When considering a mobile home park for your next residence in Hiawatha, Iowa, it's vital to have a clear understanding of the community's current environment. Sunset Village Mobile Home Park, located conveniently in Hiawatha, has seen shifts in its operational approach, leading to mixed experiences among its residents. While some appreciate its cleanliness and community efforts, others voice significant concerns regarding management responsiveness, maintenance, and rising costs.
Mobile home parks can offer an attractive and often more affordable housing solution for Iowans. Sunset Village aims to provide a neighborhood where residents can feel at home. This article will provide an in-depth, factual look at Sunset Village, drawing from recent resident reviews to help prospective Iowans weigh the various factors involved in choosing this community.
Sunset Village Mobile Home Park is situated at 530 Robins Rd #1314, Hiawatha, IA 52233, USA. This location places the community strategically in Hiawatha, a growing city directly adjacent to Cedar Rapids. This offers residents a blend of suburban tranquility and convenient access to the comprehensive amenities of a larger metropolitan area.
Residents of Sunset Village benefit from easy access to major transportation routes, facilitating commutes to Cedar Rapids for work, extensive shopping, diverse dining experiences, and entertainment options. Hiawatha itself provides its own array of local conveniences, including schools, parks, and retail establishments. The community is within the Cedar Rapids Community School District, with Hiawatha Elementary, Harding Middle, and John F. Kennedy High School typically serving the area, making it a relevant factor for families.
The park's location also offers proximity to various recreational opportunities within Hiawatha and the broader Linn County area, including local parks and natural spaces. This blend of accessible urban resources and a residential setting makes Sunset Village a practical choice for many Iowans seeking to balance convenience with a community atmosphere.
However, it is crucial to acknowledge the significant and concerning issues raised by long-term residents, which present a different perspective on the park's current features:
Specific, publicly advertised promotions or special offers for lot leases at Sunset Village Mobile Home Park are not consistently available through general public data. While mobile home communities may sometimes offer incentives such as reduced security deposits or introductory rental rates, no such specific offers are detailed in the provided information. Given the significant concerns raised by residents regarding increasing lot rents and unaddressed maintenance issues, prospective residents should exercise caution and thoroughly investigate all financial aspects. It is crucial to directly contact Sunset Village management to inquire about current lot rent, any potential for future increases, and a detailed breakdown of all fees, including how water bills are calculated and split. Prospective residents should also seek clarity on the current state of maintenance services and responsiveness before committing to residency. Any promises or terms should be obtained in writing.

It is strongly recommended that prospective residents contact the park directly and, if possible, visit the community to assess the conditions and speak with existing residents to gain a comprehensive understanding of the current living experience at Sunset Village.
Sunset Village Mobile Home Park in Hiawatha, Iowa, presents a challenging situation for locals considering it as a suitable place to live. While its location in Hiawatha offers convenient access to Cedar Rapids amenities, and some newer residents appreciate efforts to keep the community clean, the overwhelming majority of recent detailed feedback points to significant declines in management, maintenance, and overall resident satisfaction.
The historical reputation of Sunset Village as a "great park" with "quick response to issues" indicates its potential, and the sentiment that it "could be a really nice park again if they just made some effort" suggests that the physical infrastructure and location are not inherently problematic. For Iowans seeking an affordable housing option, the availability of mobile home lots can be appealing. The communal dumpster is also a positive amenity that contributes to cleanliness.
However, the current reality, as described by long-term residents, paints a concerning picture. Unaddressed maintenance issues (some stemming from the Derecho, which occurred years ago), faulty lighting, clogged pipes, and unsecure doors directly impact residents' safety, comfort, and the integrity of their homes. Coupled with rising lot rents and alleged "unjust splitting of water bills," the financial burden on residents appears to be increasing without a corresponding improvement in services. The reported difficulties in reaching management, their off-site nature, and the apparent lack of action on noise complaints and leash violations further erode the sense of community and trust.
Therefore, while the park's location and its past positive attributes are noted, the current state of management responsiveness, persistent maintenance neglect, and increasing costs, as described by residents, make it difficult to recommend Sunset Village as a reliably suitable place for Iowans seeking a stable, well-managed, and comfortable mobile home living experience at this time. Prospective residents should proceed with extreme caution and conduct thorough due diligence, including in-person assessment and direct, detailed discussions with management about all reported concerns, before considering Sunset Village as their home.
Used to be a great park to live in, lately not so much. Management has become difficult to reach, does not address maintenance issues at all (have had faulty lights and clogged pipes since November, have had leveling issues that causing doors to not secure properly since the derecho, have submitted maintenance request multiple times, and issues continues to be ignored), all while lot rents continue to be increased. Unjust splitting of the water bills, people who let their dogs out with leashes, and tenants who'll play loud music at night are issues that go unaddressed. This was a nice clean little park when I moved in, great maintenance, quick response to issues, and management onsite that meet and visited with tenants. Now they are offsite, hard to reach, and rarely return calls. If they just made some effort and fixed maintenance issues, it could be a really nice park again.
Mar 19, 2025 · M. HargroveMoved to this community about a year ago. They are very proud of the community and want to keep it clean. Thank you for the dumpster to help out everyone.
Apr 17, 2025 · keith pierceI like all the trees around. Management keeps raising the lot rent prices, but not making the "improvements" they claim in the replies, and I pay almost $100/ month for water and trash. This was a great place when I moved in, on site manager and issues were addressed in a timely manner. Now you can rarely reach anyone at the office located in another of their parks in Marion and plenty of people have dogs that are "not allowed". This park could be really nice if they put any money back into it, but the owners live in CA so it does not affect them.
