Stonecrest II presents itself as a community "designed for the convenience of our residents," featuring "beautifully landscaped grounds and contemporary amenities planned with your family in mind."
However, it is equally important to consider direct feedback from current and past residents to gain a holistic view of the living experience. Public reviews provide insights into aspects such as management effectiveness, maintenance standards, and overall living conditions. This article will present a factual overview of Stonecrest II, drawing upon its stated features and available customer reviews to help Indiana locals make an informed housing decision in the Fort Wayne area.
Stonecrest II Manufactured Home Community is situated at 4831 Bade Dr, Fort Wayne, IN 46816, USA. This address places the community within the vibrant city of Fort Wayne, Indiana, which is the second-largest city in the state and a significant economic and cultural hub in the region.

Furthermore, the community is noted to be "inside of a great school district," which is a significant factor for families with children. Everyday conveniences are also within close proximity, with shopping destinations such as Walmart, Menards, and Kohl's nearby. -
Grounds Maintenance: Efforts are made to ensure "beautifully landscaped grounds." This suggests that common areas and potentially some aspects of exterior maintenance are managed by the community, contributing to the overall aesthetic appeal.
-
Community Amenities: The park is described as having "contemporary amenities planned with your family in mind," which may include recreational spaces (as detailed in the Features/Highlights section).
-

It is important for prospective residents to note that while these services are advertised, actual experience may vary. The provided customer reviews highlight significant concerns regarding management responsiveness, particularly regarding issues like pest infestations and unexpected billing, which directly contradict the stated service quality. Therefore, direct and thorough inquiry into specific service level agreements, maintenance responsibilities, and clear communication protocols is highly recommended before considering residency.
Based on promotional materials, Stonecrest II Manufactured Home Community highlights several features designed to attract residents. However, it is crucial to juxtapose these with direct customer feedback to provide a balanced and factual overview for Indiana locals.

