University Mobile Home Park About
Howdy, Oklahoma residents! If you're on the hunt for affordable housing options in the Lawton area, exploring mobile home parks can be a practical and appealing choice. These communities often provide a unique blend of independent living, cost-effectiveness, and a neighborhood feel that differs from traditional apartment complexes. Today, we're focusing on University Mobile Home Park, a local community located in Lawton, Oklahoma, that aims to offer accessible housing solutions. This article is designed to provide you with a clear, factual, and engaging overview, helping you determine if this park aligns with your housing needs and preferences in Southwest Oklahoma.
Mobile home parks, also known as manufactured home communities, have evolved to offer a variety of living experiences. They can be particularly attractive for individuals and families seeking more space than an apartment, a private yard, and often a more community-oriented atmosphere. In a city like Lawton, with its strong military presence due to Fort Sill and its position as a regional hub, finding budget-friendly housing is a key consideration for many. University Mobile Home Park serves this need by providing rental options that aim to be more accessible financially.
We understand that choosing a place to live is a significant decision. Our goal is to present a balanced picture of University Mobile Home Park, drawing from publicly available information and direct feedback from residents. This will allow you to consider its features, potential benefits, and any areas for consideration, ensuring you make an informed choice for your next home in Lawton.
University Mobile Home Park is conveniently located at 2804 SW J Ave, Lawton, OK 73505, USA. This address places it within the city of Lawton, a major urban center in Southwest Oklahoma. Its location offers a blend of accessibility to city amenities and a local neighborhood feel.
The park's position on SW J Ave provides relatively easy access to Lawton's main roads and thoroughfares. It is situated within reasonable proximity to essential services and facilities that residents rely on daily. This includes grocery stores, retail outlets, various dining options, and public transportation routes within the city. For residents without personal vehicles, or those who prefer to minimize driving, access to these amenities is a crucial factor.
Lawton is well-known for being home to Fort Sill, a significant U.S. Army post. This proximity makes University Mobile Home Park a potentially convenient housing option for military personnel and their families, as well as civilians working at or regularly visiting the base. The city also offers access to educational institutions, healthcare facilities, and recreational areas. While the park is located within the city limits, specific details on its immediate neighborhood character (e.g., quietness, surrounding residential vs. commercial) are not extensively detailed in public information, though its address on a main avenue suggests a degree of urban integration. The ability to commute easily to work, school, or other commitments within Lawton is a key benefit of its central location.
University Mobile Home Park primarily offers mobile home rentals, focusing on providing essential living arrangements for its residents. Based on a resident's review, the services are geared towards a straightforward rental experience.
Key services offered at University Mobile Home Park include:
- Mobile Home Rentals: The core service is the rental of individual mobile homes on lots. These homes typically come with basic appliances, though one review highlights potential issues with their functionality upon move-in or over time (e.g., refrigerator, stove).
- Yard Maintenance: The park management reportedly "keep the yards mowed," which is a beneficial service for residents, ensuring a neat and tidy community appearance without individual yard work responsibilities.
- Utility Setup (Electric): Residents are responsible for their own electric bills. One review mentions that "it's better if your transferring your electric instead of getting a new account because you would have a pretty big deposit for electric," indicating that while residents pay for electricity, the park likely facilitates the connection or provides guidance.
- No Security Deposit: A significant highlight mentioned in a review is that residents "pay no deposit to move in you just pay rent and electric." This can substantially reduce upfront costs for new residents.
- On-Site Management (Implied): While a review points to challenges in communication with management, the existence of a manager who resides in a trailer within the park implies an on-site presence for addressing issues, even if direct communication sometimes requires physical interaction.
It is important for prospective residents to clarify the exact terms of the rental agreement, including appliance provision and maintenance responsibilities, as well as expectations for communication with management, to ensure all needs are met.
University Mobile Home Park presents several features that may appeal to individuals and families seeking specific housing solutions in Lawton, Oklahoma. These highlights often revolve around affordability and the convenience of mobile home living.
- No Security Deposit: A standout feature is the "no deposit to move in" policy. This significantly lowers the initial financial barrier, making it easier for new residents to move into the park without a large upfront lump sum.
- Affordable Monthly Rent: One review mentions a rent of "$560 a month and only paying electric," which positions it as a "great place to live" compared to other options, offering a potentially very budget-friendly housing solution in Lawton.
- Yard Maintenance Included: The fact that the park "keep the yards mowed" is a convenience for residents, reducing personal responsibilities for exterior upkeep and contributing to a consistently neat community appearance.
- Community Feel (Implied by Resident Experience): While not explicitly stated as an amenity, one resident's positive experience for 6 months, even calling a specific trailer "very nice," suggests a livable and comfortable environment, potentially fostering a sense of community. The comment "Most the time you have people knocking, we didn't have that problem here," implies a relatively peaceful and respectful living environment.
- Open Concept and Well-Equipped Units (Specific Trailers): A positive review highlights a specific trailer (#28) as having an "open concept" with "all white cabinets (tons)" and feeling "so open and bright" once decorated. This indicates that some units may offer modern interior features. Similarly, trailer #59 was described as "pretty decent too."
- Convenient Location for Utilities: The tip about transferring electric accounts rather than opening new ones suggests that utilities are standard and manageable, even with a deposit.
It's important to note that while positive experiences are highlighted, one review details significant concerns about appliance functionality (fridge, stove) and maintenance issues (AC leak) and communication with management. Prospective residents should inquire thoroughly about the condition of the specific unit they are interested in and the process for maintenance requests.
Based on the provided information, the primary "special offer" or advantage of University Mobile Home Park revolves around its financial accessibility, rather than traditional short-term promotions.
