Northland Manufactured Home Community About

For many individuals and families across Missouri, mobile home parks, often referred to as manufactured home communities, represent a significant option in the search for affordable housing. These communities can offer a sense of neighborhood and a distinct lifestyle. In Kansas City, Missouri, Northland Manufactured Home Community is one such place that provides housing opportunities. This article aims to offer a factual and informative overview of Northland Manufactured Home Community, drawing from available public information and resident feedback to help potential local users in Missouri understand what to expect.

The experience of living in any residential community is shaped by various factors, including management practices, community standards, and the overall maintenance of the property and its amenities. Northland Manufactured Home Community, like many established communities, has its own unique dynamics, and understanding these can be crucial for prospective residents. It's important to approach any housing decision with a comprehensive understanding of the community's current state and operational practices.

Customer reviews offer valuable insights into the lived experiences within the community. One resident, who has lived there for roughly nine years, noted a decline in conditions under current management: "My family and I moved here roughly 9 years ago, at that time we had very few complaints. Unfortunately with the new and current management of this property problems have only grown worse. The pool is never open on time, and when it is open it is almost never cleaned, it's green from algae or closed for several weeks for cleaning. The property manager picks and chooses what rules to enforce and who has to abide by them. Kids and adults are constantly driving loud ATVs, dirt bikes, or go carts on the road all hours of the day and night. Every year the rent goes up unfortunately it's not worth it. I cannot recommend living here, there are better places." This detailed feedback highlights concerns regarding amenity maintenance, rule enforcement, noise levels, and perceived value for increasing rent.

Another review raises serious warnings for potential buyers and renters, focusing on issues with home installation and subsequent repair costs: "BUYERS AND RENTERS BEWARE! THIS PLACE USED A SUB-PAR CONTRACTOR WHO DIDN'T PROPERLY PLUMB OR PUT A BELLY ON MY TRAILER BEFORE I BOUGHT IT AND I AM STUCK WITH ALL REPAIR COSTS. I HAVE POLITELY REQUESTED REIMBURSEMENT FOR SAME AND THEY REFUSE TO MAKE IT RIGHT! THEY ADVERTISE HOMES AS MOVE IN READY BUT THEY DON'T STAND BY THAT STATEMENT AFTER IT IS DISCOVERED THAT THE HOME WAS NOT PROPERLY INSTALLED! WHEN YOU PURCHASE A TRAILER THAT IS ALREADY ON A LOT IN A TRAILER PARK IT SHOULD ALSO BE PROPERLY INSTALLED AND MINE WAS NOT! BE VERY CAREFUL AND DO NOT LET THIS PLACE SELL YOU A HOME OR RENT YOU A HOME THAT IS NOT PROPERLY FINISHED. GET AN INSPECTION. THEY WILL NOT MAKE IT RIGHT AND WILL TAKE ADVANTAGE OF YOU IF YOU DON'T. THEY KNOWINGLY SOLD ME A HOME WITH SEWAGE PIPES NOT CAPPED OFF, THE PITCH OF THE PIPES ASKEW AND NO BELLY ON THE TRAILER WHICH ALLOWED ANIMALS ACCESS TO MY HOME THROUGH THE VENTS. I NEVER OWNED OR LIVED IN A TRAILER BEFORE AND DIDN'T REALIZE WHAT WAS WRONG FOR A LONG TIME UNTIL ONE OF THEOR CURRENT VENDORS TOLD ME OF THE PRECIOUS CONTRACTOR BEING RUN OFF FOR SHODDY WORKMANSHIP. SO NOW I AM STUCK WITH THE BILLS FOR ALL THIS BECAUSE THIS COMPANY, RHP, DOES NOT HAVE MORALS OR INTEGRITY. DON'T FALL FOR THE FRESH COATS OF PAINT AND NEW CARPET, HAVE YOUR FUTURE HOME INSPECTED. AND IF YOU PLAN ON RENTING, I WOULD SUGGEST GETTING AND INDEPENDENT INSPECTOR AS WELL." This comprehensive warning emphasizes the critical importance of independent home inspections, particularly for structural and utility integrity, and careful review of purchase or rental agreements. It suggests a need for extreme caution regarding the condition of homes sold or rented within the community and the responsiveness of management to post-purchase issues.

UPDATE AT THE BOTTOM OF THIS ORIGINAL REVIEW!!!!!vvv Lot rent is $700+. It's run like a HOA. They just keep raising the lot rent on top of whatever your mortgage is. Absolutely ridiculous and not worth the money. Telling the office your feelings regarding anything perceived as negative makes you feel like you'll be kicked out. Do not live here. I watched them put up siding over the mold growing on the outside of a house from across the street. I'll be letting prospective tenants know because the landlords screwed me on the purchase of my house. Let alone the list of other problems I could give you regarding living here. Terrible place to live. Wouldn't recommend to my worst enemy. Update: when in the process of buying this house, I did a walk through with one of the property managers and they said "I think the construction workers did pretty good with $30k!" And I agreed. But I now realize, I signed a loan for my house for $40k. Meaning they bought the trailer home for $10k and did a $30k remodel. __ I lived in my trailer home for a year and 5 months. In the first month, i noticed mold behind the walls and notified the property management company, nothing was done. Within 8/9 months, my AC and furnace went out. We had to run 3 window units in the house, only in certain areas because most outlets didn't work, and other outlets would short out the whole house. There was an electrical problem that I couldn't fix, which made my water heater go out within 9/10 months of living there. We didn't have hot water for a few months until I turned off and on every single breaker 4 times, and then turned off and on the power to the whole house very aggressively several times. Thank God I did and had hot water through MOST of this last winter we had. The faucet in the kitchen began leaking immediately, and I had to turn the valve off on the kitchen sink, allowing me access to only the hot water side. Turning off the sink meant sitting there turning the nozzle to make the sink drip as little as possible, as to not waste water and make the water bill go up even more. During this last winter in the house, I had to use 5 space heaters running throughout the house to keep it warm. I caulked literally every crack in that house from ceiling to where the floor meets the walls when I moved in, and there was STILL no temperature control. Meaning it was still freezing every night with all my space heaters running, and for several months I had to leave at least 3 space heaters running while I left the house for work. Terrified to get a call that my house was on fire while I was gone, leaving my dog home while I went to work. Terrified to have my son sleeping in his room overnight incase the house caught fire. People staying in my house would become sick with coughs, breathing problems, sinus issues, etc. Found out there was mold in every windowsill, underneath the countertop in the kitchen, behind and under both bathtubs, on the entrance by the front door, under the trim around the doors, everywhere. The kids in my house were getting and staying sick. During the bad January snow storm, I received MULTIPLE notices to clean my lawn, despite me telling the property management company that I was pregnant and wouldn't risk falling on the ice just to move my (4) child's toys. A sheet of ice covered my porch, stairs, sidewalk, and driveway. Everything was frozen to the ground. Yet they continued placing notices on my door throughout the entire snow storm. Absolutely infuriating. My door lock froze shut during the ice storm because I couldn't keep the inside of my house warm during the storm, so I had to bust in my own door. Which continued to raise my already high electric bill. __After all this, I realize they bought the house for $10k, sold me the house under a $40k loan, did the crappiest $30k PAINT JOB, didn't use any of the money to actually FIX the house, and sold it to me that way. Not to mention the 4 year contract i signed, so im 20K in debt for lot rent, and 40K in debt for the house. Going to file bankruptcy as I have no other options.

They care more about you having a bike and a few toys outside then the fact that there are dogs loose and I have been almost attacked twice. They have a set a rules that only apply to some people.
