Pine Valley Mobile home Community About

For many residents across Texas, finding a place to call home involves balancing affordability, location, and the quality of the living environment. In Lufkin, a city nestled in the heart of East Texas, mobile home parks represent a significant and often accessible housing option. These communities can provide a unique blend of independent living within a communal setting. This article aims to provide a clear, engaging, and informative overview of Pine Valley Mobile Home Community in Lufkin, drawing directly from available public information and recent customer feedback to help local users in Texas learn more about this place and make informed housing decisions.

Mobile home parks, often referred to as manufactured home communities, offer an alternative housing model that can be particularly appealing for those seeking an economical path to homeownership or long-term rental. In this setup, residents typically own their manufactured home while leasing the land it occupies. This arrangement can significantly reduce the initial financial outlay compared to purchasing both land and a traditional stick-built house, making homeownership more attainable for a broader spectrum of individuals and families across Texas. Ideally, these communities provide a structured environment with shared amenities and management services, fostering a sense of neighborhood and camaraderie. Residents often benefit from potentially lower living costs, and with proper management, they can enjoy a more relaxed pace of life with reduced property maintenance responsibilities as common areas are typically overseen by the park. However, the quality of experience can vary significantly from one park to another, heavily dependent on the management's commitment to upkeep and resident communication. For those exploring housing in Lufkin, understanding the specific characteristics of Pine Valley Mobile Home Community based on real-world experiences is crucial.

Pine Valley Mobile Home Community is situated at 2307 N John Redditt Dr, Lufkin, TX 75904, USA. This address places the community along a significant thoroughfare in Lufkin, Texas. N John Redditt Drive is a key artery, providing residents with relatively easy access to a variety of essential local services and amenities that Lufkin has to offer. Being in Lufkin means residents are near numerous grocery stores for daily needs, diverse retail shopping centers, a wide range of dining options from casual eateries to more formal restaurants, robust medical facilities, and various educational institutions. The park's location on N John Redditt Drive also offers straightforward routes to other parts of Lufkin and connects to broader regional highways, facilitating commutes for work, school, or leisure activities throughout East Texas. For Texas locals, the accessibility of Pine Valley Mobile Home Community is a factor to consider, as it combines a residential setting with practical proximity to urban conveniences. While the immediate environment of the park might be quieter than a bustling city center, its location ensures that residents are never too far from necessary services and the vibrant life of Lufkin.

Based on recent customer reviews, the services offered at Pine Valley Mobile Home Community appear to be significantly impacted by a reported decline in management and maintenance since a change in ownership. While mobile home parks generally provide certain standard services, the current state of this community, as described by residents, indicates severe shortcomings in key areas. Standard services typically found in mobile home parks include:

  • Lot Leasing: Providing individual spaces for manufactured homes with necessary utility hook-ups (electricity, water, sewer), though residents typically bear the cost of their individual utility consumption.
  • Common Area Maintenance: This service is intended to cover the upkeep of shared spaces, including internal roads, landscaping, and any communal facilities. However, reviews explicitly state, "Even people in pick ups struggle to drive down the road because the pot holes are so bad," and refer to "maintenance that is not performed," indicating a severe lack of this crucial service.
  • Waste Management: Typically, arrangements for trash collection are provided. However, a review highlights that "The dumpster area has looked like this for weeks now. We have to stand in the back of the pickup to be able to get things into the dumpster," suggesting that waste management services are inadequate and contributing to unhygienic conditions.
  • On-Site Management/Contact: A fundamental service is having accessible management to address resident inquiries and issues. Reviews state, "We have no way of contacting any form of management, owners, etc.," pointing to a complete breakdown in communication and accessibility of the park's oversight.

The factual accounts from residents indicate that the critical services expected from a mobile home community are either severely neglected or entirely absent at Pine Valley Mobile Home Community, raising serious concerns for prospective residents in Texas.

Pine Valley Mobile Home Community, as detailed by recent customer reviews, presents a concerning picture regarding its features and highlights, particularly since the reported change in ownership. While the concept of a mobile home community often implies certain benefits, the current state of this park, according to residents, indicates significant deficiencies in key areas that would normally be considered highlights. Here's a factual overview of its reported features:

  • Deteriorating Infrastructure: A major feature, or rather a critical issue, is the poor condition of internal roads. Reviews explicitly state, "the pot holes are so bad," making it difficult for vehicles to navigate and causing damage to personal driveways.
  • Unmaintained Common Areas: The park is described as having "truly just went down hill." The dumpster area is highlighted as a persistent problem, looking "like this for weeks now," suggesting a severe lack of maintenance and cleanliness in communal waste disposal areas.
  • Lack of Management Presence: A significant concern is the reported absence of accessible management. Residents state, "We have no way of contacting any form of management, owners, etc.," which means there is no readily available resource to address issues or provide support.
  • Impact on Resident Property: The poor road conditions are directly impacting resident properties, forcing vehicles "to partially pull into our driveway which is in turn making the holes in our driveway worse." This indicates a failure to protect residents' personal spaces from park-related issues.
  • Unjustified Fees: Residents express frustration over "fees for maintenance that is not performed," highlighting a perceived discrepancy between costs paid and services received.
  • Historical Quality (Pre-Ownership Change): While the park's current state is poor, one review mentions a time when "Mr Cherry sold the trailer park," implying a previous period of better management and maintenance. This serves as a stark contrast to its current reported condition.

