Sabina Manor Estates About

For Ohioans exploring various housing options, particularly those seeking a community-oriented and potentially more affordable path to homeownership, mobile home parks can often be a consideration. Sabina Manor Estates, located in Sabina, Ohio, is one such community that may appear in your search for residential opportunities. We understand that finding the right place to call home involves careful consideration of location, amenities, and the overall living experience within a community.

Mobile home parks typically provide leased land lots for manufactured homes, allowing residents to own their dwelling while renting the space it occupies. This model can offer a unique blend of independent homeownership and community living, often at a more accessible price point than traditional housing. For those new to the area or looking to downsize, the appeal of a structured community can be significant.

However, when considering any residential community, especially mobile home parks, it is absolutely vital for prospective residents to conduct thorough due diligence. Public reviews and available information for Sabina Manor Estates present a mixed picture. Some residents, like a recent mover, have expressed a "smooth and very welcoming" experience, specifically thanking the community manager (Denise) and maintenance (Eli) for being "super nice and very approachable." This suggests a positive initial interaction and a helpful staff for some individuals.

Conversely, a highly detailed and concerning review alleges severe issues, including racial discrimination, refusal to provide lease agreements, arbitrary utility charges, neglected common areas, and derogatory remarks by management. Specifically, the reviewer states, "they refuse to provide lease agreements they unlikely charge for utilities filling to maintain common areas and repeatedly increasing the rent." They further allege, "derogatory marks were made by the landlord and or they're hired work I believed that one of the tenants is currently being evicted because she was informed that they were no n****** or anyone of color that was allowed to rent from them because they only serve white people not expecting that this woman and her son identify as a native American which they very much are entitled to do so." The reviewer, identifying as a person of color who owns their home and land elsewhere, also described difficulties with online payments and the imposition of late fees due to early expense additions to the portal, and issues with partial payments not being accepted.

These serious allegations of discrimination and unfair practices are deeply concerning. In Ohio, as in the rest of the United States, housing discrimination based on race, color, national origin, religion, sex, familial status, disability, ancestry, and military status is illegal under federal and state fair housing laws (Ohio Revised Code Section 4112). These laws prohibit actions such as refusing to rent, setting different terms or conditions, or making housing unavailable based on these protected characteristics. If you believe you have experienced housing discrimination, you can file a complaint with the Ohio Civil Rights Commission (OCRC) at 1-888-278-7101 or the U.S. Department of Housing and Urban Development (HUD) at 1-800-669-9777.

Given these divergent experiences, any prospective resident should exercise extreme caution and gather comprehensive information directly. It is paramount to visit the property, ask detailed questions about all terms and conditions, thoroughly review any lease agreements before signing, and understand your rights as a tenant or homeowner within a manufactured home community in Ohio.

Location and Accessibility

Sabina Manor Estates is situated at 373 S Jackson St LOT 2, Sabina, OH 45169, USA. Sabina is a village located in Clinton County, Ohio, known for its rural charm and tranquil setting. This location offers a quieter, more laid-back lifestyle compared to larger urban centers, while still providing access to necessary local services.

The park's address on South Jackson Street places it within the established residential fabric of Sabina. Residents typically have access to local amenities such as grocery stores, gas stations, and small businesses within the village. For more extensive shopping, dining, or medical facilities, larger towns such as Wilmington (approximately 15-20 minutes away) would be the primary destination.

In terms of regional accessibility, Sabina is centrally located in Ohio, making it a viable option for those who might commute to nearby larger cities. It's approximately an hour's drive from Cincinnati, Dayton, and Columbus, offering a blend of rural living with reasonable access to urban employment and entertainment hubs. This balance can be appealing to Ohioans seeking affordability and a quieter pace of life without being entirely isolated from city conveniences. The East Clinton Local School District serves the community, a factor important for families with children.

Services Offered

Based on the nature of a mobile home park, Sabina Manor Estates would typically offer the following services to its residents:

  • Leasing of individual land lots for manufactured homes.
  • Provision of utility hook-ups (such as electric, water, sewer) to each lot, with residents typically responsible for establishing and paying for their individual utility accounts.
  • Maintenance of common areas and internal park roads.
  • On-site community management (as suggested by the mention of "community manager Denise").
  • Maintenance personnel (as suggested by the mention of "maintenance Eli").

