Based on the nature of a mobile home park and the provided customer reviews, the services offered typically revolve around lot rental and community management. It is important to note the significant concerns raised by residents regarding maintenance and safety. While specific, detailed services for Rocky Ridge Mobile Home Park are not extensively detailed in the provided public data, common services for such communities generally include:
- Mobile Home Lot Rentals: The primary service would be providing prepared lots where residents can place their manufactured or mobile homes. This includes necessary utility hookups (water, sewer, electricity) at each site.
- Community Management: Oversight by park management for lot assignments, lease agreements, and adherence to park rules and regulations.
- Basic Grounds Maintenance: Maintenance of common areas and internal roads within the park.
However, customer reviews indicate severe issues regarding maintenance and safety under the previous or current management:
- One review states the place was "trashed and looked horribly" and mentions the owner "never calls professional help to fix things like heating and air."
- A serious incident was reported where "the wires outside that go inside from the heater was on fire," indicating critical electrical and safety hazards that were allegedly not properly addressed by the owner despite multiple complaints.
These points suggest that the provision of adequate and safe utility infrastructure maintenance has been a significant concern for residents.
Given the critically negative nature of the customer reviews, focusing on "features and highlights" in a promotional sense is not appropriate. Instead, we will address notable aspects derived directly from the reviews, acknowledging both past issues and any reported improvements.
- Change in Ownership: A key point mentioned is that the park "has changed owners and is slowly getting there." This indicates a potential effort to improve conditions, suggesting that the current state might be different from the "bad for drinking and drugs" and "ran down" conditions of the past.
- Affordable Housing Category: The park is described as a "great place for low income housing," indicating its role in providing accessible housing options.
- Owner's Demeanor (Contradictory): One review states the "owner Hung is a nice guy," though this is immediately contradicted by severe complaints about his responsiveness and failure to call professionals for critical repairs, especially electrical and heating issues. This suggests a disconnect between personal demeanor and professional responsibility for property safety and maintenance.
- Significant Safety Concerns: A major highlight (or lowlight) is the detailed account of a wiring fire due to allegedly faulty heating system wiring that the owner attempted to fix unprofessionally, leading to a dangerous situation. This raises severe questions about electrical safety and tenant well-being.
- Ongoing Drug Issues: Despite reported changes, one review explicitly states, "still some drugs and theirs living there," suggesting ongoing challenges with the community environment.
- Poor Maintenance and Trash Issues: The park is described as "trashed" and "looked horribly," indicating significant issues with cleanliness and property upkeep, including neglect of basic maintenance.
These points are crucial for any potential resident to consider, as they directly impact safety, living conditions, and peace of mind.
Specific promotions or special offers for Rocky Ridge Mobile Home Park are not widely publicized through general public data. As a residential mobile home park, any "offers" would typically relate to the terms of lot leases or home sales (if homes are sold directly by the park). Given the serious concerns raised in customer reviews, the primary focus for any potential resident should be on clarifying the current state of maintenance, safety protocols, and management's commitment to professional upkeep rather than seeking promotional deals.
Potential residents are highly encouraged to contact the park management directly to inquire about:
- Current availability of mobile home lots.
- Monthly lot rental rates and lease terms.
- Policies regarding maintenance and repairs, particularly for utilities like heating, air, and electrical systems.
- What measures have been implemented to address past safety and cleanliness concerns.
- Any specific requirements for residents or their homes.
Direct communication and, critically, an in-person, thorough inspection of the property and available units are essential for obtaining the most accurate and up-to-date information and assessing the current living conditions.

Rocky Ridge Mobile Home Park, as an affordable housing option in Thomasville, NC, is a consideration for locals in North Carolina seeking lower-cost living solutions. For residents of our state, mobile home parks can offer a more budget-friendly entry point into a detached living space compared to traditional housing. Its location in Thomasville provides access to a local community and its amenities, while also being connected to the larger Triad metro area.
However, it is absolutely crucial for potential residents to approach Rocky Ridge Mobile Home Park with extreme caution and conduct extensive personal research and on-site inspection. The customer reviews provided paint a deeply concerning picture of significant safety hazards, persistent maintenance issues, and unresolved community problems. While one review notes a change in ownership and slow improvements, the detailed account of electrical fire risks and alleged management negligence regarding professional repairs is a serious red flag that cannot be overlooked. For North Carolinians prioritizing safety, consistent maintenance, and a peaceful living environment, a very thorough and critical evaluation, including discussions with current residents (if possible) and an independent assessment of unit and park conditions, is not just recommended, but essential, before considering this as a suitable home.
