These communities can offer a unique blend of independent living with a structured neighborhood feel, often at a more accessible price point than traditional stick-built homes. In Bear, Delaware, Waterford Estates is one such community, presenting itself as an all-age, pet-friendly option with a variety of on-site amenities. This article aims to provide a comprehensive and factual overview of Waterford Estates, drawing on available public information and recent resident feedback to help local Delaware users make informed decisions about their housing choices.
Manufactured home communities have evolved to offer a diverse range of living experiences, often featuring shared recreational facilities and a focus on community engagement. Typically, residents own their manufactured home and lease the land it occupies, or, in some cases, can rent both the home and the lot from the park management. Understanding the specific characteristics and benefits, as well as any potential challenges, of a community like Waterford Estates is essential for prospective residents in Delaware to determine if it aligns with their lifestyle preferences and housing needs.
This overview will delve into the known aspects of Waterford Estates, including its strategic location in Bear, the services it advertises, its various features and amenities, and insights from recent resident experiences, both positive and negative. Our goal is to offer a friendly and professional perspective, presenting factual information that empowers Delaware locals in their housing search.
Waterford Estates is located at 205 Joan Dr, Bear, DE 19701, USA. This address places the community within the dynamic and growing area of Bear, Delaware, nestled in New Castle County. Bear offers a suburban environment, providing residents with a balance of residential comfort and convenient access to commercial hubs and major transportation routes.
The community's location provides excellent accessibility for Delaware residents, making it a practical choice for various lifestyles. It is conveniently situated near major highways, facilitating commutes and travel throughout the region.
Key aspects of its location and accessibility include:
Proximity to Major Highways: Waterford Estates is "conveniently located to many major highways," which is crucial for residents commuting to work in Wilmington or other parts of Delaware, or even to nearby cities in Maryland or Pennsylvania.
Access to Shopping and Restaurants: The community is "conveniently located to many... shopping and restaurants," ensuring that residents have easy access to daily necessities, dining options, and retail therapy without needing to travel far.
Nearby Recreational Opportunities: For those who appreciate outdoor activities, Waterford Estates boasts an excellent location with several natural attractions nearby:
Becks Wood Creek: Just "a mile away" for fishing.
Glasgow State Park: Less than "2 miles away."
Lums Pond State Park: Offers "water activities just 5 miles away."
Bear Glasgow YMCA: Within minutes of the community, providing fitness and recreational programs.
Family-Friendly Destinations: The "Delaware Children's Theater just a 14 mile trip by car" offers an accessible cultural and entertainment option for families, highlighting the community's suitability for raising children in the Wilmington metro area.
While a specific review highlighted concerns about cleanliness within the park, the external location offers significant advantages, providing a blend of suburban living with robust access to both essential amenities and diverse recreational opportunities across Delaware.
Waterford Estates is advertised as an all-age, pet-friendly manufactured home community that aims to provide a comprehensive living experience through various services and amenities. While some recent resident reviews point to challenges in the consistent delivery of certain aspects, the advertised services are designed to enhance community living.
Lot Leases: The primary service provided is the lease of individual lots for manufactured homes. Residents typically own their manufactured home and pay a monthly lot rent to the community. Recent information indicates lot rents have been increasing, with figures cited around $900-$1,077.50 per month, reflecting adjustments over time.
Utility Inclusions in Lot Rent: A key service that is generally included in the monthly lot rent is the provision of essential utilities. Public listings indicate that lot rent often covers "water, sewer, trash, recycling, and basic cable." This inclusion can simplify monthly budgeting for residents, as these are common household expenses.
Common Area Maintenance: The lot rent also typically includes "common area maintenance" and "snow removal" for the streets. This service is crucial for maintaining the accessibility, safety, and overall appearance of the shared spaces within the community. However, it's important to note that recent resident reviews express significant dissatisfaction with the current state of common area upkeep, particularly concerning trash and dog waste, despite these services supposedly being covered by rent increases.
On-Site Management: Waterford Estates operates with "On-site management" whose stated goal is to "help you discover all the ways that you belong here." Management is responsible for overseeing the community's operations, addressing resident concerns, and facilitating the application process for new residents. However, recent reviews suggest a disconnect between resident complaints and management's responsiveness to issues like cleanliness and adherence to community standards.
Pet-Friendly Policy: The community is advertised as "pet friendly," allowing residents to live with their animal companions. Specific pet restrictions may apply, such as weight or breed limitations, which should be confirmed with management.