It is crucial for prospective residents to thoroughly inquire about all services included in the lot rent, and clarify responsibilities for utilities, common area maintenance, and any other fees. In light of the serious allegations in one review regarding utility charges and refusal to provide lease agreements, it is imperative to request and review all documentation, including a clear lease agreement, and understand all financial obligations before committing to residency.

Conclusion: Why This Place Is Suitable for Locals (with caveats)

For Ohioans seeking mobile home living in a quieter, rural setting, Sabina Manor Estates could present an option within the Sabina community. The appeal of mobile home parks often lies in their potential for more affordable homeownership and a sense of neighborhood. For some residents, as indicated by a positive review, the community may offer a welcoming and smooth transition, with approachable staff contributing to a positive experience. Its location in Sabina provides a balance of peaceful living with reasonable access to larger Ohio cities for work or amenities.

However, it is critical to address the serious allegations of racial discrimination and unfair practices raised in another public review. These types of concerns are severe and directly contradict the principles of fair housing, which are protected by law in Ohio and federally. Housing discrimination, including denial of housing, different terms or conditions, or derogatory remarks based on race, color, national origin, or other protected characteristics, is illegal.

Therefore, while Sabina Manor Estates could be suitable for locals seeking mobile home living due to its location and the general benefits of this housing type, prospective residents in Ohio must proceed with extreme diligence. It is essential to:

  • Visit the property in person.
  • Thoroughly review all lease agreements and park rules before signing anything.
  • Clarify all financial obligations, including lot rent, utility billing, and any potential fees.
  • Document all communications with management.
  • Understand your fair housing rights in Ohio and know how to report any suspected discrimination to the Ohio Civil Rights Commission or HUD.

Making an informed decision, backed by personal investigation and an understanding of one's rights, is paramount to ensuring a safe, fair, and positive living experience in any community.

There they have experience racial discrimination the management discriminates against anyone who isn't White they refuse to provide lease agreements they unlikely charge for utilities filling to maintain common areas and repeatedly increasing the rent additionally there's been derogatory marks were made by the landlord and or they're hired work I believed that one of the tenants is currently being evicted because she was informed that they were no n****** or anyone of color that was allowed to rent from them because they only serve white people not expecting that this woman and her son identify as a native American which they very much are entitled to do so also I'm keeping my information of who I am not actively out there as when I applied and was rented a home I had a hard time with management letting me pay my bills online if I became late due to the fact that they keep adding expenses 15 days ahead of time to the portal if you don't have a specific payment that that portal says then you're not paying the rent they do not accept partial payments they do not treat everyone as an equal renter so far they have rudely added expenses for utilities off the top of their heads when it's been proven that all of our utilities are on one bill and this was said by multiple people around me as I was in or around the single digit lots that all of ours are added together and then divided we pay like $19 for trash $20 for the water and they believe any statements that anybody tells them without investigating it I looked here in 2022 and for what I witnessed three months ago they're still doing the same thing I honestly believe this business should be shut down unfortunately that would cause a lot of homelessness however these people deserve equal and fair treatment not biased and illegal robbery thanks for reading good day and God bless. Also would like to mention not only do I own my home now but I also have land and I paid mortgage and I am a color as well and living successfully in Fayette county Ohio

Rent always goes up every month. Management doesn't care about anything. Maintenance just likes to be in everyone's business and spread it. People will hurt your animals (hope karma gets them). The guys around here are in a competition with their engines. Loud music is constant even after 10pm.

If you live there and move don't expect your deposit back. They will lie to you and tell you that you will be getting it and when you don't get it back and inquire about the status of it they ignore you and don't respond. We were told we would get our deposit back and never did. When we moved they rented our place within a day because it was clean and not in need of any repairs. Furthermore they rented the trailer for more than we were paying so made money as opposed to losing money. We were told we were getting our deposit back and now they are going back on that and saying we aren't. Very poor business for a management company. I would be cautious of doing any business with them
