Thorntree Lake Mobile Home Prk About

For many residents across Indiana, finding a suitable and accessible housing solution is a significant concern. Mobile home parks, also widely known as manufactured home communities, represent a distinct segment of the housing market that often provides an alternative to traditional stick-built homes. Thorntree Lake Mobile Home Park, located in St. Paul, Indiana, is one such community that offers manufactured home living options. This article aims to provide a clear and informative overview of Thorntree Lake Mobile Home Park, designed to help local Hoosiers learn more about this place as a potential housing choice.

Manufactured home communities typically operate on a model where residents own their homes but lease the land on which their homes are situated. This arrangement can sometimes lead to different financial considerations compared to traditional homeownership, potentially offering a more accessible price point for housing. These communities often feature a management structure responsible for the upkeep of common areas and the enforcement of community guidelines, aiming to provide a structured living environment. As with any housing decision, understanding the specific characteristics of a particular community is paramount.

Thorntree Lake Mobile Home Park, situated along a historic highway in St. Paul, offers a particular set of features and an environment that prospective residents should explore. We will delve into its geographical location, providing insight into its accessibility within the greater St. Paul area, and outline the general services and features that are typically found in such communities. This overview is crafted to be factual and informative, assisting Indiana residents in making well-informed decisions regarding their housing needs.

Location and Accessibility

Thorntree Lake Mobile Home Park is located at 7301 Old US Hwy 421, St Paul, IN 47272, USA. This address places the community in the small town of St. Paul, Indiana, which spans parts of Decatur and Shelby counties. The designation "Old US Hwy 421" indicates its position along a historic route, suggesting a location that might offer a blend of rural tranquility and established access points.

For residents across Indiana, St. Paul's location in southeastern central Indiana provides reasonable accessibility to larger population centers. It is situated roughly equidistant from Indianapolis to the northwest (approximately 45-60 minutes drive) and Cincinnati, Ohio, to the southeast (about 1.5 to 2 hours drive). This positioning along a main, albeit older, highway allows for connectivity to broader employment markets, healthcare facilities, and diverse recreational and cultural attractions found in these larger cities.

Within St. Paul itself, the mobile home park's location along Old US Hwy 421 means direct, straightforward access for residents. St. Paul is a smaller community, offering local amenities such as gas stations, small businesses, and possibly local dining options. Residents would likely rely on nearby larger towns like Greensburg (the county seat of Decatur County) or Shelbyville (the county seat of Shelby County) for more extensive shopping, services, and educational facilities. The immediate surroundings of the park would likely offer a more rural or semi-rural setting, which can appeal to those seeking a quieter residential environment away from urban congestion. The roads leading to and within the park would generally be suitable for manufactured home transport and resident vehicle access.

Services Offered

Mobile home parks like Thorntree Lake Mobile Home Park typically offer a fundamental set of services aimed at supporting residents and maintaining the community infrastructure. While specific details should always be verified directly with park management, based on the general model of manufactured home communities, here are common services that residents might expect or inquire about at Thorntree Lake:

  • Lot Leasing: The core service is the provision of individual plots of land (lots) where residents place their manufactured homes. Residents typically own their homes but lease the land, with a monthly lot rent covering the use of the land and contributing to common area maintenance.
  • Community Management: A management team oversees the daily operations of the park. This usually involves managing leases, handling resident inquiries and concerns, and ensuring adherence to community guidelines to maintain a structured living environment.
  • Common Area Maintenance: The management is typically responsible for the upkeep of common areas within the park. This would include maintaining internal roads, ensuring general cleanliness, and tending to any shared green spaces.
  • Utility Management (Partial): While residents are generally responsible for their individual home's utility consumption (like electricity, and often water/sewer), some utilities might be managed or billed through the park. For instance:
    • Sewer Services: Ensuring a functional sewer system for all homes within the park.
    • Trash Removal: Facilitating or coordinating regular garbage collection services for residents.
Prospective residents should always confirm which specific utilities are included in the lot rent and which are the direct responsibility of the homeowner.
  • Enforcement of Community Rules: To foster a harmonious and safe living environment, mobile home parks establish and enforce rules and regulations. These typically cover aspects such as pet policies, noise guidelines, property maintenance standards for individual lots, and parking rules. These are in place to promote a consistent and respectful community for all residents.

We tried to purchase a camper from this individual , i signed a contract. I put the money down. We were told with the down deposit we will be given a chance to sell our camper outright and had agreed to do two different prices, one for the trade-in and one for an outright sale. The timing we agreed to was 6 weeks to complete the sale or trade in our 5th wheel camper. Yes, the refund of our down payment was verbal. As it turns out, our camper didn’t sell, and due to personal reasons, we did not buy the camper after four weeks. The owner was rude, harassing and would not even offer a partial refund of our down payment. We did not read other reviews of this business prior to the deal as it seems to be a regular occurrence with down payments or rental agreements. We trusted them, don’t make the same mistake we did. We are out $4500 so buyers/renters be aware

I'm unsure of the bad reviews of the owner himself . As far as the campers it's up to the buyer because they are free to see it and look it over prior to buying. This has been a beautiful family friendly location for quite some time however. If there are any suggestions from me the layout and set up of campers for sale trashes the scenic beauty people have come to know and love. Unfortunately it looks like it could be a used parts lot in the front. And it looks terrible where they moved the dumpster and they never should have cut down the trees.

The owner of this campground is something else entirely. He doesn't care for the people then live there. There is a lot to say when it comes to Mike the owner. He will lie straight to your face. He is extremely two face. One week he said I could get a full hook up and then the next he puts a non legal eviction notice on the door. Don't trust the son either he's definitely learning from his father. I also want to comment on the campers he has for sale there. He just puts patch jobs on them and then it starts to fall apart in a few months. Be very thorough as you look at his lot cause once you get it he will not help at all. Mike is extremely rude and will ignore anything you ask of hi. And definitely won't respond if you have a real issue. I would not recommend this place on anyone. The place is nice the owner is just trash.

We reserved a spot here a month in advance and paid a $250 deposit. Was told they would have a spot with full hook up in a month, so we paid deposit and stayed in Airbnb for a month. Once we got to Indiana we decided to go check out the campground. It was HORRIBLE! Trash everywhere, absolutely disgusting and extremely run down to the point we didn't feel like it was a safe place to stay. Several co-workers were already there and were promised full hookups and once they arrived were told they had a wait. So we found a better campground. We notified the owner 3 weeks before we were due to arrive that we weren’t going to be needing a spot there and asked for deposit back. He rudely said nope no refunds! When we checked the place out, there were several open spots, but okay. So we lost the refund but gained a much better campground. We travel for work so have stayed at numerous campgrounds all across the states. Never had this experience before but thankful we found an opening at a great campground!
