Are you exploring housing options in the Waterloo, Iowa area? Perhaps you're looking for an affordable, comfortable, and community-oriented place to call home. If so, a mobile home park might be the perfect fit, and South View Estates stands out as a promising choice for many local Iowans. This article aims to provide a comprehensive overview of South View Estates, helping you understand what makes it a desirable community in the region.
Mobile home parks, often referred to as manufactured home communities, offer a unique housing solution that combines the benefits of homeownership with a strong sense of neighborhood. They can provide a more accessible entry point into homeownership compared to traditional stick-built homes, while fostering a close-knit environment. South View Estates in Waterloo exemplifies this, striving to create a welcoming and well-maintained living space for its residents.
Recent feedback from residents highlights a positive transformation at South View Estates. For years, some residents felt a lack of attention and care from previous management. However, the arrival of a new manager, Tara, along with her team members Jesse and Holly, has brought about significant improvements. Residents express genuine appreciation for their dedication, noting that "things are really changing" and that the new team is "always helpful and on task doing there best to make this community a home and make everyone feel welcome." This renewed focus on resident satisfaction and community betterment is a significant factor contributing to the park's suitability for individuals and families in Iowa.
The commitment of the current management team to improving the community atmosphere and living conditions is repeatedly praised. Residents emphasize that the team works "hard as they do every day even on weekends to make this place better," consistently staying "on top of things and work themselves to the bone every single day." This level of dedication indicates a truly invested management, which is a crucial aspect when choosing a long-term residence. If you're seeking a community where management genuinely cares and actively works to enhance the resident experience, South View Estates is definitely worth considering.
Beyond the management, a mobile home park also offers advantages such as lower property taxes (as you typically own the home but lease the land), reduced maintenance responsibilities for common areas, and often a more relaxed and neighborly atmosphere. For those in Iowa looking for a more affordable path to homeownership or a simpler living arrangement, manufactured home communities like South View Estates present a compelling alternative to traditional housing markets.
The concept of community is central to the appeal of mobile home parks. Unlike isolated single-family homes, these parks are designed to encourage interaction and a shared living experience. This can lead to a stronger support system among neighbors and a more vibrant social environment, which is highly valued by many residents in Iowa seeking a friendly and engaging place to reside.
In essence, South View Estates is evolving into a more vibrant and attentive community. The positive sentiment from current residents regarding the new management team underscores a commitment to creating a desirable living environment. For Iowans seeking a manufactured home community that prioritizes its residents and actively works to improve their quality of life, South View Estates presents a compelling option.

I have lived here for so long and the last 8 years has been neglected here but since Tara came in things are really changing. We love what she is doing because the managers in the past did not care like she does and that goes for Jesse and Holly as well they are always helpful and on task doing there best to make this community a home and make everyone feel welcome but make sure to menAnd to tell others to do the same. We have not had a manager or a team work as hard as they do every day even on weekends to make this place better they are always on top of things and work themselves to the bone every single day and I as a resident am proud of all of them and the work that they do.
May 26, 2025 · Amber VanderleestI've only lived at the Waterloo site since October the last manager was crap but the new manager Tara and her new crew members have been amazing taking care of her tenets and working to clean the trailer court up. May 25, 2025 · curtis lewisIf was very nice to finally put a face to our new manager, I met Sunday while she was working in our community. I have lived here in Southview since 2007 when I purchased my 1st home. I have watched riff raff come and go through out our community all the years I been here. We have had issues throughout these yrs that have never really been completely resolved between management and tenants. I feel as if our community has lacked the attention it deserves throughout the years. Whether it be the pot holes, to filthy homes on the outside. Our community has been neglected for so long I was actually loosing hope it would ever get better. So I had in mind maybe it was time to just move out of here. I have other family also whom live in the community so I really hate to do so. However I now have a different perspective of this community since meeting Tara. Tara is the most out going, friendly, professional manager we have had in years. Tara took about 15 mins on Sunday to express her loyalty to us as a whole community. I believe she has came in here and attacked a lot of obstacles that have been neglected for years. I truly believe in the short time she has been here she has earned her due diligence. I appreciate what you have done Tara. I truly am excited to see what else she can do to make us a stronger community.
May 26, 2025 · Heather HarrisThey sold us a trailer with obvious black mold in it. There’s no way they couldn’t have known about it prior to selling it to us but still they keep denying it. This mold turned into pink fuzzy mold after a while and caused my friend to lose her baby at four months pregnant, I got hospitalized because of the air being unpure, it was causing me infertility issues, and when we had an inspector come in to run tests on it he said there was NO WAY management didn’t know about it because it was over 10-12 years old. Then they proceeded to cover it up with more subfloor and hardwood floor on top of it instead of just replacing the flooring, which is what allowed it to seep up. There was a water leak that had CLEARLY been there for almost 8 years. Now we are working on fixing THEIR problem and they are trying to fine us for having our debris outside even though they’re the ones that caused a mess in the first place. Their trailers are mostly rundown or full of mold. On top of all of that, the day we moved in, after we got everything hooked up, we noticed our gas stove didn’t work and neither did our dishwasher. I called the office to report it and all they said was “Well it worked when I tried it yesterday!” Ok so why all the sudden is it not working now? We had an inspector come out to check on these issues and they said they had disconnected the stuff the day prior to us moving in. He said the only way to fix it was to have an electrician come out and turn out stove from gas to electric, and completely take out our dishwasher so we could have the electrical and piping redone. They just like to cover up the issues instead of fixing them. Definitely do not recommend this and would not stay here any longer than I have to. Planning on moving my trailer and not giving any notice to them at all. Also, there’s to many restrictions, especially for animals. They have no dog park or any area for animals to be free. They are not allowing any dogs to be outside off leash or tied up on a chain even if you’re out there with them IN YOUR YARD. You aren’t allowed to play with your dog outside because there’s no area designated for that. Basically in the lease it states your dog has to be on a handheld leash while outside at all times with no exceptions and you aren’t allowed to babysit any animals either let alone have anyone with an animal come over just for the day. You are allowed 2 ANIMALS per trailer and they still charge you a $60 pet fee EACH. You pay $591 in lot rent every month but then they also charge you a $6 processing fee. They don’t take partial payments under any circumstances, and if you don’t pay on or by the first of every month they CHARGE YOU AN EXTRA $60. Definitely don’t come here if you have a dog that is hyperactive. Too many rules, not kid friendly and definitely not family friendly. There is a park, but it’s super super small. There is no pool or anything. There’s no tornado shelter or storm shelter. There is a basketball court, but that’s it. There’s not even an area for a dog to be able to run. Your yards are super small as well. Everything you want to do you have to run it by them. But worst of all, they have a “no loud noises or music past 10 PM policy” and still don’t enforce it. I’m having a baby and live on a corner lot. Any time someone blasts their music or revs their engine I can hear it and it shakes my trailer.
May 01, 2025 · Em FamSorry to say but new management is no better than old management I had to call code enforcement on them just to get them to answer to what office management would not reply to they will not reply to any complaints is a feral cat population very rude I wouldn't recommend anybody move there now as a community people that live there I give an a+ I get along with all my neighbors mostly safe place for kids except the playgrounds are kind of dangerous abandoned homes with doors and windows busted