Application and Approval Process: For prospective residents looking to purchase a home in the community, there is an application process. "Buyers will need to fill out an application to Waterford Estates Mobile Home Park by visiting: 205 Joan Drive Bear, De 19701 or online: mymhcommunity.com." There is a non-refundable application fee, cited as "$50.00 per applicant and $25.00 per additional occupant," required for park approval as a condition of sale.
While the list of services offered is comprehensive on paper, recent resident feedback strongly indicates a gap between the advertised services, particularly in maintenance, and the current reality experienced by those living in the community.
Waterford Estates in Bear, Delaware, possesses several features and amenities that are designed to enhance the living experience for its residents. While some recent reviews highlight challenges, the community's established infrastructure and stated offerings present a range of benefits:
All-Age, Family-Friendly Community: Waterford Estates is promoted as an "all-age" community, where "family activities and events abound." This indicates an inclusive environment designed to accommodate residents of all ages, from children to seniors, fostering a diverse neighborhood dynamic. It is explicitly "safe here for my little girl" according to one positive review.
Extensive Recreational Facilities: The community offers a variety of well-maintained recreational amenities on-site, which are significant highlights for active residents and families:
Basketball Court: For sports enthusiasts.
Baseball Field: Providing space for team sports and outdoor play.
Four Nice Playgrounds: Essential for families with young children, offering safe and engaging play areas.
2.5 Mile Walk/Run Path: Promoting a healthy and active lifestyle within the community.
Beautiful Tennis Courts: For those who enjoy racket sports.
Pet-Friendly Environment: The community is "pet friendly," which is a crucial feature for animal lovers, allowing residents to live with their cherished companions (though specific restrictions may apply).
Community Events and Activities (Advertised): The phrase "family activities and events abound" suggests a focus on creating a vibrant community life and opportunities for residents to interact and engage with one another.
Convenient Location with Natural Attractions: As detailed in the "Location and Accessibility" section, the community benefits from its proximity to major highways, shopping, restaurants, and various natural attractions like Becks Wood Creek, Glasgow State Park, and Lums Pond State Park. This provides residents with both urban conveniences and opportunities for outdoor recreation.
However, it is imperative to acknowledge the significant recent negative feedback from residents regarding certain aspects that detract from these advertised highlights. Reviews highlight "trash around the walking trial," "dog poop everywhere," and "trash on the streets / yards / everywhere." The tennis court is even described as "more like a dog park" due to the amount of dog waste. These issues suggest that while the facilities and features are present, their current upkeep and the enforcement of community standards are areas of serious concern for residents. While the concept of a safe and amenity-rich environment is appealing, recent lived experiences challenge the consistent delivery of these promised features.
Based on the publicly available information and resident reviews for Waterford Estates, there are no specific "promotions or special offers" explicitly advertised in the traditional sense, such as discounts on lot rent for new residents or move-in incentives. Manufactured home communities typically focus on long-term residency through lot leases and home sales.
However, it's important to consider the inherent financial characteristics of living in a manufactured home community, which can be seen as part of their overall value proposition, even if not framed as time-limited promotions:
Affordable Homeownership Potential: While lot rents have been noted as increasing and "expensive" by some residents, purchasing a manufactured home itself can still represent a more affordable path to homeownership compared to traditional stick-built homes in the competitive Delaware real estate market. This fundamental difference in housing cost is often a primary draw.
Utility Inclusions: The fact that lot rent generally includes "water, sewer, trash, recycling, and basic cable" offers a level of predictability in monthly expenses. This consolidation of bills can be a significant benefit for budgeting, even if the overall rent amount is perceived as high by some residents.
Prospective residents interested in Waterford Estates should directly contact the community management to inquire about any current specific offers that might not be widely advertised. It is crucial to verify the current lot rent rates, what exactly is included, and any terms associated with home purchases or leases. Given the resident feedback about rising costs and perceived lack of reciprocal maintenance, a direct and thorough inquiry into all financial aspects is highly recommended.

Direct and thorough communication with the community's management is essential to gather comprehensive and current information, allowing prospective residents to make a fully informed decision about Waterford Estates. It is also recommended to visit the community in person and observe the areas of concern mentioned in reviews, if possible.
