Red Hawk Estates MHC About

For residents of Missouri seeking an accessible and community-oriented place to live, Red Hawk Estates MHC in Old Monroe offers a distinctive option in the manufactured home sector. This community provides a pathway to homeownership or rental opportunities within a structured environment. Understanding the dynamics of such a park, including its management approach and resident experiences, is key to making an informed decision about calling it home. Red Hawk Estates aims to provide a space where individuals and families can establish their lives in a quieter, more rural setting of Lincoln County.

Introduction / Overview

Red Hawk Estates MHC (Manufactured Home Community) is a residential park located in Old Monroe, Missouri. It operates on the common model for manufactured home communities, where residents typically own their homes and lease the land (lot) from the park, or in some cases, can rent homes directly from the park owner. This setup often provides a more affordable alternative to traditional stick-built housing, making homeownership accessible to a wider range of individuals and families.

The experience at Red Hawk Estates, like any community, can be shaped significantly by individual interactions with management and specific circumstances. Feedback from residents highlights varying perspectives on the owner, Jeff. Some residents have described the owner as "extremely helpful, kind, and fair," noting compassion and assistance during difficult situations, even when issues originated from external sources like unreliable home sellers. This suggests a willingness by the management to engage with residents' challenges. However, other feedback indicates concerns about communication and perceived priorities, particularly regarding home sales and financial considerations. These contrasting views underscore the importance of direct communication and clarifying expectations when considering Red Hawk Estates as a potential home. The park's goal is to provide a stable living environment in Old Monroe, a charming area of Missouri.

Location and Accessibility

Red Hawk Estates MHC is situated at 111 Maple Shade Dr, Old Monroe, MO 63369, USA. This location places the manufactured home community in Old Monroe, a smaller, more rural community in Lincoln County, Missouri. Old Monroe offers a distinct change of pace from the bustling urban centers, providing a quieter and more relaxed living environment.

While Old Monroe itself is a smaller town, its location still provides reasonable accessibility to larger amenities and employment hubs in the wider St. Louis metropolitan area. The community is generally accessible via state highways, connecting it to nearby towns like Troy, Winfield, and Wentzville. For those who commute for work or need access to more extensive shopping, dining, or healthcare facilities, a drive to these larger towns is typically required. Troy, the county seat of Lincoln County, offers a broader range of services, including supermarkets, local businesses, and some retail options.

For more comprehensive urban amenities and employment opportunities, residents would typically travel to St. Charles County or the greater St. Louis area, which are further drives but still within feasible commuting distance for many. This rural-to-urban accessibility blend makes Red Hawk Estates suitable for individuals and families who prefer a peaceful, small-town atmosphere while still having the option to reach larger services when needed. The address on Maple Shade Drive suggests a residential street within the community itself, offering a quiet internal environment for residents.

Services Offered
  • Lot Rentals: Red Hawk Estates primarily offers lots for rent, allowing residents to place their privately owned manufactured homes within the community.

  • Home Sales/Rental Opportunities: The park may also facilitate the sale of manufactured homes on-site, or in some cases, offer homes for rent directly through the owner/management. Potential residents should inquire about current inventory and terms.

  • On-Site Ownership/Management: The community has an owner, Jeff, who is actively involved in the park's operations and direct interactions with residents regarding various concerns, including home-related issues and financial arrangements.

  • Assistance and Support: Based on positive reviews, the owner has shown "compassion" and "helped us in more ways than one" with resident issues, even those stemming from external home purchase problems. This indicates a potential for supportive interactions.

Features / Highlights
  • Supportive Owner/Management (as experienced by some): A significant highlight, as expressed by some residents, is the owner, Jeff, who has been described as "extremely helpful, kind, and fair." This suggests a management style that can be compassionate and provide assistance beyond standard landlord duties, especially when residents face unforeseen challenges with their homes.

  • Affordable Living Opportunity: Manufactured home communities like Red Hawk Estates typically provide a more budget-friendly path to homeownership compared to traditional housing, making it an accessible option for many in the Old Monroe area.

  • Quiet, Rural Setting: Located in Old Monroe, the park offers a peaceful and less congested environment compared to more urban or suburban areas. This is ideal for those seeking a tranquil place to live away from the hustle and bustle.