The key financial benefit highlighted by a resident is:
- No Security Deposit: This is a significant incentive, as it removes the typical upfront cost associated with renting, making the move-in process more financially feasible for many individuals and families. This is a considerable "promotion" in itself, as it directly impacts immediate out-of-pocket expenses.
- Competitive Monthly Rent: With a stated rent of $560 a month (plus electric), the park positions itself as an affordable housing option in Lawton, particularly when compared to other rental types like apartments that might require higher rent and deposits.
As a mobile home park primarily focused on long-term rentals, it is less likely to offer seasonal or limited-time promotional discounts typically seen at short-stay RV parks or vacation rentals. Their value proposition centers on ongoing affordability and the no-deposit entry.
For the most accurate and up-to-date information on current rental rates, availability of specific mobile home units, and detailed terms of their "no deposit" policy, interested individuals should contact University Mobile Home Park directly. They will be able to provide all necessary financial details and explain the full scope of their rental agreements.
If you're considering University Mobile Home Park as your next home in Lawton, Oklahoma, here's how you can get in touch with them:
- Address: 2804 SW J Ave, Lawton, OK 73505, USA
- Phone: While a specific phone number was not provided in the prompt, mobile home parks typically have a management office phone number. It is advisable to search online for "University Mobile Home Park Lawton OK phone number" to find the most current contact details.
Given one review's mention of communication challenges, it might be beneficial to inquire about the best method for contacting management for questions or maintenance requests. Visiting the park during business hours to speak with management directly could also be an effective way to gather information and see available units.
For Oklahomans, particularly those in the Lawton area seeking an affordable and accessible housing solution, University Mobile Home Park presents a distinct option. Its suitability for locals hinges on several key factors, especially its unique value proposition and the type of living experience it offers.
Firstly, the most compelling aspect for many is the financial accessibility. The explicit mention of "no deposit to move in" significantly reduces the initial financial burden, making it easier for individuals and families to secure housing. Coupled with a stated rent of "$560 a month and only paying electric," it positions itself as a highly competitive and budget-friendly alternative to apartments or traditional single-family home rentals in Lawton. This affordability is a crucial consideration for a wide range of residents, including those on a fixed income, starting out, or looking to save money.
Secondly, the park's location on SW J Ave in Lawton offers practical convenience. Residents have access to the city's amenities, including shops, restaurants, and essential services, without extensive travel. For military personnel and their families, its proximity to Fort Sill is an undeniable advantage, providing a close and potentially economical housing option. This blend of affordability and urban accessibility makes it a sensible choice for those who need to be near work or school within Lawton.
While one review highlights significant concerns regarding maintenance issues and communication with management, another provides a very positive perspective, speaking to the quality of specific trailers and a generally peaceful living environment ("Most the time you have people knocking, we didn't have that problem here"). This suggests that individual experiences may vary, but the potential for a positive living situation exists, particularly in well-maintained units. The inclusion of yard mowing services also adds a level of convenience and helps maintain a neat community appearance, which benefits all residents. The existence of "open concept" trailers with ample cabinetry, as noted in a review, indicates that some units can offer modern and comfortable living spaces.
In conclusion, University Mobile Home Park stands out as a viable housing choice for Oklahomans in Lawton who prioritize affordability and ease of entry into a home. While prospective residents should always conduct thorough due diligence, including viewing specific units and clarifying maintenance procedures, its low upfront costs, competitive rent, and convenient location make it a suitable option for those seeking a practical and community-oriented place to call home in Southwest Oklahoma.
Customer Reviews
The manager is blatantly ignoring every problem I bring to her attention. It's sad that I have to physically walk down to her trailer to make sure she knows what's wrong. This place is WAY too expensive for the quality that it is and everything is always breaking down. She knew the fridge was going out when we first moved in and made US replace it. It took weeks for them to even install a stove and now the stove has gone out too so I can't even cook. I've had to buy single burners to use; I should not have to do that. The air conditioner is shot and is leaking under the floor, causing massive damage. I've had it with this place, I could get a NICE apartment for way cheaper.
My personal experience was pretty good with this place I lived there for 6 months but unfortunately had to move, they keep the yards mowed I lived in #28 it was a very nice trailer I can't speak for every trailer out there but my mom lived in #59 and hers was pretty decent too. You pay no deposit to move in you just pay rent and electric, it's better if your transferring your electric instead of getting a new account because you would have a pretty big deposit for electric, for 560 a month and only paying electric it's a great place to live. It's better than some trailer parks I've seen. Most the time you have people knocking, we didn't have that problem here. Hope this helps someone on they're decision. But on a serious note, if you can get trailer 28 it's and open concept and the kitchen is all white cabinets(tons) once we decorated it felt so open and bright.
Has issues with people stealing stuff off your front porch when moving in and out, have issue's with mice, roaches and black molds. Also kids who will turn off your breaker boxes. But management was pretty good just don't Belate with your rent.
Property manager kinda does what she wants and if your Not her friend it's easy for your rent to get lost she throws a fit when it's not paid in cash I usually pay with a money order so nothing can go missing the homes are dangerous and the kids around the trailer park do whatever they want steal cause fights chaos in general the owner is nice tho pretty good guy does his best to make things easy for his tenants but he needs a new property manager someone with experience and who is honest
Rent is severely overpriced for the quality of the home. It’s very sad and disappointing that we have to go through the maintenance guys to contact the owner because the manager is a pos manager who can’t do her job and likes to ignore every notification on her phone. Tons of people are moving out and I just think have they ever thought why???? Money hungry heathens.
