Rick's Mobil Home About
For many individuals and families in North Carolina, mobile home parks represent an important and often more accessible pathway to finding a place to call home. These communities offer a distinct living experience, providing a sense of neighborhood and typically a more affordable housing solution compared to traditional stick-built homes. When considering a move or a change in living arrangements in the Selma area, understanding the landscape of available mobile home parks is a crucial first step.
The decision of where to live is deeply personal and involves weighing many factors, from location and amenities to the overall atmosphere and management of a community. Mobile home parks in North Carolina, like those in Selma, provide various options, ranging from quiet, established neighborhoods to those undergoing transitions or new developments. It's essential for prospective residents to conduct thorough research, visit properties, and gather as much information as possible to ensure that a chosen community aligns with their specific needs and values.
As with any housing decision, due diligence is key. Exploring different mobile home parks allows individuals to compare features, understand resident experiences, and ultimately make an informed choice that contributes to a positive and stable living situation. This article aims to provide a general overview of what one might consider when looking into mobile home living options in the Selma, NC, region.
Mobile home parks in Selma, NC, like many residential areas in the town, benefit from the region's accessible location. Selma is situated in Johnston County, a rapidly growing area of North Carolina, and offers a balance of small-town character with convenient access to larger urban centers. The specific location of a mobile home park within Selma can significantly impact a resident's daily commute and access to amenities.
Properties such as those located on roads like Ricks Rd generally offer a more suburban or semi-rural feel, providing a quieter environment away from the immediate hustle and bustle of commercial districts. However, Selma's overall infrastructure ensures that even these locations typically remain well-connected. The town is strategically positioned near major transportation arteries, including Interstate 95 (I-95) and US Highway 70. This proximity is a major advantage for residents who commute to nearby cities like Raleigh (approximately 40 minutes to the northwest) or Fayetteville (about an hour to the southwest), or for those who frequently travel across the state.
Residents of mobile home parks in Selma can typically access local schools, grocery stores, healthcare facilities, and recreational areas within a reasonable driving distance. The convenience of living in a town that provides essential services while still offering a more relaxed pace of life is a significant draw for many. When evaluating a mobile home park, considering its exact location in relation to these everyday necessities and personal travel patterns is an important step.
Mobile home parks primarily offer lot leases, meaning residents own their manufactured homes but rent the land it sits on. Beyond this fundamental service, the specific services offered can vary significantly from one park to another. Generally, prospective residents should consider the following common services provided by mobile home communities:
- Lot Leasing: The core service, providing a designated plot of land within the community for a resident's mobile home. This typically includes connections for utilities.
- Utility Access: While residents usually pay for their own utilities (electricity, water, sewer, trash), the park provides the necessary hookups at each lot and often manages the infrastructure for these services.
- Grounds Maintenance: Many parks handle the maintenance of common areas, roads, and sometimes landscaping around individual lots to ensure a neat and orderly appearance throughout the community.
- On-Site Management/Support: Some mobile home parks have on-site management or a readily available contact person to address resident concerns, collect rent, and oversee park rules and regulations. Communication from office staff regarding community matters is a key service.
- Infrastructure Upkeep: Regular maintenance and repair of internal roads, street lighting, and utility lines within the park.
- Community Rules and Regulations: While not a "service" in the traditional sense, established rules contribute to a structured living environment, often covering aspects like noise, pet policies, and home appearance, aiming to maintain community standards.
It is always advisable to directly inquire about the full scope of services and what is included in the lot rent when considering any mobile home park.
The features and highlights of a mobile home park contribute significantly to the quality of life experienced by its residents. While specific amenities can vary, common highlights that make a community desirable often include:
- Community Atmosphere: Many mobile home parks foster a sense of community, where neighbors know each other and a friendly environment prevails. This can be a major highlight for those seeking a close-knit living situation.
- Quiet Environment: A well-managed mobile home park often provides a peaceful and quiet residential setting, allowing residents to enjoy a tranquil home life away from heavy traffic or urban noise.
- Affordability: Mobile home living is often highlighted for its relative affordability compared to traditional homeownership, making it an accessible housing option for a wide range of individuals and families.
- Convenient Location: Proximity to essential services like grocery stores, healthcare facilities, schools, and major transportation routes (like I-95 and US Hwy 70 in Selma) is a key feature that enhances daily living.
- Maintenance and Upkeep: Parks that demonstrate a commitment to maintaining their common areas, roads, and overall infrastructure are highly valued. This ensures a pleasant and safe environment for residents.
- Dedicated Management and Staff: When management and staff are responsive, communicative, and helpful, it significantly improves the resident experience. Their ability to address concerns and facilitate a smooth living situation is a major highlight.
- Sense of Belonging: For many, a mobile home park offers a strong sense of belonging, providing a stable and familiar place to call home for extended periods.
When evaluating a mobile home park, it is crucial to personally visit the community, observe the current state of its features, and, if possible, speak with current residents to gain firsthand perspectives on the living environment and management quality.
Mobile home parks typically do not offer "promotions" in the same way a retail business or short-term rental might. Their focus is on long-term residency through lot leases. However, potential residents can inquire about certain considerations that might impact their overall cost or transition. These are less about discounts and more about the structure of leasing and potential incentives for new residents.
- Lot Rent Structure: Understand the various components of lot rent and if there are any introductory rates for new residents. Inquire about the terms of the lease agreement, including any annual increases or fixed-rate periods.
- Move-In Assistance: Occasionally, a park might offer assistance with relocation costs, especially if you are moving a new or existing mobile home onto one of their vacant lots. This could involve waiving certain fees or providing support for utility hookups.
- Home Sales/Rental Programs: If the park has a relationship with mobile home dealers or has park-owned homes for sale or rent, they might offer special financing options or discounted prices for units within their community.
- Referral Programs: Some communities might have referral programs for current residents who bring in new tenants, which, while not a direct promotion for new residents, can indicate a healthy, desirable community.
To get the most accurate and current information regarding any unique offerings or the specific financial details of becoming a resident, it is always recommended to directly contact the mobile home park's management office. They can provide detailed insights into available lots, pricing, and any other relevant terms for new residents.
For those interested in learning more about mobile home park options in Selma, NC, or to inquire about specific properties, direct contact with the management is the most effective approach.

