Northern Hills Manufactured Home Community, like many well-managed communities of its kind, aims to provide a range of services designed to support a comfortable and convenient lifestyle for its residents. While specific and detailed service offerings should always be confirmed directly with the community management, based on general practices within the manufactured home community industry, here are common services and aspects often provided:
- Professional On-Site Management: A fundamental service in manufactured home communities is the presence of professional on-site management. This means dedicated staff are typically available during business hours to assist residents with inquiries, address concerns, handle administrative tasks related to leases and payments, and oversee the general operation of the community. This direct point of contact is crucial for effective communication and problem-solving within the community.
- Lot Leasing and Maintenance: The primary service offered is the leasing of individual land plots or "lots" to residents who own or are purchasing a manufactured home. Alongside this, the community management is generally responsible for the maintenance and upkeep of common areas, shared facilities, and the overall infrastructure of the park, such as roads and utilities connections up to the lot line. This ensures a consistent and appealing environment for all residents.
- Community Guidelines and Enforcement: A key service for maintaining harmony and order within the community is the establishment and enforcement of clear community guidelines and lease agreements. While this can sometimes be a point of contention, as indicated in some reviews, the intent is to ensure a safe, respectful, and well-maintained living environment for everyone.
- Utility Infrastructure: While residents are typically responsible for their individual utility bills, the community provides the necessary infrastructure and connections for essential utilities such as water, sewer, electricity, and often natural gas or propane. They may also assist new residents with information on how to set up these services.

Based on typical practices within the manufactured home industry, here are some types of promotions or special offers that might be available:
- New Resident Incentives: This could include reductions in the initial deposit, waiving of application fees, or discounts on the first month's lot rent. Such incentives aim to make the move-in process more financially approachable.
- Limited-Time Site Rent Specials: Communities sometimes offer reduced lot rent for a specific period (e.g., "first three months at a discounted rate") to encourage quick occupancy. These can be particularly appealing for those looking to manage initial moving expenses.

Customer Reviews
This community use to be accepting, and non strict, as of lately times have changed and they’re making new rules going beyond lease agreement. Being little of assistance and ignorant. Many homes break rules and are never punished. As of the current rule for Cars on the road, we lack space of parking and weren’t given any help if we were allowed to put rocks on grass to make more space, we get in trouble for the smallest grass our wheels are on. This community lacks genuine care and support. Threatening home owners with calling repo.
They don’t even deserve a one star This is the worst place to live. DO NOT let your loved one live there or you. The office is very rude Jessica is unprofessional. My sister lived there and she died. All they care about is getting money. They don’t have any sympathy or concern about anyone. We been trying to work with them to get things straighten out and home sold. She would even do that. She yelled at me which was unprofessional at its best. The place is too crowded brocade they want more money and they don’t care how they will screw you out of it
I have lived here since 2014. We got new better managers. RHP cut some things for funding so some things limited for Bryce to do. The winters when it snows is hell getting up the hill but if can’t wait a day or two it’s not bad to get out. Still not too bad of a place to live. Pricey but not bad as trying to rent an apartment.
I have a family member that lives there. Was told recently that theyare still charging for trash even though it went from Waste Management to Cards. Not too mention how conjested it is. Seems like everybodys in everybody elses bubble
We bought a new home and moved it here only because there were no other parks in Springdale with open spaces. The rent is ridiculously high but it's a nice park. We've lived here now for 3 months and have already got two notices of rule violations. We signed a 4 year contract to get the space but as soon as it's up we are planning to find a new spot for our home.
