While specific, comprehensive details for Avery Mobile Home Park's exact service inclusions are not extensively detailed in the provided reviews, general services commonly found in Missouri mobile home parks usually encompass:
Lot Rental: The fundamental service is the rental of a lot or space within the park where residents place their manufactured home. This is the primary charge residents pay to the park management.
Utility Connections: Parks typically provide the necessary infrastructure for connections to utilities such as water, sewer, and electricity. Often, water and sewer services might be covered by the lot rent or billed directly by the park, while electricity is usually individually metered and billed to the resident by the local utility provider. Natural gas or propane hookups are also common.
Trash Collection: Most mobile home communities offer a system for waste disposal, whether through communal dumpsters or scheduled curbside pickup, contributing to the park's overall cleanliness.
Internal Road Maintenance: The park management is typically responsible for maintaining the internal roads within the community, including paving, repairs, and potentially snow removal during winter months, ensuring smooth access for residents and visitors.
Common Area Maintenance: Any shared common spaces, such as entryways, landscaping around the park office, or potential recreational areas, are generally maintained by the park management to uphold the community's appearance.
On-site or Accessible Management: Many parks have management staff either on-site or readily accessible by phone to address resident concerns, collect rent, and manage maintenance requests. Avery Mobile Home Park provides a direct phone number, (636) 451-6674, indicating a clear channel for communication.
It is always advisable for prospective residents to directly confirm with Avery Mobile Home Park management precisely which services are included in their lot rent and which might incur additional charges or require direct setup with utility providers. This clarity ensures a full understanding of monthly living costs.
A mobile home park's features and highlights contribute significantly to its appeal and livability. Based on the provided customer reviews for Avery Mobile Home Park, there are both areas of concern and promising signs of improvement:
Potential for Improvement and Positive Change: A notable highlight, as articulated in a recent review, is that "Avery is looking better and the whole atmosphere of the place is better. I didn't see people walking up and down the road like zombies. This used to be a very nice trailer park and from the looks of it will again." This suggests an active effort by management or residents to enhance the park's living environment and reclaim its positive reputation.
Community Atmosphere (Evolving): While one review mentioned concerns about "thieves" and constant nighttime activity, the more recent feedback about the "atmosphere of the place is better" suggests a positive shift towards a more settled and secure community. This indicates an evolving social environment that may be improving.
Smaller Park Size: The comment "never have I seen such a small park so alive" implies that Avery Mobile Home Park is likely a smaller, more intimate community compared to larger mobile home developments. While past issues like pest problems ("roaches are very bad there") and security concerns were raised, the more recent positive review indicates that these aspects may be actively addressed or improving. Prospective residents should use these mixed signals as a guide to ask specific questions and conduct a thorough on-site visit.
