May Manor About

For those exploring affordable and convenient living options in the vibrant heart of Central Florida, May Manor in Lakeland offers a mobile home community designed to provide a residential base amidst the dynamic atmosphere of this growing city. Situated in Lakeland, this park aims to provide an accessible and community-focused environment for individuals and families seeking a more budget-friendly approach to homeownership in the Sunshine State.

May Manor positions itself as a practical choice for residents looking for a place to call home with access to Lakeland's many amenities and employment opportunities. Like any community, understanding the nuances of life within May Manor requires looking at direct feedback from its residents. While a clear advantage is its location within Lakeland, a key piece of feedback highlights navigation challenges when using GPS, directing visitors to a closed back entrance rather than the main entry near a gas station. More importantly, resident reviews also point to frequent management changes and an inconsistent application of park rules, suggesting that prospective residents should prepare for a potentially fluid administrative environment.

Despite these operational considerations, the inherent appeal of Lakeland itself – with its beautiful lakes, thriving downtown, and strategic Central Florida location – continues to draw those looking for a balanced urban and natural lifestyle. This article aims to provide a factual overview of May Manor, drawing from available public information and resident insights, to help local Floridians make an informed decision about this community. The goal is to present a comprehensive picture of what prospective residents can expect, addressing both the practical aspects and the resident-reported experiences.

Location and Accessibility

May Manor is conveniently located at 323 Lisa St, Lakeland, FL 33815, USA. This address places it within the well-established city of Lakeland, a significant and expanding urban center in Polk County, Central Florida. Lakeland is widely recognized for its picturesque lakes, a charming historic downtown, a burgeoning arts and culture scene, and its crucial location along the I-4 corridor, which links Tampa and Orlando.

A critical point regarding accessibility, as noted by a resident, is the importance of navigation. Visitors using GPS to find May Manor should be aware that the address may direct them to a closed back entrance. The correct approach is to "turn next to gas station, follow it down till you see it on the left." This specific instruction is vital for a smooth arrival.

Once inside the vicinity, the park's location offers excellent access to Lakeland's extensive urban amenities. Within a short drive from May Manor, residents can find a wide array of grocery stores, diverse shopping centers, numerous dining options, and essential services, including medical facilities, pharmacies, and various professional services. Lakeland's well-developed road network and public transportation options make navigating the city for daily errands or commutes relatively straightforward.

Beyond the immediate city conveniences, May Manor's Lakeland address provides superb regional accessibility. Interstate 4 is just a short drive away, offering seamless connections to the major metropolitan areas of Tampa to the west and Orlando to the east. This strategic position is highly beneficial for residents commuting for work, seeking higher education, or enjoying the world-famous theme parks and attractions in Orlando (Walt Disney World, Universal Orlando Resort, SeaWorld) or the cultural attractions and entertainment venues in Tampa (Busch Gardens, Ybor City, professional sports). For those who appreciate outdoor recreation, Lakeland's many lakes provide opportunities for fishing, boating, and enjoying scenic walks. This blend of urban convenience and access to wider Florida attractions makes May Manor's location a significant advantage for local Floridians.

Services Offered

  • Mobile Home Lots: The park provides dedicated spaces for mobile homes, catering to long-term residents seeking an affordable homeownership alternative.
  • Lot Rent: Residents pay a monthly lot rent to lease the land on which their mobile home is situated. The specifics of what is included (e.g., water, sewer, trash collection) should be confirmed directly with park management.
  • Community Management: There is a management team responsible for the overall operation of the park, including enforcing rules and handling resident concerns. However, reviews indicate a high turnover rate ("5 new managers rather quickly").
  • Community Rules: The park operates with a set of rules and regulations designed to ensure a harmonious living environment. However, reviews suggest these rules may be "very loosely enforced," with inconsistencies based on individual relationships with management ("they pick and choose who and when to enforce them on").

Features / Highlights

  • Affordable Living Option: Mobile home parks like May Manor typically offer a more budget-friendly housing solution compared to traditional stick-built homes in Lakeland.
  • Central Lakeland Location: Provides convenient access to Lakeland's urban amenities, including shopping, dining, schools, and employment opportunities.
  • Established Community: An existing mobile home community with a mix of long-term residents.
  • Accessibility to Major Roadways: Proximity to I-4 offers easy commuting to Tampa and Orlando.
  • Guidance for Navigation: While a potential initial challenge, a resident has provided clear directions to the main entrance (turn next to the gas station), which is helpful for new visitors.

Promotions or Special Offers

May Manor does not publicly advertise traditional "promotions" or "special offers" for new residents. Its value proposition is centered around providing affordable mobile home lots for rent within the city of Lakeland.

However, it is critically important for prospective residents to consider the insights from current residents regarding the park's operational and management practices. Reviews indicate:

  • Frequent Management Changes: A high turnover rate of managers ("5 new managers rather quickly") suggests potential instability in park leadership and policies.
  • Inconsistent Rule Enforcement: Residents report that rules are "very loosely enforced" and applied selectively ("they pick and choose who and when to enforce them on"). This could lead to an unpredictable living environment regarding neighbor conduct or park standards.

