Are you a Minnesotan considering manufactured home living in a well-located community? Cedarwood Estates in Cedar, MN, offers a glimpse into this unique housing option. Situated in a convenient part of Anoka County, this mobile home park has recently undergone significant changes under new ownership, aiming to enhance the living experience for its residents. For those seeking a blend of affordability and a structured community environment, exploring Cedarwood Estates might be a valuable step in your housing journey.
Manufactured home communities provide a distinct alternative to traditional housing, often offering a more accessible entry point to homeownership while providing the privacy of your own dwelling. Cedarwood Estates, as a prominent park in the Cedar area, presents this opportunity. Recent transformations, including new streets, updated signage, and lot clean-ups, signify an ongoing commitment to improving the park's infrastructure and overall appeal.
However, it's important for prospective residents to understand the realities of community living, which often come with a set of rules and expectations designed to maintain a consistent environment. While the new ownership has actively worked to 'clean this park up' and is 'bringing in new homes,' some tenant experiences highlight areas where community guidelines, particularly concerning children's activities and yard maintenance, have led to discussions. Understanding these dynamics upfront is key to a harmonious living experience.
One resident noted significant positive changes under the new ownership, praising the new streets, signs, and overall cleanup efforts. This indicates a tangible investment in the park's infrastructure and aesthetic. The management team, while occasionally leading to 'iffy' dealings on specific resident issues, has been described as generally respectful. This suggests that communication, while sometimes challenging on particular topics, is conducted professionally.
However, feedback also points to specific concerns regarding community rules, especially for families with young children. Issues raised include management's strictness on children playing in the roads (despite a park area being available), restrictions on certain outdoor items like basketball hoops and toys in yards, and rules against keeping boats, campers, or trailers on lots. Speeding within the park by some residents has also been a noted concern, with calls for more consistent enforcement of speed limits.
These detailed tenant experiences underscore the importance of clarity on park rules before moving in, particularly for families. The contrasting views on children's play and yard tidiness highlight the need for prospective residents to align their expectations with the community's policies. While the park has invested in physical improvements, understanding the day-to-day living guidelines, especially those impacting families, is crucial for a positive long-term residency. For adults without young children, the park is explicitly suggested as a potentially ideal fit, which indicates a particular focus on maintaining a specific aesthetic and order within the community.

Experiences I've encountered or came across while being a tenant here is kids playing in the street, and maintenance of the mobile home park. I'll break it down... 1. Kids playing in the road...There is a nice park with a huge field to play in. Although some "move" out of the way when a car comes, but some just run their mouths at the cars driving. Go play at the park or in your yard. The road "supervised or not" is no place for them to be... it's to drive on. Respect the people driving. Please don't say "find out where they live" so a letter can be sent to them reminding them. Send a reminder to all tenants regarding this situation. 2. Maintenance of the mobile home park... they say yards have to be spotless and neat (which there is a couple that aren't even spotless) can we say favoritism. If we all have to, so does maintenance people. In the winter time... they can't even plow and even when it is attempted to be plowed, it's a horrible job. Do better management. KEEP UP ON IT, and do it the right way. One thing about Mike is he was on it and the roads were clean.
Dec 20, 2024 · Jelly BeanNew ownership has really cleaned this park up. New streets, new signs, cleaning up lots, bringing in new homes. Management can be iffy on dealing with resident issues, but overall I have never had any part of the management team be disrespectful to me. If you have children, though, I would suggest looking elsewhere for a home for your family. Majority of residents speed through the park (20-30mph when the signs say 10), and then complain that children are in the road. Every child I’ve seen playing all summer, my own and others, will move to the side of the street when a car is coming. You could go to the nicest neighborhood, the ‘rich parents’ children will also be riding bikes, playing sports, etc.. in the yards and unfortunately, in the roads. They will not allow fences for our yards (even if we put it up within city/fire marshall ordnance) and residents with existing fences are being harassed to remove them, yet they won’t do anything about the speeding. They offer in other reviews to ‘go to a residents home with kids that are in the streets and remind them of the rules’ but cannot remind ALL residents to drive the speed limit? Management team will threaten write ups for things such as kids’ bikes being kept neatly next to sheds or driveways. We are not allowed to have basketball hoops in our OWN driveway, not allowed to have toys for children in our own yard (I understand wanting things to be tidy, what I don’t understand is not wanting them seen at all?) Myself and my children clean and put away toys every single night, we keep them organized and in one area of the yard/driveway and yet the fact that my children’s things even exist continue to be an issue. Because, why should it look like children live here? I rent a dumpster every spring to deep clean our home, yard and shed. My yard is not landscaped with thousands of dollars, and of course could have some work done, but it is not unkept and/or messy. You cannot have certain toys for your children. I purchased ‘electric bikes’ for my children, as my lease states no gas powered off road vehicles (golf carts, dirt bikes, four wheelers, etc). Multiple times management approached my children and told them that they were not allowed to ride them (they go 5mph and are ‘power wheels’ for bigger children). They also will not allow you, even in the summer, to have your boat, camper or trailer in here. Not in your driveway, and not on your off street parking spaces. This is fine, but something to note before thinking about moving in. This park would genuinely be great for adults with no young children, and I really believe they should just gear towards turning this into a 55+ community vs continuing to shame hard working parents who are just doing what they can to survive in this economy. The least we can do is feel safe to let our kids have a childhood without fear of judgement and punishment in a place that is supposed to be ‘home’.
Oct 25, 2024 · Keara LeeandraMy wife and I had to move recently. Don and Vicki were very helpful to us in getting this done. Vicki and Don are excellent employees for this company. They do excellent work for their clients. The owners should be very proud of their accomplishments. thank you very much.
Apr 08, 2024 · Gaylin LaabsI used to live here 5 years ago, recently moved back! I am pleased to say I am overly surprised with the park from what it was to what it is now. Dec 13, 2023 · Stephanie JorgensenMy husband and I ordered a brand new doublewide home. We started with Brandi the manager. She had all the the options. We wanted all the option upgrades. This was going to be our forever home. When she was let go Rusty took over. I talked to Rusty several times. I wanted to make sure he had our order correct. Everytime he reassured me that he ordered the home we wanted. The day we moved in Rusty had us sign the least before we saw our new home. When we walked in and nothing that we ordered was there. We told him from day one that the home he ordered was not the one we were buying. Rusty came over to our house and at that time he said the easiest way to fix this was for us to order a new home. At that time he told us we would have to wait for spring to order a brand new doublewide. He had Vicki the manager show us open lots and we found one. Spring came and went with no contact from Rusty. We put our lives on hold for a year thinking Rusty was going to let us order a new home. We ended up having to buy a home somewhere else. Now Rusty is not giving back our ernest money that we put down on a home we didn't get. We are an older couple and that is alot of money to us. We are not the only ones this is happening to.
