Sherwood Mobile Manor Family About
For those seeking an affordable and community-oriented living option in the heart of Central Florida, Sherwood Mobile Manor Family in Lakeland, Florida, presents a mobile home and RV park designed to cater to diverse family needs. Situated in the dynamic city of Lakeland, this park offers a convenient base for residents to enjoy the local attractions, job opportunities, and the vibrant atmosphere that defines this growing region of the Sunshine State.
Sherwood Mobile Manor Family aims to provide a welcoming environment for both permanent residents and those with RVs, though recent resident feedback offers a mixed perspective on the park's management and living conditions. One review highlights a significant positive transformation, crediting the manager, Luz, with cleaning up the park, removing "bad people," and actively bringing in "good family that wants to start a good life." This suggests a proactive effort to improve the community's quality of life. Conversely, another review expresses strong dissatisfaction, citing frequent rent increases, strict and potentially arbitrary rules regarding residents and vehicle parking, and a perceived dismissive attitude from management.
This divergence in opinions indicates a period of transition or different experiences within the park. This article will aim to provide a balanced and factual overview of Sherwood Mobile Manor Family, drawing from all available public information to help local Floridians make an informed decision about this community. The goal is to present a clear picture of what prospective residents can expect, acknowledging both the stated positive changes and the criticisms raised by current or former residents.

Lakeland's public transportation options and well-developed road network make commuting within the city relatively easy.

Promotions or Special Offers
Sherwood Mobile Manor Family does not publicly advertise traditional "promotions" or "special offers" in the way a retail business might. Its offering is primarily based on providing mobile home and RV lots for rent, with a focus on long-term residency.
However, prospective residents should be aware that the park appears to be in a state of transition under new management, which can impact financial aspects. One resident review explicitly states that "the rent increases every 6 months," and that for a family of four, the cost could be around "$907 and so it goes up." This suggests a dynamic pricing structure, where rates may not be fixed for extended periods. Additionally, charges for each person over 18 (e.g., "$100 even if they are your children who when they moved were minors") and potential vehicle towing fees for minor infractions ("just to touch the grass") point to a system with various additional costs.
Conversely, the positive review highlights a perceived improvement in the overall living environment due to the manager's efforts. While this isn't a direct financial promotion, a cleaner and more secure park can be seen as an indirect value-add.
Therefore, the "special offer" here is primarily the opportunity to secure a spot in a community that is actively undergoing revitalization. However, potential residents must exercise extreme caution and diligence regarding the financial terms. It is absolutely critical to:
- Obtain All Rental Terms in Writing: Demand a clear, comprehensive, and written lease agreement that explicitly outlines the initial lot rent, the frequency and potential percentage of rent increases, and all additional fees (e.g., for extra residents, utilities, pet fees, parking infractions).
- Clarify All Charges: Ask specific questions about what is included in the base rent (e.g., water, sewer, trash, electric) versus what is charged separately.
- Understand Rules and Penalties: Get a written copy of all park rules and regulations, especially those pertaining to parking, guest registration, and any associated fines or penalties.
- Inquire About Lease Duration: Understand if there are options for longer-term leases that might provide more stable pricing than month-to-month arrangements.
Given the conflicting reviews regarding management and rent practices, thorough and documented communication is the most effective "strategy" for prospective residents to understand the true financial commitment and avoid unexpected costs at Sherwood Mobile Manor Family.
Contact Information
For those considering Sherwood Mobile Manor Family and wishing to inquire further about lot availability, current rental terms, or to discuss the community's environment, direct contact with their management is necessary.

When making contact, it is highly advisable to prepare a detailed list of questions concerning all aspects of residency, particularly regarding rent, additional fees, utility inclusions, and park rules. Conclusion: Why this place is suitable for locals
For Floridians seeking an affordable housing solution within a dynamic Central Florida city, Sherwood Mobile Manor Family in Lakeland presents a nuanced option. Its suitability for locals hinges on a careful consideration of its location advantages against the backdrop of recent resident feedback regarding management and rising costs.
The primary appeal for locals is its strategic location in Lakeland. This city offers a robust job market, a wide array of educational institutions, and a burgeoning cultural scene. For individuals or families working in or around Lakeland, or commuting to nearby Tampa or Orlando, the park's accessibility to I-4 and local thoroughfares is a significant advantage. This allows residents to enjoy the conveniences of urban living – including extensive shopping, diverse dining, and entertainment options – without the higher housing costs often associated with traditional homes in such a desirable location. The presence of numerous lakes and parks within Lakeland also provides ample opportunities for local outdoor enthusiasts.
However, it is crucial for prospective local residents to acknowledge and thoroughly investigate the concerns raised in recent reviews. While one review praises the manager for "cleaning up the whole park" and bringing in "good family," suggesting a positive transformation towards a safer and more desirable environment, another highlights issues like frequent, unannounced rent increases, charges for adult children, and strict, sometimes arbitrary, rules regarding parking and guests. These issues could significantly impact the long-term affordability and livability for a local family.
Therefore, if the positive changes under new management are indeed widespread and sustainable, and if clear, transparent rental agreements can be secured that address concerns about escalating costs and restrictive rules, Sherwood Mobile Manor Family could be a suitable and accessible option for Floridians. It offers a chance to reside in a well-located Central Florida community. However, due diligence, explicit written agreements, and direct conversations with current residents about their most recent experiences are absolutely essential steps for any local considering making Sherwood Mobile Manor Family their home.
Customer Reviews
The manager actitud is terrible the rent increases every 6 months If the manager doesn't like you or she just doesn't like you. Well for claiming your rights does the impossible to kick you out he doesn't care if you own or not you can't live with anyone because they throw you out you have to register or they throw you out for each person over 18 they charge you 100 even if they are your children who when they moved were minors for a family of 4 you pay $907 and so it goes up they tow your vehicles if you park in your own house just to touch the grass, which is not grass is weed not recommended at all
The park is very nice and clean the manager Luz cleaned up the whole park took all the bad people out and she’s starting to bring good family that wants to start a good life and the Sherwood mobile homes. I give her a lot of credit for all the work she did she’s a very good manager, if you always needed something she gets it done ❤️❤️❤️❤️❤️
The manager here is what this property needed to be cleaned up. You don’t hear loud engines, music or see ghetto stuff going on anymore. Thank you Luz for your hard work.
Look forward to annual lot rent increases of a minimum of $20 plus a year with promises of building things which never happens. Took 9 months to get our title after trailer was paid off and got charged almost $1000 for decals we never received and they "forgot" to Bill is for back in 2014 and 2015. If you're looking for a nice family park with reasonable lot rent and good neighborhood this is not the park for you.
Management is cool but most of the people that live there need to go don't follow rules cops always there dogs biting kids people are theives I have a brand new door that someone has tried prying open and nothing is ever done about anything takes so far 3 months to get title after you pay your home off corporate office fault not manager so much more to say but enough room or time to write and rent goes up every year and once for this so called park going to build a year ago still nothing
