Shamrock Place Trailer Park, located in Washington, MO, is one such property that merits a closer look for those evaluating their options in the region.
Understanding what a mobile home or RV park entails—from its fundamental services to its day-to-day operations—is essential for any prospective resident. While some parks are primarily designed for recreational vehicle stays, others, like Shamrock Place, appear to cater more to long-term mobile home residents, which implies different considerations regarding amenities, maintenance, and community management. This article aims to provide an overview of Shamrock Place Trailer Park, drawing directly from available public information to help local users in Missouri learn more about this particular location.

Washington is known for its position along the Missouri River, offering a blend of small-town charm with access to regional amenities.
The park's location on Shamrock Place suggests it is nestled within a residential or mixed-use area of Washington. Accessibility to local conveniences such as grocery stores, healthcare facilities, schools, and various local businesses would typically depend on its precise placement within the city. For residents, being in Washington, MO, means having access to the town's public services and its community events. Commuting to and from the park would generally involve local roads that connect to broader regional routes, facilitating travel within Washington and to nearby towns or larger cities in Missouri. The exact walking or driving distances to specific points of interest would vary based on the specific layout of Shamrock Place.
Based on the provided information, typical services expected from a trailer park such as Shamrock Place would include:
Mobile Home Lot Rentals: The primary service is the rental of spaces for mobile homes, as indicated by the context of "rentals" and "trailer park." This would typically include access to utility hookups (water, sewer, gas/electric). However, the customer review suggests significant issues with the maintenance and provision of these services, specifically regarding gas leaks and plumbing repairs.
Rent Collection System: The park utilizes a rent payment system. The review mentions a physical "black drop box resembling a mail box" for rent payments and an "online portal." Both methods are described with significant associated problems, including frequent break-ins of the physical box and an extra $40 charge for using the online portal, with portal access being revoked for late payments.
Supposedly Included Services: The review states that "trash and grass cutting services were supposed to be included in the rent." However, it is explicitly mentioned that "Neither services were done on a consistent basis." This indicates a failure to consistently deliver on promised amenities.
Based on the provided customer reviews, the notable features and highlights of Shamrock Place Trailer Park are predominantly negative. These points serve as critical information for prospective residents.
Severe Maintenance Issues: A primary highlight is the significant and unresolved maintenance problems. This includes a "very strong gas leak" that allegedly took two months to address and was only "supposedly fixed." A broken faucet in the master bathroom that remained unrepaired for over three months, forcing tenants to turn off the main water line, is also highlighted.
Disrupted Utility Services: Following the gas leak issue, the gas stove was reportedly disconnected with a promise of replacement, which had not occurred after two months. This suggests a failure to provide essential kitchen utilities.
Pest Infestation/Insulation Damage: The presence of "feline wild cats" getting under trailers and "tear up all the insulation" is highlighted, leading to extremely cold floors in winter. This points to a significant issue with pest control and property maintenance that directly impacts living comfort.
Insecure Rent Payment System: The physical "black drop box" for rent payments is highlighted as "broken into very frequently," leading to tenants being "blamed for not paying their rent and or being late and having to pay $25 a day."
Problematic Online Payment Portal: While an "online portal" is available for convenience, it is highlighted that it charges an "extra $40" fee and access is revoked if rent is late, requiring an additional $200 per month "to catch up" to regain access, without clear proof of prior payments.
Unreliable Included Services: Trash and grass cutting services, though "supposed to be included in the rent," are highlighted as not being "done on a consistent basis," leading to numerous tenant complaints.
Alleged Homeless Residents and Eviction Practices: There are claims that "Homeless people live in numerous sheds and allegedly get free rent." Furthermore, a specific instance of an "eviction notice" being issued when a tenant refused to pay rent due to unresolved major issues is highlighted.
Overall Negative Reputation: The overwhelming sentiment from the reviews labels the park as "one of the worst mobile home parks" and describes the management as "slum lords taking advantage of low income people."
Based on the provided customer reviews, there are no promotions or special offers highlighted for Shamrock Place Trailer Park. Instead, the information points to additional fees and penalties that renters may encounter. Specifically, the online rent payment portal charges an "extra $40," which is a fee rather than a benefit. Furthermore, if a tenant is late on rent, access to this portal is revoked, and regaining access allegedly requires an additional payment of "$200 a month to catch up," on top of a daily late fee of "$25 a day." These are not promotional offers but rather policies that impact the financial obligations of residents.
Based on the publicly available information, the primary contact detail for Shamrock Place Trailer Park is its physical address:
Address: Shamrock Pl, Washington, MO 63090, USA
No phone numbers, email addresses, or website links were provided in the given data. Prospective residents or those seeking to contact the park management for any reason would likely need to visit the property in person or attempt to find additional contact information through local directories or public records if a visit is not feasible. Given the nature of the reviews, it would be advisable to ensure clear communication and documentation of any interactions.
