Services Offered

As a Property Owners Association (POA) that functions as a campground community, Rogers Bay offers a specific set of services designed to manage the shared amenities and maintain the property for its members. While not a traditional rental campground, its services revolve around facilitating an excellent experience for lot owners. Based on common POA functions and customer reviews, the following services are typically offered:

  • Property Management and Maintenance: The POA is responsible for the overall management and upkeep of common areas within the campground. This includes maintaining shared facilities, roads (addressing issues like potholes as needed), and general landscaping to ensure a pleasant environment for all property owners.
  • Amenity Management: The association oversees and maintains the various amenities available to members, such as a "nice kitchen" (likely a communal kitchen facility), restrooms, and any other shared recreational areas mentioned by residents.
  • Utility Infrastructure: The POA manages the infrastructure for utilities (e.g., water, sewer, electricity hookups for individual lots), ensuring that these services are available and well-maintained for property owners.
  • Enforcement of Community Rules: The POA establishes and enforces rules and regulations to ensure harmony, safety, and cleanliness within the community, maintaining the "quiet" and "nice" atmosphere described by residents.
  • Affordable POA Fees: As noted by a reviewer, the "affordable POA fees" are a key service, ensuring that the costs associated with maintaining the shared property and amenities remain reasonable for owners.
  • Information and Support: The association likely provides information and support to property owners regarding community guidelines, upcoming maintenance, and any other relevant updates to facilitate smooth operation.

For specific details on what services are covered by the POA fees, prospective owners should directly contact Rogers Bay Property Owners Association.

  • Family-Friendly Environment: The emphasis on "spend time with the family" underscores its suitability as a family-oriented destination, promoting quality time and shared experiences.

Promotions or Special Offers

As a Property Owners Association (POA) that facilitates lot ownership within a campground community, Rogers Bay POA typically does not run "promotions" or "special offers" in the same way a commercial campground might. Their focus is on the ongoing value of ownership and community management. However, potential "offers" or aspects that represent significant value for prospective property owners include:

  • Affordable Lot Pricing: The inherent affordability of the lot prices, as noted in reviews, is a continuous "special offer" compared to the cost of traditional beachfront real estate.
  • Reasonable POA Fees: The "affordable POA fees" mentioned by a customer are a permanent value proposition, indicating that the ongoing costs of maintaining the shared amenities and property are kept reasonable for owners.
  • Resale Market for Campers: The presence of "lots of cute campers for sale" within the community can be seen as an ongoing benefit, simplifying the process for new owners to acquire a ready-to-use setup on their purchased lot. This avoids the need to source and transport a camper from elsewhere.
  • Long-Term Value: The promotion lies in the long-term investment and enjoyment of a coastal property at a fraction of the cost of a traditional home, representing a continuous "special offer" for discerning buyers.

A fun and funky private campground for permanently-installed campers, each one decorated with unique flair. It is ideally situated right across the street from beach access (though there is a free lot just a five minute drive south if you need your vehicle). I was on the marshy sound side, which was beautiful and required no insect repellent. Please note that this campground isn't open to the public -- I found a camper available for rent through Air B&B. Due to the ongoing pandemic the pool was closed, and since I had facilities in my camper, I didn't check out the mural-decorated bathhouse, but it looked quite large, and I think there were two. If you're looking for fancy, this isn't for you, but if a funky, quiet, affordable, simple, no-frills solo getaway to Topsail is calling you, this is a great choice. (Trigger warning: there is one camper that flies a flag that will likely be offensive to some or most -- I suppose that's the "price" of each resident decorating to their own taste.)

We were guests of a friend here. We loved the site, the amenities, the easy beach access, and the friendliness of the permanent campers. We decided that when we retire in 3 years, we will be looking for a lot for our own camper. You should join us!
