For individuals and families across Wisconsin exploring various housing options, manufactured home communities often present an alternative to traditional stick-built homes. Wheatland Estates Manufactured Home Community, located in Burlington, WI, is one such option for those considering this style of living. These communities typically offer a unique blend of homeownership, with residents owning their manufactured homes, while leasing the land or "lot" that the home sits on. The appeal can often be found in the potential for a more accessible entry into homeownership, combined with a community-oriented environment. Manufactured home parks, by design, aim to provide a structured living setting with shared amenities and management, creating a distinct neighborhood feel. Prospective residents often look for factors such as affordability, community atmosphere, and the quality of management and maintenance when considering such a move. Understanding the specifics of each community, including its amenities, rules, and resident experiences, is key to making an informed decision about whether it aligns with individual or family housing needs in Wisconsin.
Wheatland Estates Manufactured Home Community is situated at lot 14053105, 32200 45th St, Burlington, WI 53105, USA. This address places the community within the city of Burlington, Wisconsin. Burlington is a city located primarily in Racine County, with parts extending into Walworth County, in the southeastern region of Wisconsin. This location provides residents with access to a blend of local amenities characteristic of a well-established Wisconsin city, while also being within reasonable proximity to larger metropolitan areas.
For residents across Wisconsin, Burlington is generally accessible via state highways, offering connections to larger transportation networks. The city of Burlington offers a mix of small-town charm with the conveniences necessary for daily living. Furthermore, its location in southeastern Wisconsin means residents are within reasonable driving distance of regional attractions, natural areas, and even larger urban centers like Milwaukee or Chicago, offering additional opportunities for leisure and recreation. This blend of local access and regional connectivity defines the practical appeal of the community's setting for Wisconsin residents.
Based on the nature of a manufactured home community, Wheatland Estates would typically provide core services related to lot rental and community management. However, customer reviews indicate significant dissatisfaction regarding the quality and provision of these services.
Based on the provided customer reviews, which are largely negative, a factual portrayal of features and highlights must reflect these sentiments while still listing what is physically present.
Given the overwhelmingly negative sentiment in the provided reviews regarding management practices, rising costs, and perceived lack of value, it is highly unlikely that public information regarding promotions or special offers would be readily available or a primary focus. Typically, manufactured home communities might offer incentives such as:
However, based on the customer feedback suggesting dissatisfaction with current pricing for amenities and services provided, it is difficult to confidently state that any attractive promotions would be actively offered or perceived as valuable by prospective residents.
For any Wisconsin resident considering Wheatland Estates, it would be absolutely critical to contact the community directly and thoroughly investigate any claims of promotions, and more importantly, to verify all aspects of the living experience, including lot rent, utility quality, and actual amenity access, before making any commitments. Prospective residents are strongly advised to use these contact methods to directly engage with community management. It is crucial to ask specific questions about lot rent, utility quality (especially water), maintenance practices, rules enforcement, and the current status of all advertised amenities before making any decisions. Visiting the community in person and speaking with current residents, if possible, is also highly recommended to gain a comprehensive understanding of the living experience.
For Wisconsin residents exploring manufactured home living options, Wheatland Estates Manufactured Home Community in Burlington requires careful consideration. While the concept of manufactured home communities often appeals to those seeking accessible homeownership or a particular lifestyle, the detailed customer reviews available for Wheatland Estates raise significant concerns that prospective residents should be acutely aware of.
Traditionally, the suitability of such a community for locals would hinge on factors like affordability, a sense of community, reliable management, and well-maintained amenities. However, the feedback from past and current residents for Wheatland Estates presents a challenging picture in these areas. Concerns regarding "astronomical" and annually increasing lot rent with "absolutely no amenities," coupled with severe issues about water quality ("can't be used for consumption," "smells horrendous"), are critical factors that directly impact daily living and long-term well-being. Furthermore, widespread dissatisfaction with "pure trash" quality of management and maintenance, inconsistent rule enforcement, and a perceived lack of value for the costs involved, suggest that the community may not currently align with the expectations for a pleasant and supportive living environment.
