Despite its peaceful setting, Timber Ridge is conveniently located within a reasonable driving distance to larger cities, enhancing its appeal for many Iowans. Cedar Rapids, a major metropolitan area with extensive shopping, dining, entertainment, and employment opportunities, is readily accessible, likely within a 20-30 minute drive. This proximity allows residents to enjoy the quietude of Shellsburg while still having convenient access to urban amenities when needed.
The community's location in Shellsburg also means it benefits from local services and the Shellsburg community's offerings. While specific public transportation options might be limited in a smaller town, car access is essential, and the community's address suggests straightforward access via local roads. Being part of the local school district is also a consideration for families. For Iowa residents looking for an affordable home base that balances rural serenity with practical access to a larger city, Timber Ridge Mobile Home Community's location in Shellsburg presents a viable option.
Timber Ridge Mobile Home Community, like other manufactured home parks, provides a foundational set of services for its residents. These services are typically centered around lot rental and basic community infrastructure. Based on general industry standards and some specific mentions, the services offered would likely include:
- Lot Rental: The core service is the leasing of individual plots of land where residents place their manufactured homes. This allows residents to own their home while renting the land.
- Utility Access: Sites typically provide hookups for essential utilities such as electricity, water, and sewer. Recent resident feedback indicates a new "mandatory sewage charge" implemented due to city hookup, suggesting that sewer services are provided, though the cost structure has changed.
- Waste Management: Like most communities, Timber Ridge would arrange for trash collection services for residents.
- Community Management: The property is managed by Osprey Management. While recent reviews have indicated challenges with communication and responsiveness from a district manager, the presence of management is intended to oversee community operations, address resident concerns, and enforce park rules.
- Infrastructure Maintenance (Aspired): While resident reviews indicate concerns about unfixed roads and trash, the management's role includes maintaining common areas and infrastructure. Osprey Management's broader company statements emphasize investments in "paving projects" and "transforming a mobile home community in Iowa," which suggests an ongoing effort or intention to improve infrastructure.
- Home Sales/Rental Facilitation: Mobile home communities often facilitate the sale of new or used manufactured homes within the park or offer rentals of park-owned homes. One review mentioned a fraudulent sale of a trailer, indicating that home transactions do occur within the community, highlighting the importance of due diligence.
- Pet-Friendly Environment: Some older reviews suggest the community is "dog friendly," which would typically include specific rules regarding pet ownership, leashing, and waste cleanup.
Given the mixed resident feedback, prospective tenants are strongly advised to directly inquire about the current state of services, specific utility charges, maintenance schedules, and management responsiveness before committing to a residency at Timber Ridge Mobile Home Community.
Timber Ridge Mobile Home Community, situated in Shellsburg, IA, offers several features that contribute to its living environment, even while acknowledging areas of concern raised by residents:
- Affordable Housing Option: Mobile home communities generally provide a more affordable pathway to homeownership or rental compared to traditional stick-built homes, which is a key highlight for many Iowans seeking economical living solutions.

- Dog-Friendly Environment: Older reviews suggest the community is welcoming to dogs, a significant highlight for pet owners looking for a place where their canine companions are permitted.
- Proximity to Shellsburg and Cedar Rapids: The location in Shellsburg offers a small-town atmosphere while still providing relatively easy access (a 20-30 minute drive) to Cedar Rapids for expanded amenities, shopping, and employment opportunities.
- Individual Yards and Parking: Mobile home lots typically offer individual yard spaces and off-street parking, providing residents with more personal space than apartment living. Some older reviews mention well-maintained yards and easy parking.
- Potential for Community Improvement: While current reviews highlight issues, the management company, Osprey Management, publicly states its commitment to "invest in people, places, and potential" and mentions "transforming a mobile home community in Iowa" with "full paving project." This indicates an intention for ongoing improvements, suggesting future potential for the community's infrastructure.
- Access to City Wastewater Hookup: The recent "mandatory sewage charge" indicates a transition to city sewage hookups for some or all units, which, while increasing costs, implies a more robust and modern waste disposal system compared to individual septic tanks.
