Based on available information and direct resident feedback, the reported services offered within Sugar Mill North Mobile Home Park have experienced changes and may not consistently meet expectations. It's crucial for prospective residents to verify the current status of all promised amenities and services directly with management before making any commitments.

Reported Services (Status as per recent resident feedback):

  • Community Pool: Currently reported as non-operational for an extended period (months to over a year) since the change in management. Residents indicate they are still paying for this amenity without access.
  • Community Gate: Reported as non-functional for an extended period (over three years). While physically present, it does not provide the intended security or controlled access for the community.
  • Jungle Gym/Playground Area: An older, small jungle gym area is noted as the only currently functional amenity for small children.
  • Lot Rent Collection: Residents are consistently required to pay their lot rent on time.
  • Yard Maintenance (Resident Responsibility): Residents are largely responsible for the upkeep and care of their individual yards, which contributes to the aesthetic appearance of the park.

It is highly advisable for interested parties to conduct a thorough on-site visit and speak directly with current residents to confirm the availability and functionality of any services they expect to utilize.

Sugar Mill North Mobile Home Park is presented as a community that offers certain features and highlights that are typically attractive to those seeking manufactured home living. However, it is imperative to address these points with the most current information, especially considering feedback from existing residents.

Reported Features / Highlights (with important considerations):

  • Quiet, Oversized Home Sites: The community is noted for having quiet, potentially oversized home sites, which can offer residents more personal space and a sense of tranquility compared to densely packed areas. This can be a significant advantage for those seeking a more suburban feel.
  • Community Reunited with Sugar Mill: Some information suggests that Sugar Mill North has been reunited with its adjacent community, Sugar Mill. This could imply potential shared resources or a larger overall community feel, though the operational status of amenities should be confirmed.
  • Welcoming Atmosphere: The community is described as having a welcoming atmosphere. While individual experiences may vary, a supportive neighborhood environment is often a key aspect of mobile home park living.
  • Proximity to St. Cloud Attractions: Residents benefit from being a short drive to various area attractions including fishing, golfing, biking, and shopping. St. Cloud also offers local festivities and events throughout the year.
  • Accessibility to Orlando Attractions: The park's location provides a relatively short drive to extensive Orlando attractions, including world-renowned theme parks and cruise terminals, making it convenient for entertainment and travel.
  • Potential for New Home Construction: Opportunities exist to custom design and purchase new manufactured homes within the community, offering the benefits of a new home at a potentially lower cost than traditional site-built homes. This allows for modern features and personalized design choices.
  • Gated Community (Non-Functional Gate): The community is advertised as gated, which typically implies enhanced security and controlled access. However, current resident reviews indicate that the gate has been non-functional for over three years, which negates the security benefit of a gated community. This is a critical point for potential residents.
  • Swimming Pool (Currently Non-Operational): A swimming pool is listed as a community amenity, which is usually a significant draw for Florida living. However, resident feedback confirms the pool has been closed for an extended period, leading to resident dissatisfaction as lot rent is still being charged without this amenity.
  • Clubhouse (Mentioned, but operational status unclear): A clubhouse is often a central hub for community gatherings. While mentioned, the current functionality and availability for resident use, especially given issues with other amenities, should be directly verified.
  • Jungle Gym Area: A small, older jungle gym is noted as the only currently functional recreational amenity for young children.

It is paramount that anyone considering Sugar Mill North Mobile Home Park thoroughly investigates the current operational status of all listed features and amenities. Direct conversations with current residents and management are highly recommended to ensure accurate expectations.

Based on the provided information and recent resident feedback, there are no specific promotions or special offers actively advertised for Sugar Mill North Mobile Home Park. The current emphasis from resident reviews points towards concerns regarding existing amenities rather than new resident incentives.

Given the reported issues with amenity functionality (such as the pool and gate), prospective residents should prioritize clarifying the current status of these features and any plans for their repair or replacement. It is advisable to inquire directly with the park management about any current or upcoming offers, and importantly, to ask about any adjustments to lot rent or alternative arrangements provided due to non-functional amenities. While some listings might mention opportunities to custom design and place new manufactured homes, it is crucial to understand the full financial implications and the operational status of community features that contribute to the overall value proposition.

For locals in Florida considering a mobile home park lifestyle, Sugar Mill North Mobile Home Park in St. Cloud offers a particular set of considerations. While the park is situated in a desirable part of Central Florida, providing access to St. Cloud's local charm and the broader Orlando metropolitan area, it is crucial for prospective residents to weigh the reported community challenges against these locational benefits.

The allure of potentially affordable manufactured home living, with opportunities for personalized new home construction on oversized lots, can be appealing. St. Cloud itself is a growing city, offering a more relaxed pace than Orlando's immediate urban sprawl, yet still providing necessary services, schools, and recreational opportunities like those around Lake Tohopekaliga. For those who prioritize a quieter residential environment while retaining access to major city amenities and Florida's natural beauty, the location of Sugar Mill North holds promise.

However, based on consistent resident feedback, the park's suitability for locals largely depends on how current and future management addresses the reported long-standing issues with key amenities such as the community pool and the main entrance gate. The expectation of having functional amenities for the included lot rent is a significant factor in resident satisfaction. If these issues are resolved, and the amenities become fully operational, the park's value proposition for locals seeking an affordable, community-oriented lifestyle could significantly improve.

Ultimately, for a local Floridian, Sugar Mill North Mobile Home Park could be suitable if they are fully aware of and comfortable with the current state of amenities, or if they receive verifiable assurances of immediate and substantial improvements. It is a community that offers the potential for a peaceful home base in St. Cloud, but a proactive and informed approach by potential residents is absolutely essential to ensure it meets their specific needs and expectations for comfortable Florida living.

Do not waste your time you do not want to live here! Since being bought out by New Management we have a pool that does not work and a gate that does not work as well for our community. Our only amenity currently is a old small Jungle Gym area for small children. Management thinks it's acceptable to have a pool closed for a year and we're still paying for it!, however we also have to pay if we want to take our children to an actual pool at the YMCA. None of our lot rents or anything went down even though they've taken away our amenities. This has been going on since we were purchased as a park. Our sister Park next door has beautiful amenities that they are able to use and we are not. It cost way too much to live here, run.

Scammers!! Don't move here!! We moved in and pay on time just so we don't have our amenities!! NO POOL FOR MONTHS! NO GATE FOR OVER 3 YEARS! it's there it just doesn't work. The owner's response is to blame the previous owners FROM THREE YEARS AGO and to keep trying"fix" it instead of replacing it with a working version that we PAY for! Management has not decreased our lit rent or made arrangements for residents to use a pool, we must pay more money to someone like a ymca, so we pay TWICE just to have pool access. This has been going on for 3 years. RUN!! Please see that everyone has been moving out since the new owners, most residents are new and it looks nice here because WE take care of our yards,NOT managment!!

Unless you live here you won’t know how rude management is, and how they lie to new customers promising amenities that we don’t have. We have a gate that haven’t work in the last four and a have years and it’s always open but the manager will swear that it works and that is closed at night.Don’t let them full you. We have uneven road with holes similar to sink holes on the road, but again management thinks it’s ok to have roads like that. A lot of unhappy residents in the community.
