If I could rate 0 I would. This is an absolute disaster of a community. Mainly because of the RHP properties company that owns this. They charge an astronomical amount for their lot rent with absolutely no amenities. I would never, never recommend this area to anyone.

Do you want to live in a trailer HOA? Because that's what this is - they pick and choose who follows their rules, they "write up" people for having signs on their patios, they call elevated garden beds an exterior building which then they throw a fit about, you can't have anyone park near your lot without being towed, driving in the grass (if you have a big piece of furniture, etc) is against policy, you're held accountable for weeding the public sidewalk in front of your trailer.. then they have management come in on golf carts nitpicking the miniscule things that make a house a home - decor, plants, etc. If you are a chosen one you also cannot do car work in the parking lot, you can't have a canopy/tent, or have someone spend more than a few days at your trailer without management losing their minds - but if you are a favorite then then they don't care. Thankful I no longer live at this dump - they raise rent every year for what? Quality of management and maintenance is pure trash. The water can't be used for consumption and it's barely able to be used for bathing. It smells horrendous, boiling doesn't help the taste, and cooking with it is a joke! They do absolutely NO maintenance aside from lawns in the public areas and half-assed snow removal (at $700± for lot fees grass and snow removal should be taken care of 100% - they should also be doing annual inspections under the trailer and applying heat tape for that cost). The amenities are lacking (a playground and a basketball court.. there's a "clubhouse" but you have to pay to use that too, and there is big toy storage for boats, etc but stuff comes up damaged or missing, not sure if you pay for that as well). They haven't done salting or snow removal at all this season (thankfully we haven't seen much accumulation but fellow residents cars have been hit due to the conditions). I am not amused that for $1 million + in annual revenue the only update you've visibly made in the last eight years is blue signage and door mats to match the company's color scheme -- and added some barriers at the ditches of the main entrance.. Managers come and go as they please, they can't seem to keep anyone long term without them doing something shiesty. Maintenance isn't much better. I've always joked that someone will eventually find a way to have a lawsuit due to the water - "have you been effected by the water at Wheatland Estates Trailer Park? Have you drank the water? Showered in it? You too, can be entitled to compensation!" Like the Camp Lejeune commercials.. There is so much more wrong with this corrupt place - I do not recommend considering to live here. It'd be cheaper to buy where you can be happy, healthy and prosper!

Very nice community...they appear to be part of a organization that aquires parks and updates them and brings in new homes ...very nice staff

Horrible place,they increase lot rent every year even though the crime rate is high my car has been broken into 6 times this year and I've heard gunshots multiple times right outside my window, And the management dosent care about you or your concerns at all and they only care about your money. DO NOT LIVE HERE

We have been residents here for a year now.we are in our second home here, hopefully our last. LOL and Sarah is phenomenal to work with. Jason does an outstanding job on keeping the grounds beautiful in the spring to fall seasons and is on top of his game with the snow removal. All the neighbors have been awesome. Nice quiet park most of the time. I wish the stores were just a little closer sometimes. This park is definitely worth investing in.
