Riviera Courts About

For many Kentuckians, finding an affordable and convenient place to live is a top priority. Mobile home parks, often referred to as manufactured home communities, present a unique housing solution that can offer a blend of community living and individual space. In Murray, Kentucky, Riviera Courts Mobile Home Park is one such option that might be on your radar. This article aims to provide a clear, factual, and informative overview of Riviera Courts, helping our neighbors in the Kentucky region understand what this community entails as a potential living arrangement.

The decision of where to live is a significant one, and understanding all aspects of a potential community is crucial. Mobile home parks have evolved over time, offering various levels of amenities and services. Riviera Courts, like any residential community, has its own unique characteristics and resident experiences that contribute to its overall living environment. Our goal here is to present the available information to help you make an informed decision about living in Murray, KY.

Location and Accessibility

Riviera Courts Mobile Home Park is situated at 1414 N 12th St, Murray, KY 42071, USA. Murray, a vibrant city in Calloway County, is well-regarded for its friendly atmosphere and being home to Murray State University, which provides a rich cultural and educational backdrop to the area. The park's location on N 12th Street offers a degree of accessibility to local conveniences and thoroughfares within Murray.

Being located within Murray means residents of Riviera Courts are relatively close to various local amenities. This can include grocery stores, retail shops, dining establishments, and other essential services that contribute to daily life. Access to major roads from N 12th Street would typically facilitate commutes within the city and to surrounding areas, allowing residents to navigate Murray with relative ease. The convenience of location is often a key factor for individuals and families considering a move, and Riviera Courts' position within Murray should be taken into account for its potential benefits regarding accessibility to the town's offerings.

Services Offered

Based on the nature of a mobile home park and the provided feedback, the primary service offered by Riviera Courts Mobile Home Park is the rental of lots for manufactured homes. While specific detailed services beyond this are not explicitly listed, we can infer and highlight common aspects typically associated with such communities, along with points raised by residents:

  • Lot Rental: The core service involves leasing individual plots of land where residents place their manufactured homes.
  • Utility Connections: It is standard for mobile home parks to provide the necessary hook-ups for utilities such as electricity, water, and sewage to each lot, although residents are generally responsible for their own utility bills.
  • On-site Management: While not explicitly detailed, mobile home parks usually have some form of on-site or accessible management for resident inquiries and community oversight.

It is important to note from resident feedback that certain aspects of service delivery, such as communication regarding vehicle towing and potential issues with utility consistency (e.g., water shut-offs), have been raised as concerns. Additionally, residents are responsible for trash disposal, which involves transporting waste to designated dumpsters, as there are no dumpsters directly at individual homes within a close proximity, suggesting a centralized disposal system.

Features / Highlights

Riviera Courts Mobile Home Park, like any living community, possesses specific characteristics that shape the resident experience. Based on the provided feedback from current and past residents, here are some features and highlights to consider:

  • Affordable Housing Option (Initial Advertising): The park is advertised with a starting rent, which, for some, might represent an entry point into the housing market, particularly for those seeking alternatives to traditional stick-built homes or apartments.
  • Potential for Community Living: As with many mobile home parks, there is the inherent potential for a neighborhood feel and interaction among residents, which can be a positive aspect for those seeking a close-knit environment.

However, it is crucial for prospective residents to be aware of certain challenges highlighted in the reviews:

  • Road and Infrastructure Concerns: Residents have reported issues with potholes, uncleared ice and snow on roads, and areas that collect standing water, which can impede vehicle and pedestrian movement.
  • Maintenance and Property Condition: Concerns have been raised regarding the proper setup and protection of trailers from weather damage, as well as general maintenance of the park's infrastructure, including roads and potentially utility systems.
  • Utility Consistency: Frequent water shut-offs have been mentioned as a recurring issue, which can significantly impact daily living.
  • Pricing Discrepancies: The advertised rent may not fully reflect the total monthly cost, with additional fees reportedly increasing the overall monthly expense.
  • Vehicle Towing Policy: A strict vehicle policy, including towing for flat tires with minimal direct communication, has been noted as a challenging aspect for residents.
  • Noise Concerns: Issues with smoke alarms frequently going off have been mentioned, impacting peace and quiet within the community.
  • Waste Disposal Logistics: Residents are required to transport their trash to communal dumpsters, which are not conveniently located near individual homes.

These points represent significant considerations for anyone evaluating Riviera Courts as a potential home, offering a candid look at the living experience from a resident perspective.

For those who prioritize affordability and a presence within the Murray community, and are prepared to consider the reported challenges, Riviera Courts could still be a viable option. Ultimately, suitability will depend on an individual’s specific needs, expectations for community living, and willingness to navigate the realities of the park as described by its residents.

I’ve been here for a couple of months almost a year with all the smoke alarms going off at anytime and if you say something about it, they’re just gonna tell you everyone has to deal with that. If your car happens to have two flat tires Even with it being parked in front of your home, they will try to tow your car. So if life happens and you end up with a flat tire, your car will be towed. They’re not gonna call you and let you know that they’re gonna tow your car or that. Hey, you should put air in your tire they will put a sticker on your window. That is very very hard to get off It’s advertised as 850 but with all the fees it’s gonna arrange about 945 to $1000 there’s plumbing issues. The whole pavilion uses dumpsters that’s not close So you’re gonna have to put your trash in your car and take it to the dump. I do not recommend living here unless this is your last and only resort for living.

I would never live here. Trailers are not properly set up and protected from weather damage. The roads are pot holed, never cleared of ice or snow, and areas hold water to the point that people can't get in and out of their cars without wading through ponds. Top all of that off with what they charge to rent a trailer, close to almost $900 a month, not including utilities, it's a joke. If you read comments on Facebook from other tenants you would see a pattern. Not to mention the water is shut off nearly once a week to everyone in the park.

Dani is absolutely fantastic, due to an unforeseen circumstance I have to move fairly quickly, (renting a private home that owners are selling), from the showing of the home to the application process to approval took 2 business days. I am so looking forward to being a part of the Riviera Courts Community! Thank you for making this process as streamlined and stress free as possible!

We went to and met with a young man a couple of days ago, I am horrible with names. I believe he was the manager. He showed me and my daughter one of the three bedroom units. It was very nice. The park is nice. They have great ideas for the future. I was very impressed. My husband and I are going to apply to be residents. We are very excited. They have a little park for our grandkids. They even have a neighborhood watch. We are residents now and are very happy living here. Danni is great!
