Crestview Mobile Home Park, located in Summerville, SC, is one such community that might appear on your radar. While it offers a convenient Summerville address, it's crucial to understand the current resident experiences and reported realities before making a decision. This overview aims to provide you with a candid look at what current and past residents have shared about living at Crestview Mobile Home Park.

Historically, mobile home parks can offer an attractive and often more affordable housing solution for many South Carolinians. The appeal often lies in community living, combined with the flexibility of owning your home while leasing the land. When evaluating a park like Crestview, prospective residents typically look for well-maintained grounds, reliable amenities, fair management practices, and transparent pricing.

However, recent feedback from residents of Crestview Mobile Home Park highlights some significant concerns that any potential local resident should be aware of. Comments frequently touch upon aspects such as fluctuating and increasing lot rent, the actual functionality of advertised amenities, and the reported management style. These are critical factors that directly impact the quality of life and financial stability for residents.

It's important to approach any potential new home with a clear understanding of what to expect, and this is especially true when considering a mobile home park where the dynamics between park management and residents are key. While the idea of a "nice place" is universally appealing, the specifics of what is provided versus what is expected are paramount. We will delve into these aspects to help you, as a local South Carolina user, make an informed decision about Crestview Mobile Home Park.

For those considering a mobile home park, it is highly recommended to not only review available online information but also to visit the park, speak with current residents if possible, and thoroughly review all lease agreements and park rules before committing. Understanding the nuances of daily life, management responsiveness, and the true cost of living are vital steps in finding the right community in South Carolina.

Location and Accessibility

Crestview Mobile Home Park is located at 500 Crestview Dr, Summerville, SC 29485, USA. Summerville is a prominent town in Dorchester County, South Carolina, often referred to as "The Flower Town in the Pines." Its location offers a mix of small-town charm with suburban conveniences, and it's part of the Charleston metropolitan area, making it a highly desirable location for many South Carolina residents.

For locals, Summerville provides excellent accessibility to various parts of the Lowcountry region. It is situated roughly 25 miles northwest of downtown Charleston, offering a manageable commute for those working in the city or wishing to enjoy its vibrant cultural scene, historic attractions, and extensive dining options. Major thoroughfares such as I-26 and US-17 are easily accessible from Summerville, facilitating travel across the state and to coastal areas.

The specific address on Crestview Drive suggests a residential setting within Summerville. While the town offers numerous amenities including shopping centers, grocery stores, healthcare facilities (like Summerville Medical Center and Roper St. Francis Berkeley Hospital), and a variety of local businesses, residents should consider the park's exact proximity to these daily necessities. Access to public transportation within Summerville may be limited, making a personal vehicle generally necessary for residents to navigate the area effectively.

Summerville is also known for its good school districts, various parks, and community events, which can be attractive to families. The climate is typically mild, contributing to outdoor enjoyment for much of the year. While the physical location of Crestview Mobile Home Park in Summerville is geographically advantageous for accessing regional opportunities, prospective residents should consider how the park's internal dynamics, as reported in reviews, align with their lifestyle and expectations for living in this desirable South Carolina town.

Services Offered

Based on the provided customer reviews, the services offered at Crestview Mobile Home Park appear to be a point of contention and concern among residents. It is important to note that many services typically expected in a mobile home park, or implied by the term "gated community," are reportedly either not consistently provided or are the responsibility of the resident, despite the increasing lot rent.

  • Lot Rent: Residents pay monthly lot rent for their space within the park. However, it is explicitly stated that this rent "goes up EVERY SINGLE YEAR" and is considered "WAY too high" by residents for the services supposedly included.
  • Gated Community (Reported): The park claims to be a gated community. However, residents report that "IT IS NOT!" The gate is often left open "ALL DAY, EVERY DAY" and is frequently "BROKEN AND STAYS OPEN ALL THE TIME."
  • Hot Tub (Reported): A hot tub amenity exists, but residents consistently report that it is "always broken" or "never works."
  • Swimming Pool (Reported): A pool is available, and one review states that it is "nice most of the time."
  • No Included Lawn Service: Residents explicitly state that "No lawn service or any services included in the lot rent." This means residents are responsible for their own lawn maintenance.
  • No Included Tree Trimming: Residents mention that management now expects them to be responsible for trimming "they're trees" (presumably trees on or near their lot).
  • Towing Policy: The park has a policy that includes towing vehicles, as one resident recounted having to pay a $315 towing fee for their daughter's car parked overnight in front of their place.
  • Management on Site: There is management on site, though their practices regarding resident interactions and rule enforcement are heavily criticized in the reviews.

Features / Highlights

Based on resident reviews, the "features" and "highlights" of Crestview Mobile Home Park are largely overshadowed by significant reported issues. However, attempting to present them factually based on the provided data:

  • Summerville Location: The park is situated in Summerville, SC, a desirable area known for its charm and proximity to Charleston.
  • Existing Infrastructure for Mobile Homes: The park provides spaces designed for mobile homes, with necessary utility connections (though the quality/reliability of these connections is not detailed in reviews).
  • Swimming Pool: A pool facility is available, with one reviewer noting it is "nice most of the time."
  • Hot Tub (Potentially Available, but Reported as Broken): While a hot tub exists, its functionality is consistently reported as problematic.
  • Community Setting: It is a community of mobile homes, implying a neighborhood-like environment.
  • Potential for Pet-Friendly Environment: While not explicitly stated as a feature by positive reviewers, the nature of mobile home parks often allows for pets, though specific rules are not detailed (beyond management singling out "infractions").

