Sleepy Hollow Mobile Home Park About
For individuals and families in Missouri exploring various housing options, mobile home parks often present a potentially affordable and flexible alternative to traditional stick-built homes. However, like any significant living arrangement, it's crucial to gather comprehensive and factual information before making a decision. This article aims to provide an objective overview of Sleepy Hollow Mobile Home Park, located in Villa Ridge, MO, drawing directly from available public information and customer reviews to help prospective residents in Missouri understand what to expect.
When considering a mobile home park, factors such as community environment, property maintenance, and management responsiveness are paramount. Reviews offer a valuable, albeit subjective, glimpse into the real-world experiences of residents and visitors. In the case of Sleepy Hollow Mobile Home Park, some recent customer feedback raises significant concerns that prospective residents should be aware of and consider thoroughly during their due diligence process. The observations shared by former visitors paint a picture that contrasts sharply with the ideal living environment many seek.
This article will cover the park's location and accessibility, discuss the general services typically offered by mobile home parks (with a note on how these might be perceived at Sleepy Hollow based on reviews), highlight any features or common aspects, and provide contact information. Our goal is to present a factual account, allowing Missouri residents to make informed choices about their potential living situation. It's important to approach such decisions with caution and to conduct personal visits and thorough investigations.
Sleepy Hollow Mobile Home Park is situated at 1 Sleepy Hollow, Villa Ridge, MO 63089, USA. Villa Ridge is a small community located in Franklin County, Missouri, approximately 40-50 miles southwest of downtown St. Louis. Its location off major thoroughfares is a key aspect of its accessibility for residents.
The park's address, 1 Sleepy Hollow, suggests it is either the sole entry point or a central feature of the community, likely a loop or main road within the park itself. Villa Ridge benefits from its proximity to Interstate 44 (I-44), a major east-west artery connecting St. Louis to Springfield and points further west in Missouri. This interstate access makes the park relatively accessible by car for those commuting to larger urban centers for work or services, or for those traveling within the wider Missouri region. However, the reviews provided focus more on the internal environment of the park rather than external access points.
While the specific public transportation options directly serving 1 Sleepy Hollow in Villa Ridge are likely limited given the rural/suburban nature of the area, personal vehicle access is straightforward via the highway system. For local residents in Franklin County and surrounding areas considering this park, the ease of driving to and from the location is a practical consideration.
Mobile home parks typically offer a range of services that are included in lot rent, covering essential utilities and community maintenance. While specific, verified details for Sleepy Hollow Mobile Home Park are not extensively available in public records or positive reviews, general services commonly found in mobile home parks in Missouri usually include:
Lot Rental: Residents typically own their mobile home but rent the land (lot) it sits on. This rent usually covers basic infrastructure.
Utility Connections: Mobile home parks provide hookups for essential utilities such as water, sewer, and electricity to each lot. Often, water and sewer might be covered by the lot rent, or billed separately by the park, while electricity is usually individually metered and billed directly to the resident by the utility company. Natural gas or propane services would also typically be available as connections.
Trash Removal: Common practice in mobile home parks is to provide communal dumpsters or scheduled curbside trash collection services for residents.
Road Maintenance: The internal roads within the mobile home park are usually maintained by the park management, including paving, patching, and potentially snow removal during winter months.
Common Area Maintenance: Any shared common areas, such as entryways, landscaping around the office, or recreational spaces (if applicable), are typically maintained by park management.
On-site Management/Office: Many mobile home parks have an on-site manager or an accessible office to handle resident inquiries, rent collection, and maintenance requests. However, one review explicitly mentions a negative experience with setting an appointment, suggesting potential challenges in direct, responsive communication.
It is critical for prospective residents to inquire directly with the park management about precisely which services are included in the lot rent and which are additional responsibilities or costs. The provided reviews suggest that aspects of cleanliness and maintenance (e.g., "trash scattered everywhere," "broken down cars") might fall short of expected service levels for residents.
When evaluating a mobile home park, potential residents often look for features and highlights that contribute to a comfortable and secure living environment. Based on the provided customer reviews for Sleepy Hollow Mobile Home Park, the features and highlights are unfortunately largely negative from the perspective of prospective residents:
Challenging Aesthetic and Environment: Reviews explicitly describe the park as an "Absolute trash hole" with "Broken down cars" and "trash scattered everywhere." This indicates a significant issue with overall cleanliness and maintenance, which would be a major deterrent for most looking for a pleasant living space.
Unpleasant Odors: The mention of "the stench of weed filling the air" suggests an issue with air quality and potentially uncontrolled activities within the park that could impact residents' comfort and well-being.
Perceived Safety Concerns: The comment about "grungy teenagers watch you drive through like they're waiting to steal the wheels of your car while it's moving" points to serious concerns regarding safety and the general atmosphere of the community. This perception of crime or an unwelcoming environment is a critical factor for any potential resident.
Poorly Maintained Units (for rent/sale): One reviewer's experience looking at a mobile home within the park revealed significant internal damage and lack of maintenance, including "deep dark brown stains on the carpets," "pieces of the cabinet doors missing," and a "big hole under the kitchen sink with about 5 to 6 mousetraps set up under there." These specific details strongly suggest that even the living units themselves may be in very poor condition, which is a major red flag for anyone considering moving in.