This direct communication is crucial for clarifying any questions you may have before making a decision.
For residents of North Carolina, particularly those seeking specific housing solutions in the Johnston County area, mobile home parks in Selma offer a distinct option in the local housing market. These communities often represent a more accessible entry point into homeownership or long-term rental living compared to traditional housing. Their appeal for locals often stems from a combination of affordability, a sense of community, and a generally quieter living environment.
Selma's strategic location provides residents with the benefits of small-town living while maintaining convenient access to larger employment centers and amenities in Raleigh and other parts of the Triangle region. This balance can be highly desirable for individuals and families who appreciate a calmer pace of life but still require proximity to urban opportunities. The presence of well-established mobile home parks within this framework offers a viable and often more budget-friendly alternative for establishing a stable residence.

This includes assessing the physical condition of the park, understanding the terms of the lot lease, and evaluating the responsiveness and professionalism of the management. Engaging with current residents, if possible, can also provide valuable insights into the daily living experience and community atmosphere. By carefully evaluating all aspects, North Carolinians can determine if a particular mobile home park aligns with their housing needs and preferences, ultimately finding a suitable place to call home within the diverse housing landscape of the state. It is always recommended to consider all available information and personal experiences when making such an important decision.

Don't ever try to go to this mobile home, the owner is a older women that is very racist. Couple years ago i was about 18 tried to get my own place here and she said some very upsetting things to me as "You sure your type can afford $500 a month" "I'm not sure if i trust your type renting my trailer'' Most people that are there are hispanics i talked to and she is over renting them.
Do not rent from ricks mobile home park. The owner is raciest and not a nice women. For one, she LIES. Like a lot. But honestly, don’t put yourself through this nightmare of a lease. You have been warned. DON’T do it.
Remote, lot was not outlined on paper or by the lovely peopke showing the home. Clearly geared for horses. Asked to see a home but we were not told it was an open house. Very frustrating. The home was large and quaint but a bit overpriced when lawn care could cost 5/10 hours a week or $500.
Facebook is amazing at showing things they don’t want you to see. Also at how they handle things. 🤣🤣
Nice and clean. The owner is a very unfriendly person . She doesn't like herself
