Manufactured home communities typically aim to provide an affordable and community-oriented living experience. Historically, many such parks in Pennsylvania offered a budget-friendly alternative to traditional housing, fostering close-knit neighborhoods. However, recent trends in the industry, including changes in ownership and management, can significantly alter the resident experience. South Park Manufactured Home Community, according to recent feedback from long-term residents, has experienced some notable adjustments in its operational philosophy, which has led to a mixed sentiment among its current occupants. Potential residents should be aware that while the concept of manufactured home living remains appealing for its affordability and community potential, the current state of operations at this specific community warrants careful consideration. This article aims to provide a factual overview based on available public information and recent resident experiences to help local Pennsylvanians make an informed decision.
South Park Manufactured Home Community is located at 120 Hidden Valley Dr, Finleyville, PA 15332, USA. This address places it in Finleyville, a borough in Washington County, Pennsylvania. Finleyville itself offers a blend of rural charm and suburban convenience, being part of the greater Pittsburgh metropolitan area. This location can be appealing for Pennsylvanians seeking a balance between a quieter residential setting and reasonable access to urban amenities, employment centers, and major transportation routes.
Finleyville's position in Washington County provides accessibility to various parts of southwestern Pennsylvania. Residents can typically access major roadways, allowing for commutes to Pittsburgh for work, shopping, or entertainment. The area surrounding Finleyville generally offers a more relaxed pace of life compared to the bustling city, often appealing to those who prefer a less dense living environment. While the specific accessibility within the community (e.g., walkability, public transport links directly to the park) is not detailed in the provided information, its location within Finleyville generally implies a degree of self-reliance for transportation, typical of such communities in semi-rural settings in Pennsylvania. However, it's crucial to acknowledge the significant concerns raised by current residents, which highlight potential negative features or challenges:
These current challenges significantly overshadow any historical or inherent positives, making it critical for prospective residents to investigate these issues thoroughly.
Based on the provided resident reviews for South Park Manufactured Home Community, there is no information available regarding current promotions or special offers. In fact, the feedback explicitly highlights concerns about increasing lot rent, with a mention of rent being approximately $700 per month by 2025 for new residents, and current residents expressing dismay at the rising costs.
Given the reported situation of escalating rental costs and resident dissatisfaction with the current pricing structure in relation to the perceived value and management, it is highly unlikely that significant promotions or "special offers" in the traditional sense are being actively promoted or that they would represent a substantial discount.

For Pennsylvanians considering South Park Manufactured Home Community in Finleyville, it's crucial to approach the decision with a clear understanding of its current reality, as depicted by recent resident feedback. While manufactured home communities historically offer an affordable path to homeownership and a strong sense of local community, the experiences reported by current residents at South Park suggest significant changes under recent corporate ownership that impact its suitability.
Historically, this community was likely a pleasant and affordable place to live, attracting locals seeking value and a quiet environment. However, recent concerns about dramatically increased lot rent—nearing double what some long-term residents once paid and considered high for the area—pose a significant financial hurdle. This escalation directly impacts the very "affordability" that often makes manufactured home living attractive to many Pennsylvanians.
Furthermore, the serious allegations regarding management's responsiveness to critical issues, such as neglecting a severe hoarding situation that led to a fire, and then subsequently issuing "mass write-ups" for cosmetic exterior issues on smoke-damaged homes, are deeply concerning. This suggests a potential misalignment between management priorities and resident safety and well-being. The reported strict enforcement of minor rules (like feeding stray cats) while seemingly ignoring major hazards creates an atmosphere of frustration and perceived unfairness.
While the Finleyville location itself offers a quiet setting with access to Washington County amenities, the internal dynamics of the South Park Manufactured Home Community, as described by its residents, present a challenging living environment. For locals in Pennsylvania, particularly those seeking a stable, financially predictable, and well-managed manufactured home community, it is paramount to conduct thorough due diligence beyond just the location. This would include direct conversations with current residents if possible, a detailed review of all lease terms, and a clear understanding of all associated costs and management responsibilities. Unfortunately, based on the recent reviews, it appears that for many current residents, South Park Manufactured Home Community may no longer fully embody the positive and affordable living experience that locals typically seek in such communities. The advice from one resident to "Just buy your own land" underscores a significant shift in satisfaction.

Enough is enough. I've been very patient and understanding up til now, but I am officially furious beyond belief. Management ignored a severe hoarding situation for years, and that home finally caught fire, putting other residents homes - and health (due to the smoke) - at risk. Then they had the nerve to send someone down to issue a mass write-up to many homeowners for needing to clean the exteriors of their homes. You know, the same homes that had just recently been doused in smoke/soot/debris as a direct result of this fire. Which could have been AVOIDED if something was done sooner to address the unsafe home. I wish I lived here before the place went corporate; I hear from others living here that things were much better before someone thought gentrifying a trailer park was a million-dollar idea. Residents are threatened with eviction in the park lease if they so much as feed a stray cat (if you didn't know, there's a stray cat problem here - no points for guessing why). But you can turn your home into a biohazard tinderbox, and I guess nothing will be done. Remind me again why I'm paying nearly twice the lot rent that the woman I bought my home from paid? Just buy your own land. I wish I had.
Aug 27, 2024 · E. CharlesFirst, let me mention that most of the glowing reviews are before the park was sold to a large corporation. It is a nice park and it was affordable then. Yes the rent is going up and in fact for this area it is high and I am afraid it is going up again soon. I am at my limit now so don't know what I can do. Part of it is also that we are paying a flat rate for sewer, which I believe is the township and it is high. .UPDATE: rent when coming in is like $700 month. 2025
Mar 17, 2025 · Nancy GoodenowRaised my rent in the middle of my rental term (it started in JUNE) on New Year’s Day, with no notice or warning. They made no attempt to contact me. This is happening after they had already DOUBLED the lot rent for our home right when we purchased the house, so we pay twice what the previous owner paid in the same year. Do NOT move here. Needless to say I will be seeking legal counsel. (Did you know there’s a class action suit in progress against RHP properties for precisely this reason? Might wanna look into it if you live here.)
Jan 01, 2025 · VI don't know what is wrong with the management @ this place exactly. I have left messages & have emailed multiple times. They have ignored my interest in purchasing there & I don't understand this. If they have a personal issue with me, I wish I knew what it could possibly be. I have never quite dealt with anything like this not ever. I am a Retired Nurse & have sufficient Income & Down Payment so I can't for the Life of me imagine what their problem is with me & it's frustrating. I do know that South Park Manufactured Home Community was Sold in the past couple of years to new owners & they don't seem to want to be bothered. After reading this review "Barb" from South Park Manufactured Home Community reached out to me with a phone call & while talking to her she disclosed that the Lot Rent for ALL Homes is $481 per month which only includes Trash. This is just more of the same from these people! I don't believe Lot Rent is $481 per month & if it is then it's pure Insanity!! Go anywhere else!!! I can't imagine what they are trying to do here, but for the cost of a Home, Plus ALL Utilities & on top of that $481 per month for Lot Rent I can live almost anywhere else, but Washington County!!!! Short of a Crime, this is ABSOLUTELY RIDICULOUS!!!!!
Apr 11, 2022 · Marilyn S.I have lived in the park for almost 9 years, love it! Thw owners Ron & Cheryl are awesome people. Quiet neighborhood, beautiful grounds & the park is very well kept!