-

-
Management Issues: Reviewers express severe dissatisfaction with management, specifically citing unprofessionalism, inability to perform job duties (e.g., computer issues for lease signing), and dishonesty regarding commitments (e.g., going back on word for exterminator costs). This directly contradicts the "experienced and professional management" claim.
-
Pest Infestations: A major concern is widespread roach infestations that management allegedly knew about but failed to disclose or resolve. This indicates a significant health and living quality issue, directly impacting the "bug free environment" that residents value.
-
Unreliable Commitments: The reported instance of management promising to pay for extermination but then unilaterally adding the cost to rent bills without explanation highlights a lack of trustworthiness and transparency.
-
Unexpected Rent Increases: A recent resident noted that lot rent was increased "only a few months" into their tenancy, suggesting potential instability in housing costs.
-
Overall Negative Experience: Phrases like "DO NOT MOVE HERE," "worse than a joke," and "Take your money elsewhere" convey a deeply negative resident experience, indicating that the community does not deliver on its promises of peace, sanity, or a comfortable living environment.
It is crucial for any potential resident to carefully weigh these conflicting perspectives and conduct thorough personal investigation, including visiting the property, inspecting units, and speaking with current residents if possible, to verify living conditions and management practices before making a decision.
Specific, ongoing promotional offers for Stonecrest II Manufactured Home Community are not detailed in the provided customer reviews. When assessing the suitability of Stonecrest II Manufactured Home Community for Indiana locals, it is paramount to consider both its advertised benefits and the significant concerns raised by existing and past residents. While manufactured home communities can offer an appealing pathway to homeownership or affordable living, the feedback available for Stonecrest II indicates substantial challenges that severely impact its suitability.
From a geographical perspective, Stonecrest II's location in Fort Wayne, Indiana, is undoubtedly advantageous for locals. Being just 6 miles from Downtown Fort Wayne means residents have excellent access to the city's robust amenities, including diverse employment opportunities, a wide array of shopping and dining options, and cultural attractions like museums and parks. Its placement within a "great school district" is also a notable benefit for families. This accessibility to a major Indiana city, combined with the potential for more affordable housing compared to traditional homes, theoretically positions Stonecrest II as a viable option for many.
However, the overwhelming negative sentiment in the provided customer reviews directly contradicts the notion of a convenient, family-friendly, or well-managed community. The reports of "ROACHES that THE MANAGERS KNEW WAS A PROBLEM" and allegations of management dishonesty regarding extermination costs are deeply troubling. Such conditions point to significant health hazards and a severe lack of reliable support from the community's management. The additional complaint about unexpected lot rent increases further suggests potential financial instability and a lack of transparency for residents.
The core value proposition of any home, regardless of type, includes safety, cleanliness, and peace of mind. The reviews suggest that Stonecrest II may fall short on these fundamental aspects. Phrases like "DO NOT MOVE HERE," "worse than a joke," and "If you value your peace, sanity, and a bug free environment, do yourself a favor & DO NOT MOVE IN HERE" are strong warnings that prospective residents in Indiana should not ignore.
Therefore, while the concept of a manufactured home community in Fort Wayne might be attractive, the specific public feedback for Stonecrest II Manufactured Home Community indicates that it may not be suitable for locals seeking a stable, well-managed, and bug-free living environment. For any Indiana local still considering this community, exceptionally thorough due diligence is not just recommended, but absolutely essential. This should include meticulous inspection of any potential home for pests and structural issues, obtaining all agreements and assurances in writing (especially regarding maintenance responsibilities and costs), and, if possible, speaking directly with multiple current residents about their daily experiences with management and living conditions. Without clear evidence that these pervasive issues have been resolved, locals are strongly advised to proceed with extreme caution and consider other housing options in the Fort Wayne area that can more reliably provide the peace, sanity, and bug-free environment they deserve.
Customer Reviews
!!DO NOT MOVE HERE!! If I could give 0 stars, I would. This place is worse than a joke. Twyla, the manager, has worked here for well over a year & is still acting like she doesn't know how to do her job. We had to come to the office two different times to resign a lease because she doesn't know how to work her computer. I wish we hadn't resigned that lease because immediately after that we got infested with ROACHES that THE MANAGERS KNEW WAS A PROBLEM WITH ALL OF OUR SURROUNDING NEIGHBORS. They neglected to warn us, Twyla personally assured us that the park was responsible & would pay for an exterminator, they called & made the appointment & had them show up. Then after the fact, Twyla went back on her word & is now claiming we are responsible for the cost of the exterminator & just tacked that onto our rent bill with no explanation even though we've reached out numerous times. If you value your peace, sanity, and a bug free environment, do yourself a favor & DO NOT MOVE IN HERE.
Take your money elsewhere. I have only been living here for a few months and they are already raising the lot rent.
If I could give 0 stars I would. This place is an absolute joke! I’ve lived here since 2019 and I have seen a total of 5 managers move through this park. This new one we have is either lazy, or plain retarded. If you wanna get ahold of management, good luck to you sister! She’s never in the office, doesn’t answer her phone, and doesn’t answer messages. They’ll change the rules every day, they’ll violate you for the littlest things but yet when the dude down the streets smoking crack or people are playing music till frames fall off the wall it’s no big deal. Between the yelling, the fights, the violence in this place, I definitely do not recommend you living here especially if you have a family!
Do yourself a favor and do NOT try to give this place the benefit of the doubt. The negative reviews are very factual and accurate. None of the people I have talked to like it here. Most everyone is doing what they can to move away from this trap hole. I’m so surprised to read good reviews about this place and the last site manager. It can be quiet but it can be very loud. The last manager put most of her effort into not helping you and was always quick to blame shift. She went on vacation and never came back. The people who take care of the trailer side of it all are slightly better at customer service but overall it is clear they don’t care about their tenants. They can be very rude and many of them not properly informed on what they can and can’t do.
If I could have given this place 1/2 a star I would've. This place is a joke. They change the rules everyday. Kids can't play, ride bikes, you can't have anything in your yard unless it's a plant. There are more drug heads than good tenants. Fwpd would have a field day if they actually knew how many drug dealers was in there. Not a good place to live if you are an honest and hard working person.
