Introduction / Overview
For many Pennsylvania residents seeking an affordable, non-traditional path to homeownership or cost-effective rental living in the Greater Pittsburgh area, manufactured housing communities offer a compelling solution. Located in the heart of West Mifflin, the **New Colony** mobile home park provides a community-focused environment with modern, single-family home options. Developed and managed by UMH Properties, Inc., New Colony positions itself as a provider of high-quality, affordable housing, especially attractive to families and individuals who prioritize budget-conscious living without sacrificing space or essential amenities.
This community operates primarily as a land-lease model. This means that residents typically own their manufactured home but lease the lot or "slab" of land it sits upon. This structure often allows for a significantly lower initial investment compared to purchasing a traditional stick-built home in the area. The community features both new and existing homes, offering varying price points for rental or purchase. Its suburban location in West Mifflin offers a blend of a quiet, somewhat country-like setting while maintaining close access to the shopping, entertainment, and employment opportunities of the larger metropolitan region.
Location and Accessibility
New Colony is conveniently situated in the borough of West Mifflin, a desirable Allegheny County suburb located approximately 30 minutes south of Downtown Pittsburgh.
The official physical address for the community is: **3101 Homestead Duquesne Rd, West Mifflin, PA 15122, USA**.
This location provides easy access to several major transportation routes, making it a viable option for commuters who work in Pittsburgh or neighboring industrial centers. While the community itself is “car-dependent,” typical of many suburban areas, its proximity to major commercial hubs is a significant advantage. Residents are just minutes away from West Mifflin’s main commercial centers, including the Century Square Shopping Center and other retail clusters, which offer a variety of shopping, dining, and essential services. Moreover, the location is best known as the home of the iconic Kennywood Park, a beloved Pennsylvania amusement destination, providing an accessible source of entertainment for families. For educational needs, the community is served by the West Mifflin Area School District.
Services Offered
New Colony, managed professionally by UMH Properties, Inc., provides a structured environment that includes several key services aimed at enhancing resident comfort and maintaining the community’s infrastructure.
Land-Lease Arrangement: The core service is leasing the home site (lot rental), which includes basic utilities or coverage such as trash removal in some packages.
On-Site Professional Management: A property manager is on-site or regularly available to handle administrative needs, including payments, lease renewals, and community compliance.
24-Hour Maintenance Services: Essential maintenance services for the community's common areas and infrastructure are typically handled by an on-call system, ensuring prompt attention to park-level issues.
Online Resident Portal: Residents often have access to an online portal for convenient features like making rent payments, submitting maintenance requests, and accessing community announcements.
Pet-Friendly Policy: The community generally welcomes pets, though there are specific restrictions on size, breed, and a requirement for non-refundable deposits and monthly pet fees for rental homes.
New Home Sales and Rentals: The management company frequently offers new, turnkey-ready manufactured homes for either sale or rental, featuring modern floor plans and amenities.
Features / Highlights
The community’s key highlights center on value, housing quality, and convenience for residents:
Modern, Spacious Homes: The availability of brand new manufactured homes, often featuring three bedrooms and two bathrooms, open-concept floor plans, wood kitchen cabinets, and a full suite of kitchen appliances (including washer/dryer hookups), offers a level of quality comparable to traditional suburban housing at a more competitive price point.
Individual Storage Space: Many homes include a private storage shed, which is a valuable feature for residents who require extra space outside of the home’s large bedroom closets.
Affordable Living Option: As a mobile home park, New Colony provides an attractive solution for "low on income" individuals or families seeking "cheaper living" compared to median home prices or typical apartment rentals in the West Mifflin area.
Suburban/Country Setting: The community benefits from a quiet, relatively secluded atmosphere, which many residents appreciate as a peaceful environment for children and pets, despite its proximity to major roads and the noise associated with urban transit and nearby rail lines.
Proximity to Entertainment and Shopping: The West Mifflin location places residents within a short drive of major regional attractions and retail centers, including Kennywood Park and major shopping complexes.
Community Feel: Numerous long-time residents describe a quiet, neighborly environment where people generally keep to themselves but also maintain a sense of community, often keeping their yards well-kept.

Conclusion: Why this place is suitable for locals
New Colony mobile home park is a particularly suitable option for Pennsylvania locals in the Allegheny County area who are facing the region’s increasing housing costs. Its primary appeal is the provision of spacious, single-family-style housing—often three bedrooms with two full baths—at a price point significantly below the median home sale price for West Mifflin. This makes it an excellent choice for young families, retirees on a fixed income, or anyone looking to maximize their living space while minimizing their housing expenditure.
The community structure, being a land-lease park, provides the stability of home ownership (for those who purchase) combined with the convenience of on-site professional management, which handles common-area issues and maintenance. While every community has its challenges, the consistent theme of New Colony is its relative peace, neighborhood feel, and strategic location that offers a perfect balance between a quiet, residential setting and rapid accessibility to Pittsburgh’s job market and all the recreational amenities West Mifflin has to offer. For the local resident looking for affordable independence in the suburbs, New Colony represents a strong, value-driven housing alternative.

Eh? It's not TERRIBLE... if you own and never have money problems. We own our trailer and other than a few months where we've been behind, we get left alone. This is the second company in almost two years that we've lived here, and it's quiet! People don't come here unless they need to. Theres issues here of course, there are anywhere, but if you're low on income or want cheaper living its not the worst place to be. There have been 3 shootings over the last couple years but once you look into them it's mostly been private disputes, and I have to say I've never had a problem. My daughter loves it!
May 21, 2020 · Skyler CharlesI lived here for two years until I had enough. The people who own this are money hungry jag offs. If you late buy a day 25 charge. If your check or money order is short 25 dollar charge. I payed 900 hundred a month for a double wide trailer. They have a bunch of druggies running the place now and rent is going up again. For a pice of slab and garbage no other utility included. That’s an insane amount. This place has really went down hill!
Nov 13, 2018 · C LairdI hate this park. They are under new management and the rent is raised with no new services provided. So basically we pay more and more money each year, but their crappy level of service remains the same, or if we're really lucky, their level of service goes down. They have two offices, apparently with only one woman running both, so there is never anyone around to answer the stupid phone. You leave messages, and have no replies back. Stupid inefficient management. This one star, which I was forced to select, would represent how pretty the area is, which has NOTHING to do with the park; Elizabeth is just a nice area.
Mar 07, 2015 · JustinandErikaOne of if not the most expensive in southwest PA although it's not near shopping or bus lines. Won't TNR cat population. You'll hear or see dying cats and kittens all the time. Won't cut grass in timely manners or will skip areas they're supossed to do and it becomes a mess. They'll block the street and fill in some nonexistent road holes though. Mailboxes aren't protected. Someone could open the whole thing and steal everyone's mail. There are rules against pools for some disturbing reason. Pools of a certain size do not quality for the fence laws. So I can't fathom the reasoning. On that note people will still put them up and hide them. Along with chickens. There's a rule to not park on the street and everyone does it. You'll be trying to go up a street and a pickup is blocking the lane. Why is this permitted? Where are the fines for this? There are teens that'll block the road coming up the hill and there have been some dangerous instances. There have been robberies. The one way in and one way out road is also a problem as well as it not having a walking path and there's always almost a crash at the blind spots. All these problems and more and they're still putting in scam $100,000 mobile homes.
Aug 18, 2021 · Annie ResureI’ve lived here for about 2 years now and it’s been great! Management and maintenance are both wonderful at addressing questions or concerns and it’s also very quiet!
