Northview Estates Manufactured Home Community About

For Wisconsin residents considering manufactured home living, Northview Estates Manufactured Home Community in Fennimore, WI, at 1510 2nd St, might appear as an option for a new home. Manufactured home communities often aim to provide an affordable and community-focused living experience, balancing individual home ownership with shared neighborhood amenities. Northview Estates is indeed an all-ages community, welcoming families and individuals, and is positioned within a top-rated school district, making it potentially attractive for those looking to raise a family in a smaller Wisconsin town.

However, it is crucial for prospective residents to be aware of the experiences shared by current and former tenants. Recent public reviews paint a concerning picture regarding the quality of the homes, the conduct of some residents, and the responsiveness of management. While the concept of manufactured home living can offer a unique lifestyle, understanding the actual lived experience within a specific community is vital before making such a significant decision. This article aims to provide a factual and balanced overview, drawing directly from available public information and recent feedback.

Location and Accessibility

Northview Estates Manufactured Home Community is located at 1510 2nd St, Fennimore, WI 53809, USA. Fennimore is a charming city nestled in Grant County, Wisconsin, known for its small-town atmosphere and access to the scenic Driftless Area. For Wisconsin locals, Fennimore offers a quieter alternative to larger urban centers while still providing essential services and local attractions.

The community's location is described as being "just 1 mile from Downtown Fennimore," which provides residents with convenient access to local amenities. This includes various dining spots such as Friederick's Family Restaurant and Cottonwood Sports Bar, as well as grocery options like Bender's Foods and Just Like Home Country Market. For recreation and family activities, the Fennimore Railroad Museum, Marsden Park, and Oakwood Nature Park are also nearby, offering opportunities for leisure within the immediate vicinity.

Fennimore is accessible via state highways, making it reasonably connected to other parts of southwestern Wisconsin. For example, it's about a 45-minute drive from Platteville and roughly an hour and 15 minutes from Dubuque, Iowa, offering regional connectivity. The community's position allows residents to enjoy the tranquility of a smaller town while still having access to necessary services and local attractions, which can be a key advantage for many Wisconsin residents seeking community living.

Services Offered

Based on information from the community's official presence and general practices of manufactured home communities, Northview Estates Manufactured Home Community typically offers the following services, though the quality and enforcement of these services have been subject to recent criticism from residents:

  • Manufactured Home Sales & Rentals: Northview Estates facilitates the sale of new manufactured homes within the community, and also offers homes for rent. This provides options for individuals and families looking for flexible housing solutions.

  • Lot Rentals: Residents own their manufactured homes but rent the land (lot) from the community. The rental fee for the lot typically includes access to community infrastructure and common areas.

  • On-Site Management (with caveats): The community has an on-site management presence. However, recent reviews suggest concerns about management's responsiveness and willingness to enforce community rules regarding resident conduct and property maintenance.

  • Pet-Friendly Community: Northview Estates is a pet-friendly community, allowing residents to bring their furry family members. This is a significant consideration for many prospective homeowners.

  • Community Infrastructure: This generally includes maintained roads, street lighting, and utility hookups (water, sewer, electric) for each lot. The extent of maintenance for these features, based on negative reviews, may be a concern.

  • Online Application and Payment: As managed by Bayshore Homes Sales, residents likely have access to online portals for applications and rent payments, offering a modern convenience.

It is important for potential residents to thoroughly investigate the current state of these services and management's responsiveness by visiting the community and speaking with current residents, given the significant negative feedback available in public reviews.

Features / Highlights

Based on official descriptions and general aspects of manufactured home communities, Northview Estates Manufactured Home Community highlights the following features. However, it is essential to consider these in light of recent resident feedback, which indicates significant discrepancies between advertised features and lived experience.

  • All-Age Community: Northview Estates is designed to be an inclusive environment for all ages, catering to families, individuals, and retirees alike. This can foster a diverse and intergenerational community.

  • Top-Rated School District: The community emphasizes its location within a "top-rated school district," which is a significant draw for families with children, indicating access to quality education.

  • Proximity to Local Amenities: Being just "1 mile from Downtown Fennimore," residents have convenient access to local dining, shopping, and essential services, promoting a walkable or short-drive lifestyle.

  • Nearby Recreational Opportunities: The community highlights its closeness to local parks (Marsden Park, Oakwood Nature Park) and cultural attractions (Fennimore Railroad Museum), offering readily available leisure activities.

  • Pet-Friendly Policy: As a pet-friendly community, Northview Estates accommodates residents with pets, which is a key feature for many looking for housing options.

  • New Home Options: The availability of "new trailers" (manufactured homes) for sale or rent provides an opportunity for residents to move into modern, newly constructed homes. (However, reviews critically note concerns about the build quality and lack of basic features like sheds or gutters on these new homes.)

  • Affordable Home Ownership Potential: Manufactured homes often present a more accessible path to homeownership compared to traditional stick-built homes, making it a potentially attractive feature for budget-conscious individuals or families.

It is paramount that prospective residents conduct thorough due diligence, including visiting the community, inspecting homes personally, and speaking with current residents to gauge the accuracy and current state of these features versus the negative experiences reported in public reviews.

Conclusion: Why this place is suitable for locals

For Wisconsin locals considering Northview Estates Manufactured Home Community in Fennimore, it is essential to approach this decision with a comprehensive understanding that balances the advertised benefits with significant concerns raised by current and former residents. While manufactured home communities can offer an appealing pathway to homeownership or affordable rental options, the specific experiences within Northview Estates warrant careful consideration.

On the positive side, the community's location in Fennimore offers the charm of small-town Wisconsin living, with convenient access to local amenities and a highly-regarded school district. This can be attractive for families seeking a community environment and good educational opportunities without the hustle and bustle of larger cities. The availability of new homes and various promotions, such as move-in bonuses and free site rent, also presents initial financial incentives for those looking to manage housing costs.

However, local Wisconsin residents must be fully informed about the considerable negative feedback. Reviews describe concerns about the build quality of new homes ("built with match sticks," "sounds and smells get through the walls"), a perceived lack of basic features (no sheds or gutters), and significant issues with neighborly conduct ("blaring music, smoking weed, screaming and cursing"). Crucially, there are strong complaints about management being "piss poor" and "resistant to enforcing the rules," focusing primarily on collecting rent rather than maintaining a peaceful and respectful living environment. Reports of privacy violations and a 2023 lawsuit concerning rent increases and data sharing also raise serious red flags.

Therefore, while Northview Estates might offer a technically accessible entry point into homeownership or rental in Fennimore, its suitability for Wisconsin locals is highly conditional. Prospective residents are strongly advised to exercise extreme caution: personally visit the property, thoroughly inspect any homes, spend time in the community at different times of day, and, most importantly, speak with current residents directly to gain unfiltered insight into the actual living conditions and management responsiveness. For many locals seeking a stable, respectful, and well-managed community, the current public feedback suggests that Northview Estates may not meet those expectations without significant personal risk and potential dissatisfaction.

Trashy. New trailers are overpriced and built with match sticks. Homes don't come with sheds or even gutters. The neighbors are 50/50 going to be trashy and disrespectful, blaring music, smoking weed, screaming and cursing. All of that is made worse by the fact that these brand new trailers are made like crap so sounds and smells get through the walls. It feels more like a poorly run campground than a mobile home community. Management is resistant to enforcing the rules and only cares about getting your rent check every month. We were going to buy here but wanted to rent for a year first to see how it went, glad we didn't buy right away. I'm sorry we moved in.
