Let’s delve into the details of South Breeze Mobile Home Park as described by those who have lived there.
South Breeze Mobile Home Park is located at 21403 S Keeler Dr Lot 74, Park Hill, OK 74451, USA. This address places the park in the community of Park Hill, which is situated in Cherokee County, Oklahoma. Park Hill offers a more rural or suburban living experience compared to a bustling city center, providing a sense of quietude and open spaces that some residents prefer.
Keeler Drive is a local road, and while specific details about its connectivity are not provided, its designation as a "South" Keeler Drive suggests it's part of a network of roads within the Park Hill area. Accessibility to major highways or thoroughfares in the region would typically determine ease of commute to larger towns like Tahlequah, which is the county seat and offers more extensive services, including grocery stores, healthcare facilities, schools, and various retail and dining options. Residents would likely rely on personal vehicles for transportation to these essential amenities.
The geographic setting of Park Hill is often characterized by its proximity to natural attractions, including Lake Tenkiller and the Illinois River, offering opportunities for outdoor recreation such as fishing, boating, and enjoying nature. However, the direct environment within the mobile home park itself, as described by residents, is distinct from these natural recreational areas. Understanding the specific location within Park Hill is important for prospective residents to assess their daily commuting needs and access to local services.
Based on the provided customer reviews, it is difficult to definitively list the services offered by South Breeze Mobile Home Park that meet acceptable standards. The reviews highlight significant concerns regarding the provision and maintenance of basic utilities and living conditions. While mobile home parks generally aim to provide the following, the reviews suggest a severe lack of adequate delivery at this specific location:
Therefore, while a mobile home park is expected to offer essential utilities and upkeep, the available information suggests that South Breeze Mobile Home Park fails to consistently deliver these services in a safe and adequate manner according to resident experiences.
Based on the provided customer reviews, the "features" and "highlights" of South Breeze Mobile Home Park are unfortunately characterized by significant negative aspects that detract from any positive attributes a resident might seek in a living community. Rather than promoting positive features, the feedback highlights serious concerns:
These points represent significant deterrents rather than highlights for prospective residents.
Based on the extremely negative reviews highlighting severe neglect of basic living conditions and unresponsive management, there is no indication of any promotions or special offers being provided by South Breeze Mobile Home Park. Given the reported state of the property and the owner's alleged disinterest in addressing critical issues, it is highly improbable that any attractive incentives would be offered or that they would outweigh the significant concerns raised by current residents.
Prospective residents are strongly advised to prioritize a thorough personal inspection of any available units and the park grounds, and to speak with current residents directly, before considering any financial commitment. In light of the severe concerns raised, any "offers" would need to be weighed against the reported unacceptable living conditions and lack of maintenance. The reviews clearly urge potential residents to "avoid this place at all costs."
Based on the publicly available information, the address for South Breeze Mobile Home Park is provided. However, no phone number for direct contact has been supplied in the query. Given the serious nature of the concerns raised in the customer reviews, attempting to contact the park directly for information might prove challenging or unhelpful, as residents report unresponsiveness from the owner regarding maintenance issues.
Prospective individuals interested in mobile home living in Park Hill, Oklahoma, should be aware of the significant negative feedback concerning this particular park. If attempting to gain more information, searching for any alternative public contact details online (which may not be readily available given the nature of the reviews) or an in-person visit (with caution, and purely for observation) would be the only potential avenues, though such a visit is not recommended given the severity of the reported conditions.
Based on the consistent and severe negative feedback from multiple residents, South Breeze Mobile Home Park in Park Hill, Oklahoma, appears to be unsuitable for locals or anyone seeking a safe, humane, and properly maintained living environment. The provided reviews paint a dire picture of living conditions that fall far below acceptable standards, directly contradicting what any resident in Oklahoma, or anywhere, should expect from a housing provider.
Residents report "severely rundown" trailers with "bad roofs and broken windows," alongside a broader park environment characterized by "lots of trash and litter strewn about" and "several dogs running loose and from their appearance undernourished." More critically, fundamental human needs are reportedly neglected, with "exposed electrical wires, broken pipes, and inadequate heating" being persistent issues, even during harsh winter weather. These are not minor inconveniences but fundamental failures in providing habitable living conditions.
Perhaps the most alarming aspect is the reported unresponsiveness and apparent indifference of the management and owner. Residents explicitly state that the "new owner refuses to maintain the property" and "has instructed maintenance to do nothing to fix units," culminating in an alleged owner's response of "Don’t like it move out." This stark disregard for tenant welfare and basic property upkeep demonstrates a systemic issue of neglect that makes the park fundamentally unsuitable for anyone seeking a stable and comfortable home.
Despite the general appeal of mobile home living for affordability in Oklahoma, the conditions described at South Breeze Mobile Home Park negate any potential benefits. The consistent appeals to Cherokee Nation, attorneys, and the state of Oklahoma that have reportedly failed to "force him to be compliant with basic human needs" underscore the severity and persistence of the problems. For any local Oklahoman considering a place to live, the overwhelming and explicit advice from those who have experienced it is to "avoid this place at all costs." The park, as described, does not meet the basic criteria for a suitable and respectful living environment for its residents.

The trailers are severely rundown with bad roofs and broken windows, Not sure why a few of them haven't been condemned. Definitely not a place people should be paying to live. Several dogs running loose and from their appearance undernourished. Lots of trash and litter strewn about.
May 31, 2025 · D *I'm writing to express my serious concerns about the living conditions at South Breeze Mobile Park in Park Hill, OK. The park's state is unacceptable, with exposed electrical wires, broken pipes, and inadequate heating. Despite promises to fix these issues, the new owner refuses to maintain the property. The situation is dire, especially with the harsh winter weather. Residents deserve better. I urge you to avoid this place at all costs. Even the new management/owner couldn't care less about providing adequate electrical, plumbing, and heat. We have contacted Cherokee Nation, attorneys, and the state of Oklahoma for the neglect of this slum lord and no one will lift a finger to force him to be compliant with basic human needs. And to make the situation worse he has instructed maintenance to do nothing to fix units. Owners response “Don’t like it move out”

May 22, 2025 · Oliver HellestedA quiet & friendly atmosphere with professional management team! Highly recommend!
May 20, 2025 · Rebekkah HellestedIt was 30 degrees inside my trailer this weekend, and my pipes froze. The maintenance man wants to fix trailers, but management refuses. On top of that, the entire trailer is falling apart ( our cabinets dumps dishes and cups out, open holes to outside when we moved in, our entire waste plumbing keeps getting disconnected, and the place was INFESTED with cockroaches. They have already ruined several things). Not at all worth the obscene $750 rent. We had to use almost $100 in electric over this cold weekend, and our house was averaging 40, and dipping to below freezing. It's like the owners are too broke to actually justify owning rental properties, as they are in horrible disrepair and repairs are commonly denied. The Cherokees are even hesitant to give them money. I am furious my family is currently stuck here with no way to currently move, considering my kids almost froze to death.