In summary, the features of Pine Valley Mobile Home Community, as conveyed by recent reviews, are dominated by issues of severe disrepair, lack of management oversight, and unfulfilled maintenance obligations. For those in Texas considering this location, these reported conditions are critical factors to consider.

Based on the extremely critical and concerning customer reviews, it is highly improbable that Pine Valley Mobile Home Community is offering any promotions or special offers at this time. Mobile home parks typically use incentives such as reduced security deposits, waived application fees, or discounted lot rent to attract and retain residents. However, when a property is described by its residents as having "horrible" potholes, a "trashy" dumpster area, and a complete lack of management contact, offering promotions would be counterproductive and misleading. The feedback explicitly mentions residents paying "fees for maintenance that is not performed," indicating that the current focus should be on addressing fundamental habitability and management issues, rather than enticing new residents with discounts. Advertising promotions for a community where residents report "no way of contacting any form of management" and deteriorating infrastructure would severely contradict the factual state of the park. Therefore, for Pine Valley Mobile Home Community, there are no specific promotions or special offers to list based on available public data. Any potential resident in Texas is strongly advised to prioritize a direct and thorough assessment of the park's current conditions before considering any residency here.

For those who still wish to attempt contact with Pine Valley Mobile Home Community, despite the severe concerns raised in public reviews, the following contact information is available:

  • Address: 2307 N John Redditt Dr, Lufkin, TX 75904, USA
  • Phone: (936) 639-5715
  • Mobile Phone: +1 936-639-5715

Given the reported issues of residents having "no way of contacting any form of management, owners, etc.," it is important to acknowledge that reaching a responsive party through these numbers may be challenging. If contact is made, it is strongly recommended that any prospective resident inquire directly about the current conditions of the park, specifically addressing the reported issues with potholes, dumpster area maintenance, and the accessibility of management. A direct conversation, if possible, would be crucial to determine if the severe problems highlighted in the reviews have been addressed or if there are concrete plans for significant improvements. For Texans considering this community, due diligence and an in-person visit are paramount before making any commitments.

Based on the overwhelmingly negative and critical customer reviews, Pine Valley Mobile Home Community in Lufkin, Texas, presents significant concerns regarding its suitability for locals. While mobile home parks can offer an affordable housing solution, the factual feedback from current residents paints a stark picture of a community that has reportedly "just went down hill" since a change in ownership. The primary issues highlighted are severe: internal roads are plagued by "pot holes" so bad that they force vehicles into driveways and cause damage, and the dumpster area is consistently "trashy" for weeks, indicating a profound lack of maintenance and sanitation. Most critically, residents report having "no way of contacting any form of management," which means there is a complete absence of oversight or a channel for addressing serious concerns, despite paying "fees for maintenance that is not performed." For a local resident in Texas, a suitable living environment includes basic infrastructure upkeep, sanitary conditions, and accessible management for issues. Unfortunately, the available public data strongly suggests that Pine Valley Mobile Home Community currently fails to meet these fundamental criteria. Therefore, based purely on the provided information, it would be extremely difficult to recommend Pine Valley Mobile Home Community as a suitable living option for locals. Prospective residents are strongly advised to exercise extreme caution and conduct a thorough personal inspection, if possible, before considering any residency here.

I live there years ago until Mr Cherry sold the trailer park! After he sold the park the new owners were supposed to make improvements, in reality it has truly just went down hill since Mr Cherry sold it!!

Yeah that new management sure is turning the park around. We have no way of contacting any form of management, owners, etc. Even people in pick ups struggle to drive down the road because the pot holes are so bad, which then forces them to partially pull into our driveway which is in turn making the holes in our driveway worse. I tried to reach out about this picture in particular. The dumpster area has looked like this for weeks now. We have to stand in the back of the pickup to be able to get things into the dumpster. I’m beyond glad we pay them fees for maintenance that is not performed🙄

My homeboy stay out there, the driveway is messed up bad im surprised someone hasn't messed up they car. They got one dumpster and its nasty trash everywhere . I really don't know how they keep tenants. My homeboy say they have to pay lights water and rent. They have to mow they own yards and buy they own appliances if they don't have one in their unit. Mostly all of them got tarps on the roof i guess they all got leaks or falling in ceilings. Rent paid through a app where you charged 9.99 fee plus water and rent.

I have a friend that lives there seems quiet but the roads are HORRIBLE!! You can and most likely will mess your car up driving through at night management should consider investing a small amount of money they receive from rental properties into fixing the driveways.

Affordable rent. Pretty nice neighborhood. However, the rules regarding dogs being on leashes aren't enforced fairly. Owners with bigger dogs are singled out while small dog owners consistently let their dogs run around no problem. I've almost ran over multiple tiny dogs because they run in the road. People also throw their trash out which frequently is found in my yard and driveway. People also drive through at all hours of the night with loud music which wakes me up. I've lived here for years and these issues are never addressed. Also rent was raised but we still have horrible roads. The patchwork is only a temporary fix and I don't know when management will learn this is a horrible idea and the whole road needs to be paved with quality materials.
