For many Michigan residents, finding a community that offers both affordability and a place to truly call home is a significant pursuit. Manufactured home communities, often known as mobile home parks, serve as a vital housing solution across the state, providing an alternative to traditional stick-built homes. These parks offer a unique lifestyle, balancing individual home ownership with the benefits of a neighborhood setting. In the picturesque region of West Michigan, Pines Mobile Home Park in Hart stands as one such community.
Manufactured housing has evolved significantly, offering modern amenities and comfortable living spaces that appeal to a diverse range of individuals and families. From those seeking an entry point into homeownership to retirees looking to downsize and enjoy a simpler lifestyle, mobile home parks can provide a viable and often more economical option. The appeal often lies in the ability to own a home without the added financial burden of land ownership, as residents typically lease the lot their home occupies.
Pines Mobile Home Park, situated in Hart, Michigan, contributes to the local housing landscape. For Michigan locals considering a manufactured home, understanding the specifics of such a community is paramount. This article aims to provide a factual and informative overview of Pines Mobile Home Park, based on publicly available data, to help prospective residents gain insight into what living in this particular community might entail. It's about providing the information you need to make an informed decision for your next home in Michigan.
Pines Mobile Home Park is conveniently located at 3241 N 72nd Ave #40, Hart, MI 49420, USA. This address places it within the charming city of Hart, which serves as the county seat of Oceana County in West Michigan. The park's location offers a blend of small-town tranquility with reasonable accessibility to essential services and regional attractions.
Hart itself is known for its agricultural roots, particularly its fruit orchards, and offers a quaint downtown area with local shops and eateries. For residents of Pines Mobile Home Park, this means easy access to local grocery stores, community services, schools, and healthcare providers within Hart. The city's relatively compact size ensures that most daily necessities are just a short drive away.
Beyond Hart, the park's location provides good access to the broader West Michigan region. Major roadways, while not directly adjacent to a large highway in the same way some other parks might be, connect Hart to larger cities like Ludington to the north and Muskegon to the south. This allows for commuting to employment centers, accessing larger retail outlets, and enjoying a wider array of entertainment and dining options.
Oceana County is also celebrated for its natural beauty and recreational opportunities. Residents can enjoy proximity to stunning Lake Michigan beaches, including the famous Silver Lake State Park Sand Dunes, which offers unique off-roading experiences and beautiful scenery. The Hart-Montague Pathway, a popular paved rail-trail, is another local highlight, perfect for biking, walking, and enjoying the outdoors. While the park itself is nestled within a residential area, its surrounding environment offers a true taste of Michigan's natural allure, making it suitable for those who appreciate outdoor activities and the charm of a smaller community.
Pines Mobile Home Park, as a manufactured home community, primarily facilitates the leasing of land lots for residents' manufactured homes. While specific detailed lists of services directly from the park are not extensively published, a typical mobile home park provides a set of core services and infrastructure necessary for its residents. Based on common industry practices and the nature of such communities, the following services are generally offered or managed:
- Site Leasing: The fundamental service is providing individual lots for residents to place their manufactured homes. This lease agreement typically includes access to necessary utilities.
- Utility Hookups: Each lot is expected to be equipped with essential utility hookups, including connections for water, sewer, and electricity. The arrangement for utility billing (e.g., whether utilities are sub-metered and paid by the resident directly to the provider, or whether some are included in the lot rent) would be specified by the park management.
- Waste Management: Generally, routine trash collection services are organized for residents within the park, either through communal dumpsters or individual curb-side pickup.
- Road Access: The park maintains its internal road network, providing access to all individual home sites. While reviews indicate that the park is "not kept up" and "over grown," and potentially "no lights in the park," the intention is to provide navigable access for residents.
- Community Management: The park management oversees the overall operations of the community, which includes administering leases, enforcing park rules, and handling communal infrastructure.
It is crucial for prospective residents to contact Pines Mobile Home Park directly to confirm the exact services included in the lot rent, understand utility arrangements, and inquire about the current state of maintenance and any specific rules or policies that may impact their living experience. Understanding these details upfront is essential for making an informed decision.

Customer Reviews
The park managers are rude and manipulative. They neglect their responsibilities and treat the tenants poorly. They incorporate new rules at their own whim and don't enforce the same rules for their family and friends. The park is over grown, not kept up, and stalk tenants on a regular basis.
They don't keep it very clean. And no lights in the park very dark and unsafe.
I suggest people do not move into this part they do not keep up on maintenance they are way overpriced and are so restrictive I'm rules no one can live there comfortably and everyone wants to move out