Given the extensive and overwhelmingly negative feedback from real customers, it is exceptionally challenging to present Shamrock Place Trailer Park as "suitable for locals" in a positive or promotional light while remaining factual and professional. The provided information paints a picture of severe management issues, neglected maintenance, insecure payment systems, and alleged exploitative practices. Therefore, a factual conclusion must reflect these concerns for the benefit of prospective local users in Missouri.
For locals in Missouri, particularly those in the Washington area, who are considering housing options, the suitability of Shamrock Place Trailer Park appears to be highly questionable based on the available public reviews. While mobile home and RV parks can offer affordable housing solutions, the consistent and severe complaints highlighted by previous tenants at Shamrock Place raise significant red flags that prospective residents should carefully consider.
The reported issues, including unaddressed gas leaks, broken plumbing, pest infestations leading to cold living conditions, and the alleged lack of consistent trash and grass cutting services, point to a living environment that may be detrimental to health, safety, and comfort. Furthermore, the concerns surrounding rent payment systems—with claims of stolen payments from a drop box, a costly online portal, and questionable practices regarding late fees and re-access—suggest potential financial vulnerabilities for tenants.
The accusations of "slum lords taking advantage of low income people" and the reported experiences of difficult communication with management, leading to eviction notices over repair disputes, underscore a potentially challenging landlord-tenant relationship. For any local seeking a stable, safe, and respectful living situation, these are critical factors that directly impact daily life and financial well-being.
In an ideal scenario, a mobile home park would offer a community-oriented, affordable, and well-maintained environment. However, the public data for Shamrock Place Trailer Park suggests that it may fall far short of these expectations. Therefore, for Missouri locals evaluating this property, it is imperative to exercise extreme caution, conduct thorough due diligence, and seek independent verification of the park's current conditions and management practices before making any commitments. Based on the provided information, this park presents significant risks that outweigh any potential benefits of affordability for local residents. It serves as a stark reminder for locals to be diligent consumers when seeking rental properties.
Customer Reviews
This mobile home park is one of the worst mobile home parks I've ever seen or been to. Once you move into one of their rentals you're on your own with any repairs. My friend quickly after moving in smelled a very strong gas leak by the gas stove. It took them 2 months to finally come look at it. The gas leak was so bad they're lucky the whole trailer park didn't blow up. The maintenance person said the hot water heater was where the gas leak was and supposedly fixed it. In the process he disconnected the gas stove with the promise of replacing it with an electric stove. That was over 2 months ago. Also, the faucet in the master bedrooms bathtub was broken when they moved in. After waiting for over 3 months they tried to fix it themselves unsuccessfully which made it worse. So bad that they had to turn on and off the main water line just to use the water or it would constantly be draining the hot water heater. The feline wild cats get under the trailers and tear up all the insulation so in the winter the floors are as cold as ice. Rumor has it, that they wanted to capture all the beautiful friendly Kitty's, computer chip them, and then return them to their homes under the residence trailers. Homeless people live in numerous sheds and allegedly get free rent. There is a black drop box resembling a mail box that you can deposit your rent payments. This gets broken into very frequently which results in tenants either getting blamed for not paying their rent and or being late and having to pay $25 a day. There's a portal online that makes it very convenient for renters to pay their rent. Sounds good right? Except to do this, they charge you an extra $40. Guess that's better than getting your rent payments stolen. If you're late a month on your rent. They kick you off of this convenient portal. The landlord told my friends living there, that if they agreed to pay an extra $200 a month to catch up she'd give them access again. The problem now is, they have no proof whatsoever they ever paid even one month. Super suspect in my 👀! When the tenant refused to pay the rent until they fixed these two major problems and numerous other issues. They gave her an eviction notice. Also, trash and grass cutting services were supposed to be included in the rent. Neither services were done on a consistent basis, which numerous other tenants complained about also to only fall on deaf ears. This is a prime example of slum lords taking advantage of low income people. Do not rent any mobile home from this property, or you'll regret it I promise.
Using knowledge of law to acquire someone else's property.. slum lords should be shamed. 🧐🙎🏼♂️I've never been here and know no one involved. But judging from the comments. My opinion is already low. Renters beware eh? Just like to point out how laws are set up for corporations not we the people. Be the change!
This place is disgusting. Has very bad pest problem, safety concerns such as old homes that are falling apart, no insulation, and exposed electrical wires. Really bad uncontrollable feral cat problem. Everyone living in the mobile home park feeds the cats, but refuses to get any of them fixed. You cant leave your window open without a cat trying to jump inside. One of them attacked my dog while i had her on a leash in my own yard. The park manager will take your money, and lie about rent not being paid. So make sure you get a receipt! She is known for doing that a lot, and the owners dont care. The owners are a married couple. The wife is a notary and illegally notarizes eviction notices and court papers for her own business. Very shady stuff going on at this place and should be investigated and shut down!!
Not a good place to live