Questionable Management Responsiveness: The negative experience of making an appointment and being asked to reschedule upon arrival highlights potential issues with management's professionalism, organization, and respect for prospective residents' time. This lack of responsiveness can be indicative of broader management issues within the park.
In summary, based purely on the provided reviews, the "highlights" of Sleepy Hollow Mobile Home Park appear to be predominantly negative, focusing on issues of cleanliness, safety, property condition, and management.
Based on the provided information and the nature of the customer reviews, there is no public data suggesting that Sleepy Hollow Mobile Home Park offers any promotions or special offers in a positive or enticing commercial sense. Mobile home parks, particularly those with significant negative feedback like that provided, generally do not advertise promotions to attract residents, as their primary challenge would be addressing the fundamental issues raised by current or past experiences.
Any "offers" in such a context might pertain to the rental cost of lots or homes, which would need to be very competitive to offset the reported living conditions. However, without direct information from the park management, it is impossible to confirm any specific pricing strategies.
Prospective residents in Missouri are strongly advised to approach any interactions with this park with caution. If any "special offers" were to be advertised, they should be meticulously scrutinized against the backdrop of the extensive negative feedback concerning property maintenance, safety, and unit condition. Prioritizing a thorough on-site visit and direct inquiry about all terms and conditions, rather than being swayed by potential financial incentives, would be crucial.
For individuals in Missouri interested in inquiring further about Sleepy Hollow Mobile Home Park, or for current residents needing to contact management, the primary publicly available contact information is the physical address.
Address:
1 Sleepy Hollow
Villa Ridge, MO 63089, USA
Phone:
A publicly verifiable and consistently listed phone number for direct contact with Sleepy Hollow Mobile Home Park management is not readily available within the provided data. This lack of clear contact information can itself be a point of concern for prospective or current residents.
Given the negative review regarding a scheduled appointment and the difficulty in reaching the "lady there," potential inquirers should be prepared for challenges in direct communication. It would be advisable to search for updated contact details via local property management directories, county records, or broader online searches for the managing entity, if any. If a visit is planned, it would be prudent to attempt to confirm accessibility and availability in advance, though the review indicates this may be difficult.
Based on the overwhelmingly negative customer reviews provided, Sleepy Hollow Mobile Home Park in Villa Ridge, Missouri, appears to present significant challenges that would make it largely unsuitable for local residents seeking a safe, clean, and well-maintained living environment. The candid feedback from former visitors and prospective tenants highlights a series of serious concerns across multiple critical aspects of community living.
The descriptions of the park as an "Absolute trash hole" with "Broken down cars" and "trash scattered everywhere" directly contradict the basic expectation of a habitable and pleasant neighborhood. The reported "stench of weed filling the air" and the perceived threat from "grungy teenagers" waiting to "steal the wheels of your car" point to severe issues with cleanliness, adherence to community standards, and potentially, safety. These factors create an unwelcoming and potentially hazardous atmosphere that would deter most individuals and families looking for a place to call home.
Furthermore, the specific details regarding the condition of a mobile home shown for rent – "deep dark brown stains on the carpets," missing cabinet pieces, and "5 to 6 mousetraps set up under" a hole in the kitchen – indicate a profound lack of maintenance and habitability within the units themselves. This suggests that even the fundamental quality of housing provided or managed within the park is severely deficient. The reported unprofessional conduct during an appointment further underscores concerns about management's responsiveness and overall dedication to resident satisfaction.
While mobile home parks can offer an affordable housing solution, the conditions described at Sleepy Hollow Mobile Home Park suggest that any potential cost savings would come at a significant expense to quality of life, safety, and basic comfort. For Missouri locals seeking a stable, respectable, and secure place to live, the current public perception of Sleepy Hollow Mobile Home Park, as reflected in these reviews, indicates it would not be a suitable choice. Prospective residents are strongly advised to exercise extreme caution and to meticulously verify all conditions and management practices before considering any commitment to this particular mobile home park.
Customer Reviews
Absolute trash hole... Broken down cars, trash scattered everywhere, the stench of weed filling the air, grungy teenagers watch you drive through like they're waiting to steal the wheels of your car while it's moving... Slum lord's paradise...
Don't even waste your time looking at mobile homes at this park. I went to look at one and I walked out about as fast as I walked in. I have never seen anything like that in my life. The carpets had deep dark brown stains on them. Use your imagination as to what that came from. There were pieces of the cabinet doors missing in the kitchen. There was a big hole under the kitchen sink with about 5 to 6 mousetraps set up under there. That was all I needed to see. Not to mention I had made an appointment with this lady there and when I arrived I called her and she asked me if I could come back tomorrow. I guess it was not convenient for her at that time. I told her absolutely not because I just drove 25 miles to get there!!! Horrible experiences 😪
As someone who grew up here, this is the trashiest place to be. The neighbors are nosey and creepy. I can't even throw my family members trash away without being harrassed by the person that lives near the dumpsters. Please do yourself a favor and never live here. If you have children, the amount of weirdos who walk through the street at night should be enough for you to stay far away from here.
More like creepy Hollow and needs to be cleaned. Sad Franklin county doesn't step up because taxes are high enough.
They call it sleepy hollow..... Its not the best place to live but its a place to live i suppose. Nothing against anyone who lives there just sayin is all. Lol