It is crucial for prospective residents to conduct thorough due diligence, including visiting the property, speaking with current residents if possible, and directly addressing all concerns with management regarding infrastructure, maintenance, new rules, and communication, to ensure the community aligns with their expectations.
Specific, time-limited promotions or special offers for Timber Ridge Mobile Home Community are not consistently advertised on public platforms, especially given the nature of some of the resident feedback. Mobile home communities, particularly those under management by larger companies like Osprey Management, may offer various incentives, but these are often communicated directly to prospective tenants or through specific listings.
General types of offers that might be encountered in such communities include:
- New Home Purchase Incentives: If the community has new manufactured homes for sale, there might be special pricing, financing assistance, or upgrades included to encourage purchases.
- Lot Rent Discounts: For individuals bringing their own manufactured home, there could be an introductory discount on lot rent for the first few months or a waived application fee.
- Referral Programs: Existing residents might receive a benefit for referring new residents who successfully move into the community.
- "Move-In Ready" Deals: If there are park-owned homes available for rent or sale, they might be offered with a "move-in ready" package that includes certain appliances or minor renovations.

Dare I even explain. Between new rules causing issues for disabled people to live here. To lies about trailers being removed, trash blowing around. Roads unfixed even with the 2016, 17, 18, and 19 promises to fix the roads. Upper management does not properly allocate funds. Get upset about your yard being overgrown but do not mow the empty lots. Love the trailer court. Could be so much more than it is, especially since lot rent has gone from 215 a month to about 450 with the new manditory sewage charges. OSPREY a billion dollar company needs their 20$ sewage fee to pay for the city hookup. Now some have smells emitting from their drains. They install new trailers but dont care for much else but the money
These posts are clearly years old they have raised the rent on us $150 a month higher than every park for 50+ miles haven't fixed any of the infrastructure since the deracho they only started removing the destroyed trailers last fall after lawsuits are being filed we have no access to the owner of the property to make complaints we are treated like trash by a district manager Patty Pratt . She fraudulently sold me a trailer that had no working water then told me that's my problem sold as is. The two years I've been here no management just Patty Pratt who treats us like garbage. The OWNER of this property needs to communicate with your tenants ASAP I'm about to file a suit against you .
I am desperately trying to get in communication with Osprey management I've looked at the review that I left and their response was How concerned they are about my experience here and gave an address that I can communicate with them further the address leads to nowhere I'm tired of communicating with a woman named Patty Pratt she is abusive and nasty to the tenants out here I need to speak to the owner of the property or who is ever in direct communication with the owner of the property and have gotten nothing but a run around and nowhere if the owner of this property really means what they say that they are concerned about my complaints then get in touch with me I'm one of your tenants you have access to my information to contact me quite frankly you need to have a community meeting here and hear from your tenants exactly what they think of your management and what's going on with this park why it is outrageous rent nowhere close to competition with rents anywhere else so if you mean what you say you're concerned about my complaints and you want to speak to me further about it you have to get in communication with me because the address you gave leads to nowhere
I have lived here going on 6years ..The park has went through a few managers ,but I think they finally found a good one ! They walked into pretty much a storm mess this last year .They are still are new but since they been here they are taking one project at a time to improve this trailer court..First they fixed the road completely..Can’t remove demolish trailers due to they don’t have a title to them for removal..It all takes time to track that type of information so they can start clean up .So yes ,it does make the court here look run down ..BUT for the years that I have lived here , I never had anything damaged, broke into, stolen at my trailer.! No gun shots or continuous police sirens out here ! As far as drugs, I have no idea but then again, you will have that anywhere you live.If there is drugs here, and are caught they won’t last long living here now with the new managers! I love this country living and I feel safe here . The people out here are wonderful and friendly.I’m excited to see all the new improvements and I’m patient enough to wait to see them !
I really like living here, or I did, until some of the other tenants, including the brand new manager, started threatening my 6 year old son with physical violence. It is wrong to promote bullying little kids to your children, or to send multiple 11 and 12 year olds to beat up a 6 year old, and it is wrong for grown people to threaten putting their hands on other people's kids. What is wrong with people?