For some Delaware locals, particularly those in the Bear area, Waterford Estates presents a complex but potentially suitable housing option, especially for those prioritizing a family-friendly environment with numerous on-site recreational amenities. The community's advertised features cater to an active lifestyle and offer a sense of neighborhood, which can be highly appealing.
The positive aspects of Waterford Estates include its designation as an "all-age, pet-friendly" community, designed to accommodate diverse households. The presence of multiple playgrounds, a basketball court, baseball field, tennis courts, and a 2.5-mile walk/run path provides significant opportunities for recreation and outdoor activity right within the community. This wealth of amenities is a strong draw for families with children and individuals who value an active lifestyle close to home. The location in Bear, DE, also offers excellent external accessibility to major highways, shopping, restaurants, and various state parks like Glasgow and Lums Pond, enhancing the overall convenience for residents. One resident did highlight that it's "safe here for my little girl," which is a crucial consideration for families.
However, it is crucial for prospective residents to be fully aware of the significant concerns raised in recent reviews, particularly regarding maintenance, cleanliness, and lot rent increases. Reports of "trash around the walking trial," "dog poop everywhere," and a "starting to look like a dump" indicate a substantial decline in upkeep that directly impacts the quality of life, despite residents paying increasing lot rents that are supposed to cover "common area maintenance" and "snow removal." This suggests that while the physical amenities exist, their current state and the community's overall appearance may not align with advertised standards or resident expectations. The feeling of "paying 10% on our rent when we're late... but they fix nothing around here" highlights a serious disconnect that new residents must consider.
Therefore, while Waterford Estates offers the framework for a family-friendly, amenity-rich manufactured home community in a convenient location, its suitability for Delaware locals hinges critically on whether the management addresses the reported issues regarding community cleanliness and maintenance. For those who prioritize abundant recreational facilities and a pet-friendly environment, and are willing to thoroughly investigate the current state of the park and discuss maintenance concerns directly with management, Waterford Estates might still be a consideration. However, it is paramount that prospective residents conduct an on-site visit to personally assess the current conditions and engage in direct, frank conversations with management about their plans for addressing the current upkeep challenges and justification for lot rent increases, to ensure that their expectations align with the community's reality.
Customer Reviews
Nice place here year. My neighbor s are nice it's safe here for my little girl . Expensive. I think
This place has gotten so bad in the past few years ! when i first moved in 8 yrs ago they had standards ... now, not so much ! The trash around the walking trial , the homes have no rules , dog poop everywhere , trash on the streets / yards / everywhere ! They're a mattress / shopping cart still sitting after I told the office about it. Our rent has gone up $80 this year but we're not getting anything in return. The place is starting to look like a dump. Every time my family comes in here. I am mortified when they look around and see all the trash just laying everywhere. my dog found a dildo laying back by the walking trail and put it in her mouth. I was so grossed out….. go take a walk on the tennis court. It’s more like a dog park. I’ve never seen so much dog shit. This place has seriously gone down, I get everyone should clean up their yards to keep the trash at a minimum, but nobody is being held to any standards. If you walk around the community, there’s so much trash laying around. Unbelievable. Two years later and I'm updating this review it's gotten worse. The dog pooped behind the mailboxes is unbelievable. I feel like I'm a dog zoo :( I have said something to the office many times and nothing's ever done about it. )/( We pay 10% on our rent when we're laye and could be anywhere from $70-$150 for luke 2/5 days late ... but they fix nothing around here.
I been leaving at Waterford for over two years and i love this place. Very pleasant and quiet. Everyone mind their own business 😊 plus management it’s always there to support when needed. Very flexible when facing rent issues. Thank you Waterford for your great work by keeping this property clean and safe for families and older people.
Worse place to live at!!! Ever since they got new managers this place has gotten worse!!! I've lived here for 24+ years and It's gotten worse!! They don't clean the sidewalks, mailboxes, and the parking lots when it snows!!! I would not recommend this place!! If they don't fix the problems they created this place will not be the same!!! They took a lot of the kid parks away, they raise the rent too much, and they don't listen to what their residents have to say!! They need to fix all the problems now!!! Now everyone is just smoking wherever they want and it is hurting the minors who find the cigarettes.
The worst place to live. They let just anyone in and on either side of me there are 10 plus people in a single. The park is nothing but drug meet ups and hook ups. They raise the lot rent so much every year you can barely afford to stay which has caused alot of peoe to sell and the trash company is the laziest ever. When you try to talk to management they are zero help. Don't do it, don't move here. You would get negative stars if possible.