It's critical to note that most of the "features" mentioned by residents in their reviews are actually criticisms regarding their functionality or the lack of included services. For instance, the "gated community" claim is highlighted as a negative feature due to the gate being open or broken, and the "hot tub" is consistently mentioned as being non-operational. Therefore, these should be viewed with significant caution by prospective residents.

Promotions or Special Offers

Based on the provided customer reviews, there are no mentions of any specific "promotions" or "special offers" at Crestview Mobile Home Park, such as discounts for new residents, seasonal deals, or referral programs. The reviews primarily focus on the recurring rent increases and the perceived lack of value for the lot rent charged.

Residents explicitly state that the lot rent "goes up EVERY SINGLE YEAR" and that "They do nothing for that," implying no added services or benefits accompany these increases. One reviewer highlighted that rent was raised by $50 in one year. This suggests that the park's pricing model does not include promotional incentives; instead, the focus from a resident's perspective is on the consistent escalation of costs without a corresponding increase in provided services or amenities.

Therefore, potential residents should not anticipate any promotional offers when considering Crestview Mobile Home Park. Instead, they should be prepared for annual rent increases and factor in the additional costs of services that are not included in the lot rent, such as lawn care and tree trimming. It would be advisable for prospective residents to inquire directly about the current lot rent, the history of rent increases, and what exactly is included in the monthly fee, as well as any other potential fees (e.g., towing policies) before making a commitment.

Conclusion: Why this place is suitable for locals

When considering Crestview Mobile Home Park for your next home in South Carolina, particularly from the perspective of a local user, it is essential to weigh the reported experiences of current residents against your personal priorities and expectations. While Summerville is a desirable location with its charming atmosphere and accessibility to Charleston, the park itself presents a complex picture.

The primary suitability of Crestview Mobile Home Park for some locals might revolve around its physical location in Summerville. Being situated in a growing and well-connected town offers proximity to various job markets, educational institutions, healthcare facilities, and recreational opportunities. For those who prioritize living in the Summerville area and for whom mobile home living is a preferred housing style, the park’s address might be its most significant draw.

However, based on the provided resident reviews, it is critical for any South Carolina local to be fully aware of the reported challenges. The concerns raised regarding consistent annual rent increases without corresponding improvements in included services (like lawn care or tree trimming) are significant financial considerations. Furthermore, the reported unreliability of advertised amenities such as the "gated community" feature and the hot tub, along with claims of inconsistent management practices, suggest that the day-to-day living experience may fall short of expectations for many.

For a local seeking a long-term, stable living situation where amenities are consistently functional and lot rent increases are justified by improvements or included services, the current feedback about Crestview Mobile Home Park raises important questions. It highlights the need for prospective residents to conduct thorough due diligence, including asking very specific questions about what is included in the lot rent, the frequency and typical percentage of rent increases, and the actual, verifiable functionality of all advertised features.

In conclusion, while Crestview Mobile Home Park offers a Summerville address, its suitability for South Carolina locals is highly dependent on individual tolerance for the reported issues. It might be suitable for those who prioritize location above all else and are prepared to manage their own property upkeep and potential frustrations with amenities and management. For locals seeking a more predictable and service-inclusive mobile home community, based on these reviews, it would be prudent to explore alternatives within the region, such as "Southern Palms" as suggested by one reviewer, which reportedly offers better value and included services.

DO NOT MOVE HERE. Management plays favorites. No lawn service or any services included in the lot rent that is already WAY too high and absolutely goes up EVERY SINGLE YEAR. They claim it is a gated community - IT IS NOT! The gate is left open ALL DAY, EVERY DAY and only closed at night WHEN IT IS NOT BROKEN AND STAYS OPEN ALL THE TIME. The hot tub is always broken. Thought it would be a great place, but if they don't like you for any reason, management on site singles you out for any infraction. JUST A WARNING. If you want a NICE place to live in, go to SOUTHERN PALMS. Their rent is worth it due to the services included and it is way prettier. Only gave it one star because I couldn't post this review without it, but it is not even a one star review. If they had a negative, I would choose that!

This park used to be nice and friendly. The owners son has taken over and it's now its run by a tyrant. Our rent was raised this year 50.00. They do nothing for that. Our hottub never works. Our pool is nice most of the time. No mowing service. Now they want to even trim they're trees. It's Our responsibility for that now. They are now towing outr cars. They re harassing the neighbors over anything they can think of. Nice park just be aware. Rent goes up every year. I just had to pay a 315.00 towing fee for my daughter's car parked in front of my place overnight.

Lived there for 2+ years. Too much gossip and two faced people. Guess that's all you have to do when you get old. Management not fair to tenants either. Owners rip you off on. Lot rent. Which is not fair to elderly. Heard joe and Thelma no longer manage park Now it will really go down hill. Stay away

Don told us he was "painting our back porch railing and would attach in in a couple of days".. Fast forward 5 years.. We spaced it off.. Life seemed to get in the way.. We found out about his retirement plans so we asked about the railing.. His response made our jaws drop.. He called us "liars.. " denied the conversation which took place in front of the manager..we still don't have a railing on our back porch.. We have heard similar stories from other residents..my advice to others, get any and all promises in writing..