While the community does physically offer a playground, basketball court, and a clubhouse (albeit with an additional fee), the sentiment conveyed by reviews indicates that these do not compensate for the reported issues. The proximity to Burlington offers convenience in terms of local services, but this alone may not outweigh the significant challenges highlighted by residents. For Wisconsin locals considering Wheatland Estates, it is imperative to conduct thorough due diligence, including direct and detailed conversations with management about all cited concerns, and ideally, speaking with multiple current residents to gain a balanced perspective before making any housing decisions. It is essential to ensure that any potential living situation truly supports happiness, health, and prosperity, as advised by a reviewer who stated, "It'd be cheaper to buy where you can be happy, healthy and prosper!"

If I could rate 0 I would. This is an absolute disaster of a community. Mainly because of the RHP properties company that owns this. They charge an astronomical amount for their lot rent with absolutely no amenities. I would never, never recommend this area to anyone.
May 27, 2025 · A BDo you want to live in a trailer HOA? Because that's what this is - they pick and choose who follows their rules, they "write up" people for having signs on their patios, they call elevated garden beds an exterior building which then they throw a fit about, you can't have anyone park near your lot without being towed, driving in the grass (if you have a big piece of furniture, etc) is against policy, you're held accountable for weeding the public sidewalk in front of your trailer.. then they have management come in on golf carts nitpicking the miniscule things that make a house a home - decor, plants, etc. If you are a chosen one you also cannot do car work in the parking lot, you can't have a canopy/tent, or have someone spend more than a few days at your trailer without management losing their minds - but if you are a favorite then then they don't care. Thankful I no longer live at this dump - they raise rent every year for what? Quality of management and maintenance is pure trash. The water can't be used for consumption and it's barely able to be used for bathing. It smells horrendous, boiling doesn't help the taste, and cooking with it is a joke! They do absolutely NO maintenance aside from lawns in the public areas and half-assed snow removal (at $700± for lot fees grass and snow removal should be taken care of 100% - they should also be doing annual inspections under the trailer and applying heat tape for that cost). The amenities are lacking (a playground and a basketball court.. there's a "clubhouse" but you have to pay to use that too, and there is big toy storage for boats, etc but stuff comes up damaged or missing, not sure if you pay for that as well). They haven't done salting or snow removal at all this season (thankfully we haven't seen much accumulation but fellow residents cars have been hit due to the conditions). I am not amused that for $1 million + in annual revenue the only update you've visibly made in the last eight years is blue signage and door mats to match the company's color scheme -- and added some barriers at the ditches of the main entrance.. Managers come and go as they please, they can't seem to keep anyone long term without them doing something shiesty. Maintenance isn't much better. I've always joked that someone will eventually find a way to have a lawsuit due to the water - "have you been effected by the water at Wheatland Estates Trailer Park? Have you drank the water? Showered in it? You too, can be entitled to compensation!" Like the Camp Lejeune commercials.. There is so much more wrong with this corrupt place - I do not recommend considering to live here. It'd be cheaper to buy where you can be happy, healthy and prosper!

Jan 03, 2025 · Melvin TimmHorrible place, they increase lot rent every year even though the crime rate is high my car has been broken into 6 times this year and I've heard gunshots multiple times right outside my window, And the management dosent care about you or your concerns at all and they only care about your money. DO NOT LIVE HERE
May 09, 2024 · Hfxvvh WhafeWe have been residents here for a year now.we are in our second home here, hopefully our last. LOL and Sarah is phenomenal to work with. Jason does an outstanding job on keeping the grounds beautiful in the spring to fall seasons and is on top of his game with the snow removal. All the neighbors have been awesome. Nice quiet park most of the time. I wish the stores were just a little closer sometimes. This park is definitely worth investing in.