Given these points, the "special offer" here, or rather, the key area for due diligence, is the potential for a fluid and inconsistent living experience. Therefore, potential residents should prioritize the following before committing:

  • Direct Communication with Current Management: Inquire directly about the current management's approach to rule enforcement, community standards, and resident relations.
  • Request a Copy of All Rules and Regulations: Obtain a complete, written set of the park's rules and confirm their consistent application across all residents.
  • Understand Lease Terms Thoroughly: Ensure the lease agreement clearly outlines all monthly costs, what is included in the lot rent, and any policies regarding lease renewals or changes.
  • Visit the Park Multiple Times: Observe the general condition of the park, how rules appear to be enforced, and try to speak with several residents to get a diverse range of recent experiences.

While May Manor offers the potential for affordable living in a convenient Lakeland location, the inconsistent management and rule enforcement highlighted by residents mean that any perceived "offer" needs to be carefully evaluated against the potential for an unpredictable living environment.

Contact Information

For individuals interested in learning more about May Manor, inquiring about lot availability, or discussing their specific needs, direct contact with the park's management is the recommended first step.

Address: 323 Lisa St, Lakeland, FL 33815, USA

Phone: (863) 337-5007

Mobile Phone: +1 863-337-5007

When making contact, it is highly advisable to prepare a detailed list of questions concerning all aspects of residency, particularly regarding lot availability, rental agreements, what utilities are included, and clarity on park rules and their enforcement. Given the feedback about management changes and inconsistent rule application, requesting all important information and agreements in writing is crucial to ensure transparency and a clear understanding of your potential living arrangement at May Manor. Also, remember the specific navigation tip to reach the main entrance: "turn next to gas station follow it down till you see it on the left."

Conclusion: Why this place is suitable for locals

For Floridians seeking an affordable and conveniently located housing solution in a growing urban center, May Manor in Lakeland offers a particular set of advantages. Its suitability for locals hinges primarily on its accessible location and the inherent value proposition of mobile home living, tempered by important considerations regarding park management.

The most significant appeal for locals is undoubtedly the park's location within Lakeland. This city provides a robust and diverse economy, ample employment opportunities, and a wide array of urban amenities, all of which are easily accessible from May Manor. For individuals or families working in Lakeland or commuting to the nearby metropolitan areas of Tampa or Orlando via I-4, the park serves as a practical and often more budget-friendly residential base than traditional housing. Residents can enjoy quick access to shopping centers, various dining options, healthcare facilities, and educational institutions, fulfilling daily needs with ease. The cultural offerings and natural beauty of Lakeland's many lakes also add to its local appeal.

However, it is crucial for prospective local residents to be fully aware of and carefully weigh the operational challenges highlighted in recent reviews. The reported frequent changes in management and the inconsistent enforcement of park rules introduce an element of unpredictability to the living environment. For a local Floridian seeking long-term stability and clear community standards, these issues require thorough investigation. An environment where rules are "loosely enforced" and applied selectively could lead to frustrations regarding neighbor conduct or park upkeep.

Therefore, if a local Floridian prioritizes a Lakeland address and the affordability that mobile home living can offer, May Manor could still be a viable option. However, it is paramount that they undertake extensive due diligence: visiting the park in person (using the correct directions provided by a resident), speaking directly with current residents about their recent experiences, and, most importantly, securing all terms, conditions, and park rules in a clear, written agreement. If these steps are taken to ensure transparency and manage expectations, May Manor could potentially serve as a suitable, cost-effective base for those looking to enjoy the dynamic Central Florida lifestyle.

This place needs to be changed on Google maps. It takes you to the back fence which is closed. Instead turn next to gas station follow it down till you see it on the left.

It's just ok. They have had 5 new managers rather quickly, the rules are very loosely enforced, and they pick and choose who and when to enforce them on. If they like you no problem but if they dont.... well...

We have been owners in this Park for 5 years and I can't say enough good things about the recent ownership/management change. The park residents have anyways been terrific and so welcoming but previous ownership sadly did virtually no improvements or upkeep. We Love 💗 the new amenities (especially the Pickleball Courts) and the numerous park upgrades including Clubhouse, roads paved, new trailers and old ones renovated or removed. New management, Erica and Jessica, are wonderful and a breath of fresh air! Concerns/questions are dealt with in a timely, friendly and professional manner. What a difference. Very convenient location next to the new Lake Bonnet park and minutes to downtown Lakeland.

We have been a resident since 2017 and May Manor has never looked so good. Treehouse has put in new roads, renovated the clubhouse and my favourite -new pickleball courts! What a bonus to have these in the park. It is really nice to see lots of positive changes with older trailers being renovated or replaced. This is definitely a park that is improving. Another amazing thing is being close to the new Bonnet Springs Park. I’m looking forward to the bike path connector that I hear is coming soon. This park isn’t perfect-there is still work to be done, especially on the pool, but I want to say that I am very happy with the steady progress that is happening. Finally, a shout out to Jessica and Erica in the main office who are great to deal with.
