highly recommend this rv park! The rates are very reasonable. Owner keeps it well maintained . It is a small park - clean, high and dry. Spaces are roomy. Pet friendly as long as you clean up the poo. Great if you are looking for long term. Owner is friendly as long as you keep your space neat. Be sure and give Randy a call.