  • Direct Communication with Owner: Residents have direct interactions with the owner, which can be a positive aspect for some, allowing for direct communication regarding concerns or needs, rather than navigating layers of corporate management.

  • Established Community: As an existing manufactured home community, it offers a pre-established neighborhood with existing residents, potentially fostering a sense of belonging for new occupants.

Promotions or Special Offers

Red Hawk Estates MHC, as a privately owned and managed manufactured home community, typically focuses on providing long-term residential solutions through lot rentals or home sales. Specific, widely advertised "promotions" in the retail sense might not be a regular feature. However, prospective residents should always engage directly with the owner or management to inquire about any current opportunities or flexible terms.

  • Lot Rental Availability: The primary "offer" is the availability of lots for manufactured homes. Inquiring about current vacant lots and their associated rental rates is the first step.

  • Home Sales/Rental Opportunities: If the park has homes available for sale or rent directly from the owner, there might be specific pricing or terms associated with these units. As indicated by one review, there might be situations involving cash buyers versus loan applications, so it's crucial to clarify the process and any upfront costs (e.g., security deposits, down payments) directly.

  • Flexible Terms (Potential): Based on the positive review highlighting the owner's "kindness" and willingness to "help in more ways than one," there might be an openness to discussing flexible terms for qualified residents, especially in unique circumstances. However, this would be on a case-by-case basis and not a guaranteed promotion.

Given the varied feedback regarding communication and financial aspects, it is highly advisable for any interested party to:

  • Contact the park directly at (636) 665-5205 to discuss current availability, explicit rental terms, and any applicable sales processes.

  • Clarify all financial expectations, including upfront costs, monthly lot rent, and utility responsibilities, in writing.

  • Ensure any verbal agreements or promises are documented in a written lease or contract before making commitments.

This proactive approach will help ensure a clear understanding of all terms and conditions for prospective residents.

My husband and I moved here not long ago. We have had our ups and downs at no fault of the owners of Red Hawk. We bought our trailer from what we thought was a reputable company and found out after we moved in that they basically did a “duct tape and spackle” job to make it look nice. That being said, the owner, Jeff, has been extremely helpful, kind, and fair. He’s shown my family compassion and helped us in more ways than one. Unbelievably decent owner and we are so grateful to have such a place to live even if we still have some things to fix on our home

My husband and I went to Jeff wanting to buy a place we didn’t resign our lease because he told us as soon as it was ready we would have first dibs. When we went to see it and say yes we wanted it he mentioned nothing about having someone else interested until he sent the contract that he wanted $2000 up front which is fine but he told me he would only let us apply for the loan if the cash buyer didn’t want it that was better for him! He did not care in the least about what he had told us. Then he tried to accuse me of backing into an electric pole but my vehicle has no mark on it and I saw no pole when I was backing out to even hit! All he wants is money. Do not trust this man or buy/rent anything from him period!

I love it here. Everyone is super nice especially Jeff and the maintence man. Both of them respond very quickly and are super helpful. The park is one of the nicest I have seen and seems to be getting nicer and nicer. It is winter rite now and we only moved in a few months ago but have not had any issues with anyone or anything and its very quiet and peaceful. We love our neighbors and happy we made the move. We cant wait for spring and to start planitng flowers and be able to get out a little more.

My experience at this was terrible. My kids were mistaken for someone else's who were mocking on doors after hours. My kids were planning were they shouldn't have been n I got written up, yet other kids do it n it's fine. I asked for a deck n was refused but anyone else could get one. I was held to the standards of the lease but not others. I was told one thing I could do then got evicted for doing it.

Truly has been an extremely nice time living here. The neighborhoods are quiet and away from the city but close enough for their convenience. Everything is well kept and not falling apart. Every neighbor treats the other with respect. Maintenance has been incredible. If the wind busted our outer door, they quickly fixed it. Appreciated the lawn upkeep as well since I'm disabled and Unable to tend to it myself. Thank you. UPDATE: Again I cannot truly begin explain how much I appreciate the management team for working with us through a difficult time. We have been through alot with my wives injuries and Red Hawk has been nothing short of amazing.
